Joining Your Provider Network
BreakThru completes whatever your network requires to add a provider: the application, the provider agreement, the referral agreement, acknowledgments of your service standards, system access requests and training on your platform. Tell us what your onboarding involves and the broker of record handles it directly, so the paperwork is not passed from desk to desk. If your network assigns referrals by territory, we confirm the counties, cities and ZIP codes we serve. If you are building coverage for a single client account or a new program, we can move at your pace and begin with a single trial file so your team can judge the work before relying on it.
What BreakThru Supplies at Onboarding
Networks need documents before they can send a first referral, and BreakThru provides them on request. That includes the Florida brokerage license record and the broker of record’s license, both of which can be verified on the state’s public license search; the brokerage’s legal name, address and tax documentation such as a W-9; the coverage area; details of the agents who will work your files; and any errors-and-omissions or other insurance documentation your agreement asks for. Send us the list your onboarding requires and it comes back with the signed agreements. If a requirement is one BreakThru cannot meet, the broker of record will say so at the outset rather than after you have assigned a file.
Coverage Across Six Counties
BreakThru covers the southeast Florida coast from Miami-Dade County north through Broward and Palm Beach to Martin, St. Lucie and Indian River, working from an office in Fort Lauderdale, and is a member of BeachesMLS. That footprint takes in the main employment centers of the region, from Brickell and downtown Miami to Fort Lauderdale, Boca Raton and West Palm Beach, as well as the Treasure Coast communities north of them. Referrals can cover purchases, rentals and departure sales, and commercial or business property through the brokerage’s commercial division. If a transferee’s destination falls outside the footprint, we say so as soon as the referral arrives, so you can place it elsewhere without losing time.
Referral Fees Paid Per Agreement
Referral fees are paid broker to broker under a written referral agreement, as Florida law requires, and BreakThru pays the fee your agreement sets on each closed transaction. The fee is agreed in writing before the transferee or client is contacted, and nothing about the service the client receives depends on it. A Florida brokerage may pay an out-of-state licensed brokerage, though never an unlicensed individual, so the payee is always your licensed brokerage entity. Payment is made at closing through the title company, or promptly afterwards, as your agreement specifies. Reporting in Your System
Relocation companies and networks run on their own platforms, and BreakThru reports where you want the information rather than in a format you have to transcribe. Agents update file status, contact dates, activity, offers, contracts and closing details in your system on the schedule you require, and upload supporting documents in the form you specify. If your system is not open to outside providers, updates come by email in the structure you set. The broker of record monitors the timeliness of reporting across all open files, so a missed update is caught inside the brokerage before it becomes a problem on your side of the file.
Response Standards
A provider is measured by how quickly the client hears from them. BreakThru contacts each referred transferee within one business day of receiving the referral, confirms that contact to the referring company, and answers inquiries from your consultants within one business day. Every file has a named agent and a backup. If your program sets tighter standards, such as same-day contact, tell us during onboarding and we will confirm whether we can meet them on every file before agreeing to them. Response problems go to the broker of record, who is accountable for them and will tell you what changed to prevent a repeat.
Broker Market Analyses and Broker Price Opinions on Departure Homes
When a transferee leaves South Florida, a relocation program often needs an independent view of the departure home’s value, for a buyout offer, a marketing plan or a pricing discussion with the homeowner. Florida law allows real estate licensees to prepare broker price opinions and comparative market analyses, which are not appraisals, and BreakThru prepares broker market analyses and broker price opinions for relocation companies on their required forms. Each is built from closed sales and competing active listings in the MLS, with an interior and exterior inspection where the assignment allows, and is reviewed before delivery. Turnaround, format and fee are agreed with your program when you order.
