Living in Coral Gables

Coral Gables was planned by George Merrick in the early 1920s and incorporated in 1925 as a city of Mediterranean Revival buildings, plazas, fountains and tree-lined streets with Spanish names, and it still calls itself the City Beautiful. It sits south-west of downtown Miami, with the City of Miami and Coconut Grove to the north and east, South Miami and Pinecrest to the south-west, and Biscayne Bay on its south-eastern edge. Daily life runs between Miracle Mile and Giralda Plaza downtown, the Shops at Merrick Park, the Venetian Pool, the Biltmore Hotel and the University of Miami's main campus, and Fairchild Tropical Botanic Garden and Matheson Hammock Park lie along Old Cutler Road. US-1 and Metrorail cross the city, a free trolley runs along Ponce de Leon Boulevard, and Miami International Airport is a short drive north.

Architecture, Historic Homes and Design Review

Coral Gables is one of the few South Florida cities where the look of a house is reviewed before it is built or changed. The city's Board of Architects reviews the exterior design of new homes, additions and alterations, and homes designated historic, including many of the original 1920s Old Spanish and Mediterranean Revival houses and the themed villages such as the French and Italian Villages, go through historic preservation review as well. That review shapes renovation budgets and timelines, so we check a home's historic status and permit history before you offer and bring in an architect who works in the city when a buyer plans to expand or rebuild. Many streets are shaded by old banyans and oaks, which are worth planning around before you draw a new pool or driveway.

Waterfront, Gated Estates and Boating

South of US-1 the city reaches Biscayne Bay, and this is where Coral Gables keeps its waterfront. The Coral Gables Waterway winds from the Biltmore area through South Gables to the bay, and gated communities line the water along Old Cutler Road: Cocoplum by the Cocoplum Circle, Gables Estates with many lots of an acre or more on deep water, Gables by the Sea, Kings Bay and Deering Bay with its marina, along with smaller waterfront enclaves such as Hammock Oaks, Snapper Creek Lakes and Journey's End. Before you offer on a boating home we check the water depth at low tide, the dock and seawall permits, any fixed bridge between the dock and the bay, the flood zone and the elevation certificate, because low-lying lots near the bay carry flood insurance costs that change what a home really costs to own.

Condos, Townhomes and New Construction

Most Coral Gables condominiums sit downtown and along the city's edges: around Miracle Mile and Ponce de Leon Boulevard, near the Shops at Merrick Park, close to the University of Miami and on the Coral Gables Waterway. They range from 1960s and 1970s buildings with larger floor plans at the lower end of the city's market to new boutique buildings with private elevator entries. New construction in a built-out city usually means a rebuilt house on an existing lot, a small group of villas or townhomes, or a boutique condominium. For any condo, Florida's milestone inspection and structural integrity reserve study apply to buildings three stories and taller, so the reserves, any special assessment and the leasing rules are the documents we read first.

Neighborhoods

Coral Gables buyers think by section. North Gables holds the Granada Section around the Granada Golf Course; the Biltmore Section surrounds the Biltmore Hotel; Downtown Coral Gables centres on Miracle Mile and Giralda Plaza; the Country Club Section runs along Riviera Drive and Santa Maria Street; and the Riviera Section wraps the Riviera Country Club course and continues into South Gables. Along the bay, Cocoplum, Gables Estates, Gables by the Sea and Deering Bay are the gated waterfront communities. Each neighbourhood page carries its live listings, recent sales and a local guide from our agents, and the price, lifestyle and property-type pages below cut the whole city the way buyers actually search it.

Selling a Home in Coral Gables

A Coral Gables home is priced by its section, its lot and its history as much as its square footage. A 1920s Old Spanish house in the Granada Section, a renovated ranch home in South Gables, a waterfront estate in Gables Estates and a downtown condo each have their own buyer and their own comparable sales, and historic designation, water frontage, flood elevation, lot size and whether the house is original, renovated or new can separate two homes on the same street. Your buyers often compare Coral Gables with Coconut Grove, Pinecrest and South Miami, so we price from the closed sales that match your home. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.

Investing in Coral Gables

Investors in Coral Gables usually buy one of three things: a condo near the University of Miami, Doctors Hospital or the downtown offices to lease to students, faculty, medical staff and professionals; an older house on a large lot to renovate or rebuild; or one of the small multifamily buildings in the older sections near downtown. Each has its own checks. A rebuild depends on the city's zoning, its architectural and historic review and the flood elevation, and the FEMA substantial-improvement rule can require an older home below flood elevation to be brought up to current standards once the work passes half its value. A rental depends on each association's leasing rules and on the city's rules on short-term rentals, so confirm both before you buy. The Coral Gables rental pages show live rents, and the price-reduced page tracks sellers who have cut the price.

Coral Gables Real Estate FAQ

How much does a home cost in Coral Gables?
Coral Gables sits near the top of the Miami-Dade market, but the range is wide. Condominiums in the older downtown and waterway buildings are the most attainable way to own, single-family homes in North Gables, the Riviera Section and South Gables fill the middle and upper market, and the gated waterfront estates of Cocoplum and Gables Estates carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
Can I renovate or rebuild a house in Coral Gables?
Yes, but plan for review. The city's Board of Architects reviews the exterior design of new homes, additions and alterations, and homes designated historic also need historic preservation approval for exterior work. Permits, zoning, flood elevation and the trees on the lot can all affect the plan, so we check a home's historic status and permit history before you offer and can introduce architects who work in the city.
Are there gated waterfront communities in Coral Gables?
Yes. Cocoplum, Gables Estates, Gables by the Sea, Kings Bay and Deering Bay are gated communities on or near Biscayne Bay, with canal and bayfront homes and, at Deering Bay, a marina and a golf course. The gated communities page lists every home for sale now; compare association fees, dock rights, water depth and any fixed bridge on the route to the bay before you choose.
Is every Coral Gables address inside the City of Coral Gables?
No. The MLS files homes by mailing address, and some communities with a Coral Gables address, particularly south of the city along Old Cutler Road, lie in unincorporated Miami-Dade County. Zoning, permits, architectural review and some services follow the jurisdiction rather than the address, so we check the municipality on the property tax record before you compare homes or plan a renovation.
What should I know before buying a condo in Coral Gables?
Read the association documents as closely as the listing. Many buildings date from the 1960s and 1970s, so Florida's milestone inspection and structural integrity reserve study, the reserve funding and any special assessment matter. Associations also set their own rules on buyer approval, pets and leasing, which matters near the University of Miami where many owners buy to rent, so ask for them before you offer.
What is my Coral Gables home worth?
Request a free valuation and we build it from recent closed sales that match your home's section, lot size, water frontage, historic status, elevation and condition, or for a condo, the building, floor and view, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
