Living in Biscayne Park
Biscayne Park is a village of houses in northeast Miami-Dade County, with North Miami to the north and west and Miami Shores to the south, on streets that run from NE 6th Avenue east toward Biscayne Boulevard and from the Miami Shores line near NE 107th Street north to about NE 121st Street. It incorporated in 1933, its village hall is a log cabin from those years, and it has kept its scale: the listings are houses, with no condominium towers among them, and the streets are known for their tree canopy, with Griffing Boulevard and several avenues divided by wide grassy medians. Listings also describe the village as a designated bird sanctuary. The Ed Burke Recreation Center is its park and meeting place, Barry University and Miami Country Day School are a few blocks away in Miami Shores, and the shops of Biscayne Boulevard, downtown North Miami on NE 125th Street and Interstate 95 are minutes away. Downtown Miami is about twenty minutes south and the beaches at Bal Harbour about fifteen minutes east across the Broad Causeway. Recent listings name Miami Shores or W.J. Bryan Elementary, North Miami Middle and North Miami Senior High; assignments change, so confirm the school for the exact address.
Older Houses, Guest Cottages and New Construction
Biscayne Park was built in waves. A few houses survive from the twenties, more from the late thirties and forties, and many from the fifties, most of them single story homes on lots that often run to a quarter acre and on some streets close to half an acre. Many carry a detached guest house, a cottage or a studio behind the main house, which buyers value for family and for income, and which should be checked against the permits before it is counted as living space. In recent years the village has drawn builders: older houses come down and new two story modern homes with pools, garages and outdoor kitchens take their place, several listed before completion, while cleared lots are offered to buyers who want to build their own. New houses follow the village zoning code, its permits and the current flood elevation, so ask about the approvals and the expected completion date when a home is listed under construction, and compare a renovated original only with other renovated originals.
Flood Zones, Septic Tanks and the Canal
Two facts shape most Biscayne Park purchases. The first is the flood zone: every house listed here reads flood zone AE on the federal maps, where a lender requires flood insurance, so ask for the elevation certificate and a flood insurance quote before you offer, and know that a heavy renovation of an older house below the current elevation may have to meet the FEMA substantial improvement rule. The second is the sewer: most houses here run on septic tanks, so the septic system deserves its own inspection, along with any plan to add a bathroom or a guest house that would load it further. A few lots along Griffing Boulevard back onto a canal; their listings record no ocean access, so treat the water as a view and a quiet edge rather than a route to the bay. Beyond that, buyers check the roof, the windows, the electrical and plumbing of older houses, the trees near the house and the permits for every addition.
Neighborhoods
Biscayne Park is one village, and buyers usually search it street by street rather than by named neighborhood. Most of its streets belong to Griffing Biscayne Park Estates, the plat laid out along Griffing Boulevard and the numbered streets and avenues from NE 6th Avenue east, which the MLS files under several spellings and amended plats. On the east side, near NE 10th and NE 11th Avenues, the Biscayne Lawn plats and their extension hold houses from the forties and fifties, many with detached guest houses. Smaller plats fill the edges: Priors First Addition near NE 121st Street, Biscayne Park Estates along NE 6th Avenue and NE 118th Street, and the Davis and Berna Gilda additions toward the south end. Griffing Biscayne Park Estates and Biscayne Lawn each have a page with live listings and recent sales, and the house, pool, luxury and new construction pages below cover the whole village.
Selling a Home in Biscayne Park
Your Biscayne Park buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your Biscayne Park buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your home against the requirements of the buyers already working with us: a village street under the trees, the lot size, a pool, a guest house, new construction or a house to renovate, and the budget, then reaches out to the buyers it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan that reaches the rest of the market begins with the MLS listing that reaches cooperating agents, priced from the closed sales that match your lot, your condition and your guest house, because a renovated original, a teardown and a new build on the same street now sell far apart. Then the strategy follows your objectives: your price, your timing and your next move. Request Your Property Valuation for a first number from matched sales, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer if you need a fast sale as is.
Investing in Biscayne Park
Investors in Biscayne Park usually follow one of three plans. The first is to buy an older house or a cleared lot and build new, where the return depends on the village permits, the flood elevation, the septic or sewer question, the carrying time and the price new homes have reached nearby. The second is to renovate a postwar house and resell it, which works when the roof, the windows and the systems are budgeted honestly and the permits are closed. The third is to lease: houses lease by the year to families who want the yards and the nearby schools, furnished houses lease by the month or for a few months, and a few properties carry a second unit or a guest house with its own entrance. Duplexes are rare, so most income here comes from whole houses. Get Your Investment Property Analysis and we model the rent from current Biscayne Park leases and the resale from matched closed sales before you offer.

Biscayne Park Real Estate FAQ
- Where is Biscayne Park, Florida?
- Biscayne Park is a small village in northeast Miami-Dade County, about ten miles north of downtown Miami, with North Miami to the north and west and Miami Shores to the south, a few blocks west of Biscayne Boulevard. Interstate 95 is a short drive west, downtown North Miami is just north on NE 125th Street, and the beaches at Bal Harbour are about fifteen minutes east across the Broad Causeway. The village is almost entirely single family houses.
- How much does a home in Biscayne Park cost?
- Prices in Biscayne Park follow the lot, the condition and the age of the house. Original houses and teardown lots sit at the low end, renovated older houses with pools and guest houses fill the middle, and new two story homes built in recent years sit at the top. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices, and the luxury, new construction and price reduced pages break the market into its parts.
- Is Biscayne Park in a flood zone?
- Yes, every house listed in Biscayne Park reads flood zone AE on the federal flood maps, where a lender requires flood insurance on a mortgage. Ask for the elevation certificate and a flood insurance quote before you offer, because the premium depends on the elevation of the house and its construction. A heavy renovation of an older house below the current elevation can trigger the FEMA substantial improvement rule, and a new house is built to the current elevation, so factor that into any plan to remodel or rebuild.
- Can I build a new house in Biscayne Park?
- Yes, and many buyers do. Older houses are being replaced with new two story homes, and cleared lots and teardowns are listed for buyers who want to build. Before you buy a lot, confirm the zoning, the setbacks and lot coverage, the required finished floor elevation, whether the lot can connect to sewer or must use a septic system, and how long the village takes to review plans and issue permits. Ask the seller of a home under construction for the permits, the plans and the expected completion date in writing.
- Are there condos or townhomes in Biscayne Park?
- Very few, because Biscayne Park is a village of single family houses. The listings here are houses, with the occasional property that carries two units or a detached guest house with its own entrance. Buyers who want a condominium or a townhome near the village look in North Miami, Miami Shores and along Biscayne Boulevard, while buyers who want a house with a yard under the trees look here. Check the permits for any second unit before you count on its rent.
- What is my Biscayne Park home worth?
- Your home is worth what buyers pay for the sales that truly match it, so we start from closed sales in the village with a similar lot, age and condition, adjusted for a pool, a guest house, the renovation, the roof, the elevation and the septic or sewer connection, and we separate new construction from renovated originals. Request Your Property Valuation for that first number, ask for a full comparative market analysis when you are ready to list, and ask about a cash offer if a fast sale as is suits you better.
- Do you already have buyers looking for homes in Biscayne Park?
- BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
