How This List Is Built

A building appears here when the MLS lists units in it and gives a year built of 2023 or later, or marks it as under construction. The list comes from the live feed rather than from developers' announcements, so every project on it has units a buyer can act on today. A tower that is selling only from its own sales gallery does not appear until units reach the MLS; ask us about any project you do not see and we will tell you where it stands.

Buying Pre-Construction in Florida

A developer's contract for a new condominium comes with protections a resale does not. Under Florida's Condominium Act a buyer can cancel a contract with the developer within 15 days of signing it and receiving the required condominium documents, and the developer must hold deposits in escrow; deposits above 10% of the price may be used for construction only where the contract allows it. Read the deposit schedule, the estimated completion date and the latest date the developer can deliver, what the price includes (finishes, parking, storage), and the estimated association budget before you sign.

What We Check Before You Reserve

We read the purchase agreement and the offering documents with you: when each deposit is due and where it is held, whether you may assign the contract before closing, which closing costs the developer passes to the buyer, the rental rules (a hotel-branded residence and a residential tower treat short stays very differently), and the budget and reserves the association will start with. We also compare the price per square foot with completed buildings nearby, because the resale market is where a pre-construction price is tested.

New Condo Developments: Frequently Asked Questions

What is a pre-construction condo?
A unit sold by the developer before the building is finished, often before construction starts. You sign a purchase contract, pay deposits in stages while the tower is built, and close when the building receives its certificate of occupancy. The price is fixed at contract; the finished unit, and the market around it, arrive years later.
Can I cancel a pre-construction condo contract in Florida?
Florida's Condominium Act gives a buyer 15 days after signing a contract with the developer, and receiving the required condominium documents, to cancel without penalty. After that the contract governs, including what happens to your deposits if you do not close. We go through those terms with you before you sign.
How much deposit does a pre-construction condo require?
Each developer sets its own schedule. In South Florida deposits are usually paid in stages between contract and completion and add up to a larger share of the price than a resale deposit. We lay out every payment and its date before you reserve, and confirm how the deposits are held.
Do I need my own agent to buy from a developer?
You are not required to have one, but the sales team in the gallery works for the developer. Many developers only recognise a buyer's agent who is registered at your first visit or first inquiry, so contact us before you visit. We confirm in writing how our fee is paid before we register you.
Can I rent out a condo in a new development?
The declaration of condominium decides. Hotel-branded residences often allow short stays or run a rental program; many residential towers set a minimum lease term and limit leases per year. The rules are in the offering documents, and we read them with you before you reserve.
How current is this list?
The units, prices and counts on each development's page come from the MLS and refresh daily, and the list of projects is re-measured against the feed as new towers reach it. A project completed before 2023 leaves this list on its own and keeps its building page as a resale building.
