Palm Springs Real Estate & Homes for Sale

Your next move in Palm Springs deserves a better strategy: buy, sell or invest with the numbers in front of you.

Palm Springs is a village in central Palm Beach County between Lake Worth Beach and Greenacres, around Congress Avenue and Lake Worth Road: streets of single story houses from the late fifties and sixties with no homeowners association, a few lake and canal lots, and duplexes, triplexes and fourplexes on land zoned for more than one home.

Living in Palm Springs

This is Palm Springs, Florida, a village in central Palm Beach County, not the desert city in California, and it is one of the places buyers find a detached house with a yard and no association close to the coast. Congress Avenue runs north and south through it and carries most of the shopping, Lake Worth Road and 10th Avenue North cross it from east to west, Kirk Road and Davis Road serve the residential streets, and the village reaches north to Forest Hill Boulevard. The Village Center and Athletic Complex faces the houses on Dolan Road, John Prince Park and Lake Osborne are a few minutes east, Interstate 95 is a few minutes east, and Palm Beach International Airport and downtown West Palm Beach are a short drive north. The beach at Lake Worth Beach is about fifteen minutes away. Recent listings name Palm Springs, Clifford O. Taylor/Kirklane, Berkshire or Meadow Park Elementary, L. C. Swain, Palm Springs Community or Conniston Community Middle, and John I. Leonard or Forest Hill High, depending on the street.

The Palm Springs Address and the Village Line

A Palm Springs address and the Village of Palm Springs are close to the same thing, but not exactly. Every house for sale under the Palm Springs name in late October 2026 carried the village parcel prefix and village zoning, while the one rental on the market, a canal house on Meadow Court, and one recent sale in Evergreen Acres sat in unincorporated Palm Beach County with a Palm Springs address. It also works the other way: some homes inside the village are listed under a West Palm Beach or Lake Worth address and never appear on these pages, so a search for the village alone can miss them. The village line has moved with annexations over the years, which is why it can run between neighbors on the same street. Property taxes, permits, code enforcement and some services follow the jurisdiction on the tax record, so we read it for every home before comparing it with the houses around it.

No Association Streets, Lakes and Canals

What draws most buyers to Palm Springs is a house they can change. Nearly all of the single family streets have no homeowners association, so listings advertise room for a boat, an RV or a work truck, a pool added to a large back yard, or a second structure where the village code allows it. That freedom has a flip side: there is no association to hold a neighbor to a standard, so the street around a house matters as much as the house. Water here is fresh. A handful of lots face one of the small village lakes, on streets such as Tam O Shanter Drive and Davis Road, or a drainage canal off Riverdale Road and Congress Avenue, and none of them is listed with access to the ocean, so a lake or canal lot buys a view, fishing from the yard and a kayak launch rather than a route to the Intracoastal. On those lots we check who maintains the bank, the flood zone, since parts of the village sit in zone AE, and the elevation certificate.

Neighborhoods

Palm Springs is small enough to know by its plats. Palm Springs Village, the numbered plats in the core of the village, holds most of the ranch houses from the late fifties and sixties on streets such as Pinehurst Road, Greenbrier Drive, Mid Pines Road, Andros Road and Palo Alto Drive, and Congress Park near Congress Avenue adds larger lots with detached garages; both have their own pages with live listings and recent sales. Around them are older plats with houses from the late thirties to the early fifties, such as Lake Echo on Riedel Avenue, Lakewood Gardens near Corrigan Court and Military Hill on Dale Road, where lots are often doubled and guest cottages are common. Newer houses stand in Albert Lakes Garden on Emilio Lane and Bell Lane, St. Paul Estates and Southwind Springs, small communities from the nineties and the two thousands, and Preston Square is a gated townhome community built in 2019 by Pulte. In the north of the address, Meadow Park straddles the village line.

