Real Estate for NFL Players in South Florida

Homes chosen around one stadium campus in Miami Gardens, from the first week of camp to the last game

A football year in South Florida points at a single corner of northern Miami-Dade. The Miami Dolphins play their home games at Hard Rock Stadium in Miami Gardens and train at the complex beside it, so from the first practice of camp to the last game of the season a player drives to the same gate. BreakThru Realty helps players, coaches, staff and the people who act for them decide where to live relative to that gate, and whether this is a year to lease or a year to buy.

Games and Practice at the Same Address

Most working weeks in football are spent at the training facility, not the stadium, and in Miami Gardens the two sit side by side. That makes the housing question simpler than it is in markets where a club trains across town: pick a home with a dependable route to one campus and it serves camp, the regular season and the spring program alike. Florida’s Turnpike runs right past the stadium grounds and I-95 runs parallel a short way to the east, so most homes worth considering reach the campus by one of those two spines. The catch is the campus itself. It hosts concerts, college games and large spring events besides football, and on those days the surrounding roads behave nothing like they do on an ordinary practice morning.

How Far the Commute Reaches, and in Which Directions

Miami Gardens sits on the Miami-Dade and Broward county line, which opens up both counties. East, across Biscayne Boulevard and the Intracoastal, are the Aventura towers and the oceanfront buildings of Sunny Isles Beach. West, along the Turnpike and I-75, are the gated subdivisions and larger lots of Pembroke Pines, Miramar and Weston. North, up the Turnpike or I-95, are Davie and the waterfront neighborhoods of Fort Lauderdale. South, over the Julia Tuttle Causeway and up I-95, is Miami Beach, which works best for someone whose practice hours fall outside the worst of the morning rush. In every case the thing to test is the drive at the hour it will actually be made, not the distance on a map.

  • East: high-rise and oceanfront condos in Aventura and Sunny Isles Beach
  • West: gated single-family communities in Pembroke Pines and Weston
  • North: Davie acreage and Fort Lauderdale canal homes
  • South: Miami Beach, reached over the causeways

Camp, Season and Offseason: Timing the Move

The football calendar leaves one sensible window for a move and several bad ones. Training camp opens in the heat of late July and consumes every day until the preseason ends; the regular season then runs through the fall and into winter, with a weekly rhythm of game, recovery, meetings and preparation that leaves no afternoon for inspections or a walk-through. The offseason, from late winter until the spring workout program begins, is when a purchase, a renovation or a household move can be run without taking the player away from the facility. Anyone buying in the summer should remember that hurricane season overlaps camp: homeowner insurance has to be bound before any named storm approaches, because carriers stop writing new policies once one threatens.

Rookies Rent, Veterans Decide

A drafted or undrafted rookie arrives in the spring and does not know whether the roster will hold a place for them until the final cutdown at the end of the preseason. That is a strong argument for a furnished lease near the campus, on terms that allow an early exit, rather than a purchase or a long unfurnished lease. Many condo associations in Aventura and Sunny Isles Beach screen tenants and take weeks to approve them, so a rookie’s lease should be applied for as soon as the draft or signing settles. A veteran with an established place on the roster and a household to settle is in a different position, and buying starts to make sense. Anyone financing a purchase should consult a mortgage lender early, because documenting contract income is a lender’s question, not the brokerage’s.

Players on Other Clubs Who Keep a South Florida Base

Plenty of players whose clubs are based elsewhere spend the months between the end of one season and the next camp training in South Florida. For them the geography is different: the home is used from late winter through midsummer and sits empty through the fall, which happens to be when seasonal demand in South Florida starts to climb. BreakThru Realty manages rental property in-house, so an offseason home can be leased for part of the year where the city and any association allow it, with tenant placement, rent collection and maintenance handled by the brokerage. Florida treats any lease running six months or shorter as transient, so state sales tax and the county’s bed tax apply, and the owner should know who collects them. Where the home stays empty instead, the insurance policy’s vacancy wording should be checked before the owner leaves.

