Living in Palm Beach
The town of Palm Beach, incorporated in 1911, sits on the barrier island between the Atlantic Ocean and the Lake Worth Lagoon and is joined to West Palm Beach by three bridges: the Flagler Memorial Bridge to the north, the Royal Park Bridge in the middle and the Southern Boulevard Bridge to the south. Henry Flagler's railroad and hotels began the resort in the 1890s, and his Whitehall mansion is now the Flagler Museum. Daily life centres on Worth Avenue and its vias, Royal Poinciana Way and Royal Palm Way, the Society of the Four Arts, the Lake Trail along the water and the public beach in Midtown. Palm Beach International Airport is a short drive over the Southern Boulevard Bridge, and the town is busiest in the winter season.
Oceanfront Estates, the Lake and the Intracoastal
Palm Beach waterfront comes in two kinds. On the ocean side, estates line North Ocean Boulevard and South Ocean Boulevard, and a few parcels in the Estate Section reach from the ocean to the lake; some streets near the beach carry deeded or dedicated beach access, which is worth confirming for the exact address. On the lake side, homes on the Lake Worth Lagoon, Everglades Island and Ibis Isle look west over the Intracoastal Waterway, and some have docks. Boaters reach the Atlantic through the Lake Worth Inlet at the north end of the island or the Boynton Inlet to the south. Condos and Co-ops
The island's apartments differ more than their addresses suggest. Along South Ocean Boulevard, buildings from the late 1960s to the 1980s such as Harbour House, La Palma, Claridges and the Reef look over both the ocean and the Intracoastal, and Sloan's Curve and Ibis Isle add their own enclaves. Several buildings are co-operatives, where you buy shares rather than a deed and the board approves buyers and tenants. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply, and the reserves, any special assessment and the leasing rules decide the real cost of owning.
Neighborhoods
Palm Beach buyers think by stretch of the island. The North End runs from town toward the Lake Worth Inlet, with houses on quiet streets between the ocean and the Lake Trail. In-Town, also called Midtown, holds Worth Avenue, Royal Poinciana Way, the boutique condo buildings and the houses and townhomes of Royal Park. The Estate Section south of Worth Avenue is the island's grand-estate district, with Everglades Island in the lake beside it.
