Living in Coconut Creek

Coconut Creek was incorporated in 1967 and grew through the 1970s, 1980s and 1990s as a city of planned communities set between wide main roads: Hillsboro Boulevard, Sample Road and Coconut Creek Parkway run east to west, and Lyons Road and US 441 (State Road 7) run north to south. Coral Springs and Parkland lie to the west, Margate to the south, Pompano Beach to the south-east and Deerfield Beach to the north-east, and Boca Raton is a short drive north. The city calls itself the Butterfly Capital of the World, after Butterfly World in Tradewinds Park, and keeps much of its land in parks, lakes and preserve. The Promenade at Coconut Creek, the Seminole Casino Coconut Creek and the north campus of Broward College are all inside the city, with Florida's Turnpike, the Sawgrass Expressway and I-95 close by.

55-Plus, Golf and Gated Communities

Coconut Creek is one of the main 55-plus addresses in Broward County. Wynmoor is a gated, age-restricted community of condominium villages around its own golf course, clubhouse and theatre; Tamarind Village inside The Township adds 55-plus single-family homes with garages; and Deerfield Lake is a gated 55-plus community of manufactured homes on leased lots. For all-ages buyers, Centura Parc is guard-gated, and Regency Lakes, CocoBay and Paloma Lakes are gated communities of single-family homes and townhomes, many on the lakes that run through the city. Lakes here are drainage and view water rather than a route to the ocean, so a lakefront lot buys a view and no rear neighbour. Each association sets its own age, approval, pet and leasing rules, and they are the first documents we pull.

Condos, Townhomes and Single-Family Homes

Coconut Creek offers three kinds of home at three price levels. Condominiums from the 1970s and 1980s, in Wynmoor and The Township villages such as Karanda, Applewood and Baywood, and in smaller complexes such as Coco Parc, Club Caribe, Evergreen Lakes and Carrington, are the most attainable way to own in the city. Townhomes run from the 1980s communities of Golden Raintree and Centura Parc to the 2010s townhomes of Paloma Lakes and new two-story townhomes in the city's MainStreet district. Single-family homes, many with pools, sit in Winston Park, Regency Lakes, CocoBay and Centura Parc. For any condominium, ask for the milestone inspection, the reserve study and any pending special assessment before you offer.

Neighborhoods

Age-restricted: Wynmoor and its island-named villages, and the Deerfield Lake manufactured-home community. Condo, villa and townhome villages: The Township, with Karanda, Applewood, Baywood, Golden Raintree and Tamarind Village. Gated single-family and townhome communities: Centura Parc, Regency Lakes, CocoBay and Paloma Lakes. Family streets near the schools: Winston Park. Each neighbourhood page carries its live listings, recent sales and a local guide from our agents, and the price, lifestyle and property-type pages below cut the whole city the way buyers actually search it.

Selling a Home in Coconut Creek

Coconut Creek sellers compete with listings in Coral Springs, Margate, Pompano Beach and Deerfield Beach, so pricing starts from the closed sales that match your home's community, building or section, view and condition, not a citywide median. A Wynmoor condo, a Township townhome, a lakefront house in Centura Parc and a two-story pool home in Winston Park each have their own buyer and their own comparable sales, and for a condo the association's reserves and any assessment move the price as much as the finishes. Start with a free valuation built on recent MLS sales, request a guaranteed cash offer if you need a fast, as-is sale, or ask for a full comparative market analysis before you list.

Investing in Coconut Creek

Investors look at Coconut Creek for condominium and townhome prices below the coastal cities, annual rental demand from people working in Boca Raton, Fort Lauderdale and along the Turnpike, and seasonal demand for furnished condos from winter residents. Association rules decide the strategy: the 55-plus communities screen every tenant's age, some Township and Wynmoor villages require a period of ownership before a unit can be leased or cap the number of leases a year, and some allow renting straight away. Read them before you offer. The Coconut Creek rental pages show live rents, and the price-reduced page tracks the listings that need a buyer.

Coconut Creek Real Estate FAQ

How much does a home cost in Coconut Creek?
It depends on the kind of home. Condominiums in Wynmoor and The Township are among the most attainable homes in north Broward, townhomes in communities such as Paloma Lakes and Centura Parc sit in the middle of the market, and single-family pool homes in Winston Park, Regency Lakes and CocoBay carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
Is Coconut Creek a good place to retire?
Many buyers think so. Wynmoor is a gated 55-and-over community of condominium villages with its own golf course, clubhouse and theatre, Tamarind Village in The Township offers 55-plus single-family homes, and Deerfield Lake is a 55-plus manufactured-home community. Shopping at The Promenade, Butterfly World and Boca Raton's hospitals are close. The 55-plus page lists every age-restricted home for sale now; check each association's approval process and fees before you offer.
Are there gated communities in Coconut Creek?
Yes. Wynmoor and Deerfield Lake are gated 55-plus communities, Centura Parc is guard-gated, and Regency Lakes, CocoBay and Paloma Lakes are gated communities of single-family homes and townhomes, many on the lakes. The gated communities page lists every home for sale in them now; compare association fees and what they include, because they vary widely between communities and sections.
What should I know before buying a condo in Coconut Creek?
Read the association documents as closely as the listing. Florida requires milestone structural inspections and funded reserves for older condominium buildings, and most Coconut Creek condos date from the 1970s and 1980s, so the inspection report, the reserve study and any pending special assessment matter. Many units are also age-restricted, require association approval before closing and limit leasing, sometimes until an owner has held the unit for a set period.
What is my Coconut Creek home worth?
Request a free valuation and we build it from recent closed sales in your community or village, adjusted for lake or golf views, floor level, condition, impact windows and upgrades, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