Coaches, Staff and the Rest of the Household

Coaching and football-operations staff keep longer hours at the facility than the roster does, and their choice of home tends to favor the shortest reliable drive over any other feature. Their tenure is also tied to results in a way that can end a job in January, which makes the resale and rental prospects of the home part of the decision from day one. Because the campus sits on the county line, choosing a side changes a surprising amount: which county property appraiser handles a homestead application, which school district a child enrolls in, which building department permits a renovation, and how a spouse commutes to downtown Miami or Fort Lauderdale. Homestead and property tax questions go to a CPA, and school enrollment questions to the district itself.

Releases, Waivers and Mid-Season Trades

A football career can move with very little warning. Releases happen at cutdown, waiver claims move a player to another city within days, and the trade deadline in the fall can end a season in Miami halfway through it. The practical response is to plan the exit at the moment of entry: a lease with a negotiated early-termination clause, a purchase in a building or community where short-notice rental is permitted, and a named contact who can prepare, list or lease the home while the player is already reporting somewhere else. BreakThru Realty’s guidance on selling a home after a trade covers that sequence in detail, including remote signing, which Florida law allows through online notarization.

Florida Taxes, Public Records and Keeping an Address Quiet

Football advisors notice quickly that Florida levies no personal income tax on wages. Road games complicate that, since the states hosting them usually tax the pay earned there, and how a Florida domicile plays out on one particular contract is for a CPA or tax advisor to work through, not a real estate agent. Privacy is a more immediate concern. Florida property records are public and owner names appear on the county property appraiser’s website, so some football buyers ask about holding the home in an LLC or a Florida land trust; whether that fits is a decision for the client’s attorney, who can also explain the federal reporting that applies to cash purchases by entities. At resale, a player can ask that the street address stay off consumer websites, which the listing service’s rules permit.

Our Privacy Standard

Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
Your name stays out of our marketing
BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.

When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
Address withheld from internet display where the MLS allows
A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.

If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.

Questions We Are Asked

How close to Hard Rock Stadium should an NFL player live?
Close enough that the drive to the training complex is dependable at the hour practice starts, which is a different test from how near a home looks on a map. Homes along Florida’s Turnpike or near I-95 in Aventura, Pembroke Pines, Weston, Davie and northern Fort Lauderdale can all work; Miami Beach works for some schedules and not others. BreakThru Realty can drive the route with you or your representative at the real hour before an offer is made.
Should a rookie buy a home before the final roster is set?
Usually not. Until the cutdown at the end of the preseason a rookie’s place in Miami is uncertain, and a purchase or a long unfurnished lease is hard to unwind quickly. A furnished lease near the campus, with an early-termination clause agreed at signing, keeps the options open. Once the roster settles and the second season approaches, buying becomes a reasonable conversation.
When in the football year is it easiest to close on a South Florida home?
The weeks after the season ends and before the spring program begins. Camp and the regular season leave no room for inspections, walk-throughs or a move, and summer brings hurricane season, when insurance has to be bound before a storm threatens. Closings can be signed remotely under Florida’s online notarization law, which helps, but a buyer still wants to be present for the inspection.
Can a player on another NFL club lease out a South Florida home during the season?
Often, subject to the city’s rules and any association’s leasing restrictions, which can impose minimum terms or make a new owner wait before leasing at all. BreakThru Realty manages rental property in-house and can place a tenant for the fall and winter, collect rent, handle maintenance and report to the owner or their business manager. Short leases carry Florida transient rental tax, and the lease should say who pays it.
Does living in Florida remove state tax on an NFL salary?
Not entirely, and not automatically. Florida itself does not tax wages, yet a road game in another state usually brings that state’s tax on the pay earned there, and establishing a Florida domicile has its own requirements. How that applies to a particular contract is for a CPA or tax advisor. BreakThru Realty can explain the practical steps of domicile, such as the Declaration of Domicile and the homestead application, once the advisor has confirmed the plan.