Selling a Home in Palm Springs

BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before your Palm Springs home is listed, a broker checks it against the requirements those buyers have given us, whether that is a house with no association and room for a boat, a pool home near Congress Avenue or a triplex with tenants in place, and reaches out to the buyers it fits; your home may be the one a buyer is waiting to find. If no buyer on file fits, the MLS listing takes it to the cooperating agents who show central Palm Beach County, priced from the closed sales that match it. Throughout, the strategy follows your objectives: your timing, the price you need and the move you are making next. Pricing here turns on condition more than on the plat, because a renovated ranch house with a new roof, impact windows and newer air conditioning sells well apart from an original one on the same street, and a lake or canal lot, a pool or a lot large enough for a second unit each moves the number. Request Your Property Valuation for a first figure from matched closed sales, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer if a fast, as is sale suits you better.

Investing in Palm Springs

Investors come to Palm Springs for small income property and for houses that rent by the year. Many lots near the village center carry multifamily zoning, shown as RM on the listings, and duplexes, triplexes and fourplexes come up on streets such as Reo Lane, Ford Road, Serubi Avenue and Apalachee Road, some renovated with permits and new roofs, others older buildings from the fifties to the seventies sold with tenants in place. Larger lots zoned for more than one home also come to market, along with a few lakefront and commercial parcels, and builders price those by what the village code allows. A single family house leased to a family by the year is the simpler strategy, and with no association there is no board approval to wait for, but the village code, any rental registration and the rules on short stays still apply, so confirm them before you count on the rent. Get Your Investment Property Analysis: we rebuild the income from the leases in place, check that every unit is permitted, and set the resale against matched closed sales before you offer.

Palm Springs Real Estate FAQ

Where is Palm Springs, Florida?
Palm Springs is a village in central Palm Beach County, west of Lake Worth Beach and east of Greenacres, around Congress Avenue and Lake Worth Road, with Lake Clarke Shores close by to the north east. Interstate 95 is a few minutes east, Palm Beach International Airport and downtown West Palm Beach are a short drive north, and the beach at Lake Worth Beach is about fifteen minutes east. It is not the Palm Springs in California, which is worth saying because a search for the name can turn up the desert city instead.
How much does a home in Palm Springs cost?
Most of the market is single family houses from the late fifties and sixties, priced by condition, lot size and whether the lot faces a lake or a canal, with renovated pool homes above original ones and newer houses on Espan Court and in Albert Lakes Garden near the top. Duplexes, triplexes and fourplexes are priced on their rents, and the older condominium complexes in the village sit at the lower end of the market table. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices.
Does a Palm Springs address mean the home is in the village?
Usually, but not always. Nearly every listing filed under Palm Springs carries the village parcel number, while a few homes with a Palm Springs address, on Meadow Court and in Evergreen Acres for example, sit in unincorporated Palm Beach County, and some homes inside the village are listed under a West Palm Beach or Lake Worth address. Taxes, permits and code follow the jurisdiction on the tax record, so we confirm it for every home before comparing prices.
Do Palm Springs houses have association fees?
Most do not. The village plats, Congress Park and the older streets around them have no homeowners association, which is why listings invite buyers to bring a boat or an RV, while a few small communities, St. Paul Estates, Southwind Springs and the gated Preston Square townhomes among them, charge a modest fee. No association means fewer rules but no one to enforce a standard on the street, and the village code still governs parking, fences and additions, so we check both for the home you choose.
Which schools serve Palm Springs homes?
It depends on the street. Recent listings name Palm Springs, Clifford O. Taylor/Kirklane, Berkshire or Meadow Park Elementary, L. C. Swain, Palm Springs Community or Conniston Community Middle, and John I. Leonard or Forest Hill High. Assignments change, so confirm the school for the specific address with the School District of Palm Beach County before you rely on it.
What is my Palm Springs home worth?
Request Your Property Valuation and we build it from the closed sales that truly match your home: the same plat or a comparable one, the same lot type, whether dry, lake or canal, and the same condition, adjusted for the roof, the windows, the air conditioning, a pool and any permitted second unit. Before you list, a broker also checks your home against the buyers already working with us. When you are deciding, ask for a full comparative market analysis, and if speed matters more than price, ask about a cash offer for a fast, as is sale.
Do you already have buyers looking for homes in Palm Springs?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
