Your next move in North Bay Village deserves a better strategy: buy, sell or invest with the numbers in front of you.

North Bay Village is a small island town in Biscayne Bay on the 79th Street Causeway between Miami and Miami Beach: condominium towers on Harbor Island, bayfront houses on Treasure Island and the gated North Bay Island, and docks and slips a run across the bay from the inlets.

Living in North Bay Village

North Bay Village sits midway along the John F. Kennedy Causeway, the 79th Street Causeway that runs east from the Upper East Side of Miami to Normandy Isle and North Beach in Miami Beach. The village covers three islands: Harbor Island, where most of the condominium towers stand on the north side of the causeway; North Bay Island, a gated island of houses beside it; and Treasure Island to the east, a ring of houses and older condominiums with Grandview Palace at its end. It has its own village government and police department, and its addresses share the 33141 ZIP code with part of Miami Beach, so listings often say Miami Beach while the tax record says North Bay Village. The beach at North Beach is a few minutes east across the causeway, downtown Miami and Brickell are about twenty minutes south, and Miami International Airport is about half an hour away. Recent listings name Treasure Island Elementary, on Treasure Island itself, with Nautilus Middle and Miami Beach Senior High across the causeway in Miami Beach; assignments change, so confirm the school for the exact address.

Biscayne Bay, Docks and the Routes to the Ocean

Nearly every home in North Bay Village faces Biscayne Bay or sits a short walk from it. Houses on the outer drives of Treasure Island and on North Bay Island have seawalls and private docks; Grandview Palace on Treasure Island runs a marina whose boat slips are bought and sold as listings of their own; and on Harbor Island the gated 360 community has a private marina, with slips offered with some residences at Eloquence on the Bay. The bay carries the Intracoastal Waterway, and boats reach the Atlantic either north through Haulover Inlet or south through Government Cut, each route passing causeway bridges of different types and clearances, so confirm which route a listing means when it records no fixed bridge. The bay is shallow outside its channels, and slow speed and manatee zones apply in parts of it. For every waterfront home we check the depth at the dock at low tide, the bridges on the route your boat will take, the seawall and dock permits, and the flood zone and elevation.

Condo Towers, Older Buildings and New Construction

The condominiums of North Bay Village fall into three generations. The older buildings of the late fifties to the early seventies, such as Belle Isle, Treasure Bay Club, Treasures on the Bay and Casa del Rey, offer bay views at the lower end of the market but carry the age that brings milestone inspections, concrete repairs and assessments. Grandview Palace, completed in 1987 at the east end of Treasure Island, is a large complex with its own marina. The towers of the two thousands line Harbor Island and the causeway: Bayview, Blue Bay Tower, Breeze, The Bridgewater, Space 01, the three buildings of 360, The Lexi, Eloquence on the Bay and Cielo on the Bay, many with bay views to the Miami skyline. Shoma Bay on the causeway is a new tower being sold before completion. For any unit we read the budget, the reserve study, the milestone inspection report, any assessment, the leasing rules and the insurance, because two units with the same view can carry very different costs.

Neighborhoods

North Bay Village is small enough that buyers think in islands and buildings rather than named neighborhoods. Harbor Island, on the north side of the causeway, holds most of the condominium towers on Harbor Island Drive, East Drive and West Drive. North Bay Island, beside it, is a gated island of single family houses on streets such as Coquina Drive, Center Bay Drive, Miami View Drive and Beachview Drive, where original fifties houses stand beside new modern homes. Treasure Island, south of the causeway and to the east, rings its houses with the four Treasure Drives and keeps its older condominiums and Grandview Palace on its outer edge; it is the part of the village measured well enough for a neighborhood page of its own, with live listings and recent sales. The waterfront, dock, condo, luxury and house pages below cut the whole village the way buyers search it.

Selling a Home in North Bay Village

Your North Bay Village buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your North Bay Village buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your residence against what the buyers already working with us have asked for: a bay view, a particular building, a boat slip or a private dock, a house on Treasure Island or behind the gate of North Bay Island, and the budget, then reaches out to the buyers it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan that reaches the rest of the market begins with the MLS listing that reaches cooperating agents, priced from the closed sales in your building and line, or for a house from bayfront and interior sales with the same frontage, dock and elevation. Buyers here also look in Miami Beach, Bay Harbor Islands and the Upper East Side, so the comparison has to be right. Then the strategy follows your objectives: your timing, your price and your next move. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer for a fast sale as is.

Investing in North Bay Village

Investors in North Bay Village usually buy one of three things. The first is a condominium in one of the towers to lease by the year or furnished, where the return depends first on the association, which sets how often a unit may be leased, the minimum term, the tenant approval and the fee, and then on the village's own rules on short stays. The second is an older bayfront house on Treasure Island or North Bay Island bought for its lot, where a rebuild depends on the village permits, the flood elevation and the FEMA substantial improvement rule, which requires an older home below flood elevation to be brought to current standards once the work passes half its value. The third is a preconstruction residence, such as at Shoma Bay, bought on a deposit schedule ahead of completion. Boat slips at Grandview Palace also trade on their own. North Bay Village Real Estate FAQ

Is North Bay Village part of Miami Beach?
No, North Bay Village is its own municipality on three islands in Biscayne Bay, with its own village government and police department. It shares the 33141 ZIP code with part of Miami Beach, which is why many listings and mailing addresses say Miami Beach, and the 79th Street Causeway connects it to Normandy Isle in Miami Beach to the east and to Miami to the west. Property taxes, permits and rental rules follow the municipality named on the tax record, so we confirm it for every home before comparing prices.
How much does a home in North Bay Village cost?
Condominiums in the older buildings are the most attainable way in, units in the newer towers on Harbor Island and the causeway sit above them, and bayfront houses on Treasure Island and North Bay Island sit at the top of the village market. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices for houses and condos, and the luxury, waterfront and price reduced pages break the market into its parts.
Can I keep a boat in North Bay Village?
Yes, at a private dock behind a bayfront house or in a building marina, such as the one at Grandview Palace, where slips are listed for sale on their own. Boats reach the Atlantic north through Haulover Inlet or south through Government Cut, and each route passes causeway bridges with their own clearances. Before you buy, we confirm whether the slip is deeded or assigned, its length and beam limits, the depth at low tide, the lift and its permit, and which bridges stand between the dock and the inlet for your boat.
What should I check before buying a condo in North Bay Village?
Start with the building, then the unit. North Bay Village mixes buildings from the late fifties with towers from the two thousands and a preconstruction tower on the causeway, so read the budget, the reserve study, the milestone inspection report and any assessment for the building you choose. Then check the leasing rules and minimum term, the pet and parking rules, whether a boat slip or a second parking space conveys, and the cost of insuring the unit, which follows the building's age, its flood zone and its roof.
Is North Bay Village in a flood zone?
Yes, the islands sit in coastal flood zones, so flood insurance and elevation matter for every home in the village. An older house below the current flood elevation costs more to insure and may have to be raised or rebuilt to current standards under the FEMA substantial improvement rule if it is renovated heavily. Ask for the elevation certificate and a flood insurance quote early, check the seawall, and for a condominium ask what the association's policy covers and what the unit owner must insure.
What is my North Bay Village home worth?
Your home is worth what buyers pay for the sales that truly match it, so we start from closed sales in your building and line, or for a house from bayfront and interior sales with the same frontage, dock and elevation, adjusted for the view, the floor, a boat slip, the renovation and the building's inspection and reserve position. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are deciding whether to list, and ask about a cash offer if a fast sale as is suits you better.
Do you already have buyers looking for homes in North Bay Village?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
