Living in North Palm Beach

The Village of North Palm Beach, incorporated in 1956, runs along US 1 on the west shore of Lake Worth Lagoon, with Lake Park to the south, Palm Beach Gardens to the west and Juno Beach to the north. PGA Boulevard and the Gardens Mall are minutes away, and John D. MacArthur Beach State Park lies across the water on the barrier island. The Village has its own country club, the North Palm Beach Country Club, whose golf course is open to the public, and some homes on Country Club Drive face its fairways. A North Palm Beach mailing address does not always mean the Village, because some communities with the address sit in unincorporated Palm Beach County, so check the municipality on the tax record: it sets the millage rate, the permits and the services. Many homes are zoned to The Conservatory School at North Palm Beach, Howell L. Watkins Middle School and Palm Beach Gardens High School, and some to William T. Dwyer High School.

Waterfront and Boating

North Palm Beach is a boating address. Single-family streets in the Village such as Lagoon Drive, Shore Drive, Kingfish Road and Ibis Way back onto canals that lead to Lake Worth Lagoon and the Intracoastal Waterway, Old Port Cove and Twelve Oaks keep marinas for their owners, and gated enclaves such as Harbour Isles and Frenchman's Harbor offer docks and slips sized for larger boats. Boats reach the Atlantic through the Palm Beach Inlet to the south or the Jupiter Inlet to the north. The route differs canal by canal: some homes have no fixed bridge between the dock and the Intracoastal, while others, including buildings on the Earman River, pass under a fixed bridge that caps the height of the boat. For every waterfront home we show we check the canal width, the depth at low tide, the seawall, dock and lift, and the bridge clearances on the way to the inlet.

Condos, Co-ops and 55-Plus Buildings

Most homes for sale with a North Palm Beach address are condominiums. Old Port Cove's buildings date from the early 1970s to the early 1980s around its marinas, Paradise Harbour and its neighbours look over the Intracoastal and the Earman River, the Golfview Road buildings, among them Gemini, Governors Pointe and Everglades of North Palm Beach, look over the Intracoastal and the country club's golf course, and Water Club added gated towers in 2016 and 2020. Along Yacht Club Drive, Doolen Court and Shore Court, 1960s buildings such as Ports O Call, Lake Colony and Shore Club include co-operatives and buildings their listings mark as 55-plus. In a co-op you buy shares rather than a deed, so financing and board approval work differently. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply, and the reserves, any special assessment, and the pet and leasing rules decide the real cost of owning.

Neighbourhoods

North Palm Beach is small enough that buyers choose a community rather than a district. Old Port Cove is the gated condominium community around two marinas on the Intracoastal. Lost Tree Village is a private community of estate homes around a golf course, on Little Lake Worth and on the ocean. Water Club is a gated group of newer Intracoastal towers with villas and townhomes, Twelve Oaks is a gated marina community of 1980s villas and condos, and Paradise Harbour groups 1970s and 1980s condominium buildings on the Intracoastal off US 1. Smaller gated enclaves such as Harbour Isles, Prosperity Harbor North, Frenchman's Harbor, Hidden Key, Nativa and Seminole Landing, and the Village's own canal and golf-course streets, appear in the gated, waterfront, golf and luxury pages below, which cut the whole market the way buyers search it.

Selling a Home in North Palm Beach

A North Palm Beach home is priced by its water and, for a condo, by its building. For a canal home, the frontage, canal width, water depth, any fixed bridge on the route to the inlet, the dock, lift and seawall, and whether the house is original, renovated or rebuilt can separate two homes on the same street. For a condo, the floor, the view over the lagoon or the marina, parking, a boat slip, the reserves and any assessment decide the price. Your buyers are also looking in Palm Beach Gardens, Jupiter and Juno Beach, so we price from the closed sales that match your home. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.

Investing in North Palm Beach

Investors in North Palm Beach usually buy one of three things: an original 1950s or 1960s canal home in the Village to renovate or replace with new construction, a condo in one of the older Intracoastal buildings to hold as a rental, or one of the rare duplexes and small multifamily buildings. Each has its own checks. A rebuild depends on the zoning, permits and flood zone, and on the FEMA substantial-improvement rule, which requires an older home below flood elevation to be brought up to current standards once the work passes half its value. A condo or co-op depends on the association's leasing rules, minimum lease terms and tenant approval, and buildings that are age-restricted screen the tenant's age too. The rental pages show live North Palm Beach rents, and the price-reduced page tracks sellers who have cut the price.

North Palm Beach Real Estate FAQ

How much does a home in North Palm Beach cost?
It depends on the water and the building. Condos and co-ops in the 1960s and 1970s buildings along Yacht Club Drive, Golfview Road and Paradise Harbour Boulevard are the most attainable, Old Port Cove and Twelve Oaks sit in the middle, and new canal homes in the Village, Water Club's upper floors and Lost Tree Village estates carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
Is North Palm Beach part of Palm Beach or Palm Beach Gardens?
Neither. The Village of North Palm Beach is its own municipality, separate from the Town of Palm Beach farther south and from the City of Palm Beach Gardens to the west. A North Palm Beach mailing address can also sit in unincorporated Palm Beach County, so check the municipality on the property tax record, because it sets the millage rate, issues the building and dock permits and provides the services the home receives.
Can I keep a boat at a North Palm Beach home?
Yes. Canal homes in the Village have docks that lead to the Intracoastal Waterway and on to the Palm Beach Inlet or the Jupiter Inlet, and Old Port Cove and Twelve Oaks have marinas. Whether a slip is deeded, leased or not included at all varies unit by unit, and some canal routes pass under fixed bridges, so we confirm the dock, the water depth and the bridge clearances for every home.
Which schools serve homes in North Palm Beach?
The School District of Palm Beach County assigns students by address. Many North Palm Beach homes are zoned to The Conservatory School at North Palm Beach, Howell L. Watkins Middle School and Palm Beach Gardens High School, while some addresses go to William T. Dwyer High School or to Lake Park or Allamanda Elementary. Boundaries change, so we confirm the zoned schools for the exact address.
What should I know before buying a condo in North Palm Beach?
Read the documents as closely as the listing. Many buildings date from the 1960s to the early 1980s, so the reserve funding, any special assessment and, for buildings three stories or taller, the milestone inspection and structural integrity reserve study matter. Some communities charge a master association fee on top of the building fee, some buildings are co-operatives or age-restricted, and most set rules on pets, leasing and boat slips.
What is my North Palm Beach home worth?
Request a free valuation and we build it from recent closed sales that match your home, adjusted for canal frontage, water depth, bridges on the route to the inlet, dock and seawall for a waterfront house, or floor, view, slip and association for a condo, rather than a village-wide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
