Real Estate for NHL Players in South Florida

Game nights in Sunrise, practice in Fort Lauderdale, and the Broward corridor in between

Hockey in South Florida has two addresses in Broward County. The Florida Panthers play at Amerant Bank Arena in Sunrise, on the western edge of the suburbs, and practice at the Baptist Health IcePlex in Fort Lauderdale, close to the coast. A player’s week moves between the two, and picking a home really means picking where on that line to sit. BreakThru Realty helps players, coaches and staff make it, and plans for the months when a hockey household leaves Florida.

A Rink by the Coast and an Arena by the Everglades

The arena stands in Sunrise beside the Sawgrass Expressway, near the point where the western Broward highways meet, with the Everglades just beyond. The practice rink is in Fort Lauderdale, close to the beaches and the downtown river. Much of central Broward sits somewhere between those two points, linked by the east-west interstate across central Broward and by Broward Boulevard and Sunrise Boulevard. A house near the practice rink makes the daily routine short and the game-night drive long; a house near the arena does the reverse. For most players the answer is somewhere in the middle, or near whichever end the household itself uses more.

Coastal, Central and Northwest Broward

Nearest the practice rink are the Fort Lauderdale neighborhoods along the Intracoastal and the New River, where many homes sit on deep-water canals with docks. The middle of the line belongs to Plantation and Davie, which have older single-family neighborhoods, ranch properties and newer gated communities, and put both rinks within a manageable drive. Weston lies southwest of the arena along I-75, with planned communities and guard-gated streets. To the northwest along the Sawgrass Expressway are Parkland and Coral Springs, which offer larger lots and newer construction close to the arena but a longer trip to the coast. Morning traffic heads east toward the coast and evening traffic heads west, so the side of the county a player lives on changes which trip is hard.

The Hockey Calendar and the Long Summer Away

Training camp opens in September, regular-season games fill October through April, and the playoffs follow. The trade deadline arrives in late winter and free agency opens at the start of July. The offseason is the defining feature for a hockey household in Florida: many players leave for the summer to train and spend time elsewhere, and their South Florida home then sits empty through the heart of hurricane season. That home needs a plan, including shutters or impact glass, a named person to check it after storms, a pool and landscape service, humidity control so the air-conditioning keeps the interior dry, and a read of the insurance policy’s vacancy clause. BreakThru Realty’s in-house property management can carry that plan out.

Arriving From Canada, Europe or a Northern City

Hockey players often arrive in South Florida with no experience of owning property in a hurricane state. The differences are worth hearing before an offer, not after. Wind mitigation and four-point inspections affect insurance premiums, flood zones and elevation certificates determine flood insurance, and insurers stop binding new policies once a named storm threatens. Once Florida becomes home, the state gives a new resident thirty days to trade the old driver license for a Florida one. Pools, screened enclosures and seawalls all need upkeep that northern homes do not. BreakThru Realty explains each item as it arises, and works with the player’s agent or family when the player is still under contract elsewhere or overseas when the search begins.

Call-Ups, Waivers and Short-Notice Moves

Hockey rosters change during the season. Players are recalled from and assigned to the minor-league affiliate, claimed on waivers by other clubs, and traded up to the late-winter deadline. A recalled player may not know how long the stay will be, which makes a furnished lease near the practice rink or in Plantation the sensible first move, ideally with an early-termination clause. A player who owns a home and is traded needs someone local to list, lease or manage it, a sequence the division’s material on selling after a trade sets out step by step. Because Florida allows remote online notarization, a sale can close while the player is already skating for a new club.

Boats, Canals and Water Near the Practice Rink

The practice rink’s location puts several of Fort Lauderdale’s boating neighborhoods within a short drive, and many hockey households come from lake or ocean towns and want water. The questions are specific: whether a fixed bridge stands between the home and the ocean and how much clearance it leaves, whether the seawall and dock are in good condition and permitted, how deep the canal is at the dock, and whether the home is on the Intracoastal, a canal or open water. Homes on no-fixed-bridge water command attention from buyers with larger boats. BreakThru Realty asks for seawall and dock permits and inspection reports early, since repairs are costly and slow to permit.

Coaches and Staff Between the Two Buildings

Coaches and hockey-operations staff spend more hours in both buildings than players do, and staff households often want room for children, a spouse’s commute and a yard. Plantation and Davie offer established streets and ranch properties between the two rinks, while Parkland and Coral Springs give newer construction near the arena. Staff jobs change with coaching changes, so the resale and rental prospects of a home matter from the day it is bought. BreakThru Realty maps each short list against both rinks, the household’s daily trips and the county’s peak traffic hours.

Taxes, Privacy and Title for Hockey Households

No Florida income tax is charged on wages, yet every road game can create a filing somewhere else, and hockey players from Canada or Europe may also face questions about their home country; each belongs with a CPA or tax advisor who knows athletes. The homestead exemption requires ownership and permanent residence on January 1 and an application to the county property appraiser by March 1; the same advisor should confirm whether it fits. Owner names appear in Florida’s public property records, so some players ask about an LLC or land trust, a structure the client’s attorney decides on. A hockey buyer who will borrow should consult a mortgage lender before the search, not after an offer.

Questions We Are Asked

Should an NHL player live near the arena in Sunrise or the practice rink in Fort Lauderdale?
It depends on which trip the player makes more often and at what hour. Practice days favor a home near the Fort Lauderdale rink; game nights favor one near the arena. Many players settle in Plantation or Davie, between the two, or pick one end based on water access or a larger lot. BreakThru Realty maps a short list against both drives.
What should happen to a South Florida home left empty over a hockey offseason?
It needs a written plan: hurricane protection in place or ready, a named person to inspect it after a storm, pool and landscape service, air-conditioning set to control humidity, and the insurance policy checked for limits on vacant homes. BreakThru Realty’s in-house property management can carry out and report on that plan through the summer.
What does a player arriving from Canada or Europe need to know about Florida homes?
Mostly insurance and weather. Wind mitigation and four-point inspections affect premiums, flood zones decide flood insurance, and insurers stop writing new policies once a named storm threatens. The out-of-state or foreign license has to be exchanged for a Florida one within a month of settling here. Home-country tax questions go to a CPA or tax advisor.
Is a home with a dock realistic near the Fort Lauderdale practice rink?
Yes. Fort Lauderdale’s canals and the Intracoastal put many dock homes within a short drive of the practice rink. The key questions are fixed-bridge clearance to the ocean, canal depth and the condition and permits of the seawall and dock. BreakThru Realty requests those records early in the process.
How quickly can a recalled hockey player find a furnished rental in Broward?
Often within days if the player can take a furnished home or condo without association screening, which rules out many condo buildings. Houses and townhomes in Plantation, Davie and Fort Lauderdale are the likeliest candidates. A lease with an early-termination clause protects a player whose stay may end without warning.
