A standing referral agreement sets the terms between the two brokerages once: the fee, which matches the standard terms published on our referral program page; when and how it is paid; how long a referred client remains your referral; what happens if a client is referred twice; and how either brokerage ends the arrangement. Each individual referral is then a short confirmation naming the client, the referring agent and the need, signed before anyone contacts the client. Your agents stop hunting for forms, your broker stops re-reading the same clauses every month, and the paperwork for each client takes minutes rather than a round of emails between two offices.
Built for Relocation Directors and Referral Coordinators
Larger brokerages usually route outbound referrals through one person, whether that is a relocation director, a referral coordinator or the managing broker. We work to that structure rather than around it. Your coordinator has one contact at BreakThru, the broker of record, and is copied on the status of every client your offices send. If a referral arrives through a corporate relocation program, we follow the program’s own paperwork, reporting format and expense rules alongside the brokerage agreement, and we don’t contact the transferee until the program and both brokers have said we may.
How Each Referral Is Logged
Every referral from a partner brokerage is recorded in our client management system the moment it arrives, before an agent is assigned. The record is what the fee is ultimately paid against, so it is kept precise, and your coordinator receives a confirmation that matches it. If two referrals ever name the same client, the timestamps and the signed confirmations settle it between the brokers, and the client is never asked to referee.

Reporting Back to the Referring Brokerage
Partner brokerages get reporting in two forms. The referring agent hears about milestones as they happen from the BreakThru agent working with the client. Your coordinator or broker receives a periodic summary of every open referral from your offices, on the schedule the standing agreement sets, showing where each client stands: contacted, actively searching, under contract, closed, or inactive with the reason. At each closing we send the settlement statement and the payment detail so your accounting can match the fee to the file. A client who stops responding is reported as exactly that, rather than left sitting as open.
Reciprocity: Clients Leaving South Florida
Referral partnerships work better in both directions. When a BreakThru client is moving away from South Florida, it is our practice to refer them to a partner brokerage in the market they are heading for, under the same kind of written broker-to-broker agreement, with the same promise that the client comes back to us for anything in our market. Before we send anyone, we look at which of your agents works the area and price range the client needs, and the client always makes the final choice of agent. We don’t promise a number of referrals in return, because nobody can honestly promise where their clients will move; what we commit to is that your brokerage is considered first where it covers the client’s destination.
Compliance on Both Sides of the Agreement
Under Florida law, the payment runs between brokerages and rests on a signed agreement. We are allowed to pay a brokerage licensed in another state and forbidden to pay anyone unlicensed, so before signing a standing agreement we verify your brokerage’s license and its standing with your state’s regulator. We ask for the documents our accounting needs to issue payment and report it properly; your CPA or tax adviser can confirm what your side needs. Your state’s rules about receiving a fee from a Florida brokerage are for your broker to confirm. The fee is never charged to the client, and every referred client is served under the same fair housing obligations as anyone else who calls us.
Teams and Multiple Agents
The standing agreement is between the two brokerages, so it covers every agent and team your brokerage has, including those who join after it is signed. Each referral confirmation names the agent or team that made the referral, and the fee is paid to your brokerage, which divides it internally the way it already does. Team leaders can be copied on their team’s referrals. If two of your agents send the same client, we tell your broker and follow your broker’s instruction rather than choosing between your people ourselves. On our side, each referred client has one BreakThru agent, and the broker of record answers for every file.
Onboarding Steps
Setting up a partnership is short and done once. After the first call, most of the remaining work is your broker reviewing the standing agreement and our accounting collecting what it needs to pay you. We also give your agents a one-page summary of what to send and what their clients will experience, so the partnership does not depend on one person in your office remembering how it works. From then on, sending a client is a matter of a form or an email from any agent in your brokerage.

Questions About Referrals
- How is a standing agreement different from a one-time referral agreement?
- A one-time agreement covers one client. A standing agreement sets the terms between our brokerages once, and each new client is added with a short signed confirmation. The protection for your fee is the same; the paperwork per client is much lighter, and your broker reviews the terms only once.
- Is the referral fee different for partner brokerages?
- No. The fee matches the standard terms published on our referral program page. What a standing agreement adds is that the terms are written down once for your whole brokerage, instead of being restated each time one of your agents sends us a client.
- Do you refer clients to our brokerage in return?
- Where your brokerage covers the market a departing BreakThru client is moving to, yes: it is our practice to refer those clients to partner brokerages under a written agreement. We don’t promise a volume, because we can’t know where our clients will move, and the client always chooses their agent.
- Can one relocation director send referrals for several of our offices?
- Yes. The standing agreement is with your brokerage, so a coordinator can send referrals on behalf of any office or agent it covers. Each confirmation names the referring agent so the right person is credited, and the coordinator is copied on reporting for all of them.
- What if a referred client is already talking to a BreakThru agent?
- Our broker of record tells your broker before any confirmation is signed, and the two brokers settle it before anyone contacts the client. We would rather resolve it openly at the start than have a disagreement over a fee at closing.
- What do you need from us to get started?
