BreakThru Realty | $1 Million+ Property & Business Representation
Selling a Property or Business Worth $1 Million or More?
An important sale starts long before your listing goes public.

You have decisions ahead about price, timing, privacy, buyer quality and what happens after an offer. BreakThru Realty helps owners understand those decisions and build a sale or leasing strategy around the asset, the market and the outcome they want. Choose the kind of asset below and request the written review that fits it; the review comes from a licensed Florida broker, and asking for it commits you to nothing.

Buying rather than selling? The $1 million and up homes, commercial property and businesses listed in the MLS, with the questions to ask before an offer.
Why a $1 Million Sale Is Decided Before It Is Listed
Above a million dollars the buyer pool is smaller, more of it pays cash or borrows privately, and most of it lives somewhere else for part of the year. Those buyers compare a property against the few that genuinely match it, not against the city average, and they bring advisers who will test the price, the condition, the leases or the earnings before an offer is written. A home priced from the wrong comparables, a building taken to market without its rent roll in order, or a business offered without normalised earnings each costs the owner the same thing: the first and best buyers look once and move on, and the eventual price is set by whoever is left. The work that decides the outcome is therefore the work done before the listing exists, and that is what each review on this page is for.
What Happens After You Ask for a Review
Your request reaches the broker of record directly and is acknowledged the same business day. A licensed BreakThru Realty agent then asks for the facts the review needs, usually in one conversation: the address or the asset, its condition or its figures, your timing and what has to stay private. With your permission we pull the public records and the MLS sales and listings behind the analysis, prepare the written review, and go through it with you. Only then, and only if you want to, do we talk about representation: the scope, the pricing and launch strategy, the marketing, the fee you negotiate, the reporting and the agreement itself. The review is separate from signing anything.
- Same business day: receipt acknowledged by the broker of record
- One conversation: the facts the review needs, and what must stay confidential
- In writing: comparables, scenarios, net or earnings figures, launch options and next decisions
- Your decision: representation is discussed only after the review, and only if you ask
Three Divisions, Because the Three Sales Are Not Alike
A $1 million threshold is a price band, not a single market. A waterfront home in Fort Lauderdale is priced from dockage and comparable closings; an apartment building in Orlando is priced from its net operating income and the cap rates investors are paying; a contracting company in Palm Beach County is priced from its sustainable earnings and how well it runs without its owner. BreakThru Realty keeps the three in separate divisions with their own analysis, their own forms and their own pipelines, under one broker of record, so an owner is never handed a residential answer to a commercial question. Owners below the threshold are served by the same brokerage on the same terms; the premium pages exist because the work above it is different, not because the brokerage is.
Who Is Responsible
One broker of record, Tyson E. Sam, is answerable for every review and every representation on these pages: the comparables chosen, the figures shown, the advice given, the contract reviewed and the closing statement checked. His name, title, Florida license number and direct contact are published on this website rather than given out on request, and the license can be verified on the Florida Department of Business and Professional Regulation's public register. The market figures quoted in any review come from BeachesMLS and the public record, and the methodology behind every published BreakThru Realty market figure is on this site. We do not publish testimonials, transaction counts or sales volumes on these pages; what we can show is the work, the sources and the person responsible for them.

Questions Owners Ask
- Does BreakThru Realty only work with $1 million and up properties?
- No. BreakThru Realty is a full-service Florida brokerage and represents owners, buyers and tenants at every price. These pages exist because selling an asset above a million dollars involves a smaller buyer pool, more professional scrutiny and more decisions before launch, so the analysis is organised differently. An owner below the threshold is welcome on the same terms and is served by the same people.
- What does the strategy review cost, and what am I committing to?
- Nothing, and nothing. The review is prepared by a licensed broker in the hope of earning the representation if and when you sell. You are not asked to sign a listing or representation agreement to receive it, and the fee for any representation is negotiated with you and set out in writing before you agree to anything. There is no standard commission.
- Will you tell me what my property or business is worth?
- In writing, to you, after a licensed broker has reviewed it. BreakThru Realty does not publish an estimate for a specific property or business and does not generate one automatically from a form. What you receive is a broker's opinion with the sales, listings or earnings behind it, labelled as a judgment rather than an appraisal; a lender, a court or a tax adviser will require an appraisal or a valuation from the professional licensed to give it.
- How is a confidential sale handled?
- Differently in each division, and the review explains the options and their trade-offs before you choose. A home can be marketed with limited public exposure where the MLS rules allow it, at the cost of fewer buyers. A commercial property can be offered under confidentiality agreements with tours by appointment. A business is marketed without its name, to screened buyers who sign a non-disclosure agreement, with information released in stages. None of these removes every risk, and we say so.
- What is the difference between selling a business and selling the property it occupies?
- They are different assets, often with different buyers, and they can be sold together, separately or in sequence. The business is valued on its earnings and transferability; the real estate on its income or on comparable sales. An owner who holds both often nets more selling the building to an investor and the business to an operator who leases it. The reviews cover both sides, and your attorney and CPA advise on the structure and the tax consequences.
