Every figure is computed from BeachesMLS listing and sales data through the Spark API and never typed by hand, and the methodology is published in full.

- From BeachesMLS, the multiple listing service BreakThru Realty belongs to, read through the Spark API. Software calculates every figure from the listing and sales records; nobody types, rounds or adjusts them by hand. Sales that never reach the MLS, such as most builder sales and private sales, are not included.
- How often is the research updated?
- The county and city reports recalculate once their figures are more than 24 hours old and show the date of the latest calculation. The monthly report is published once a month and then kept unchanged as part of the archive.
