Moving From Washington State to Florida? Trade the Gray for a Coast You Own.
Winter light instead of winter dark. A house chosen on evidence, not photographs. A closing you handle from Puget Sound.
Leave the gray without guessing about the coast. Compare towns, see the full cost of owning in writing and tour homes on live video with a BreakThru Realty agent working for you in South Florida.

Find Your Florida Lifestyle
Tell us where in Washington you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
Does Florida tax my wages differently than Washington does? No. Neither Washington nor Florida has a personal income tax, so moving does not change how your wages are taxed at the state level. The differences show up elsewhere: Washington taxes certain capital gains and estates, while owning in Florida centers on insurance, association dues and property tax. Ask a CPA how your own situation compares before you plan the move around taxes.
Most Washington buyers want one thing from this move: a Florida home that still feels like the right call in its first August, not only on a bright February visit. Washington leaves wages untaxed and so does Florida, so nothing on a pay stub argues for the move; water, light, work and the house itself carry it. What Seattle, Tacoma and Spokane buyers lack is someone in the rooms who reads the roof permit and the condominium budget while they sit three time zones west, which is why the brokerage representing you here should be chosen before the flight is booked.
What Will the Move From Washington State to Florida Cost You?
Two bills, and only the first one stops when the truck is unloaded. Getting a household from Puget Sound to the Atlantic means a long haul mover or a container, a car shipped or a drive of most of a week, flights and new utility deposits, and every one of those can be quoted before you list. The bill that keeps coming is ownership: principal and interest, a property tax assessment that starts over at your price, a windstorm policy with a separate hurricane deductible, flood coverage, association dues, and an air conditioner that replaces the furnace as the utility that matters. We will not print a total, because a newer block house inland and an older oceanfront apartment can be further apart than Spokane and Seattle. Load the quotes for one address into the Florida Home Cost Calculator next to your Washington figures and the gap shows itself.
With No Wage Tax on Either Side, Where Does a Washington Budget Change?
In insurance, dues and the property tax reset, because a salary is treated the same way in both places and neither state taxes wages. Washington collects through a high sales tax, a property tax and the real estate excise tax a seller pays at closing; Florida collects sales tax too and leans harder on what owning a coastal home costs. The new lines for a Puget Sound owner are wind coverage priced on the roof’s age and the openings, a flood policy most Washington lots never needed, and a condominium budget that must fund reserves and structural repairs. A buyer who expects a cheaper life and chooses an older beachfront tower can spend more each month than in Bellevue or Redmond. Set one real Florida address against the home you own now, and ask a CPA about anything involving capital gains, stock compensation or an estate before you count on a difference.
Which Florida Neighborhoods Match a Seattle, Eastside or Spokane Routine?
The one closest to how your weekday actually runs, so begin there rather than with a beach name. Someone who walked from Capitol Hill or Ballard to coffee and took light rail downtown tends to land in Brickell, the riverfront blocks of Fort Lauderdale or the core of West Palm Beach, where towers, sidewalks and a train line sit together. An Eastside household with a garage, a yard and a lake for the kayaks usually wants the canal streets of Fort Lauderdale or Lighthouse Point, where a dock out back takes the place of the roof rack. A household leaving Spokane, Yakima or the Tri Cities for warmth and lighter upkeep often prefers Jupiter or the Treasure Coast: one story houses, parks, quieter roads. Hills and ferries stay behind. Describe the Washington week you are leaving and your agent narrows the search to one county first.
What Keeps a Washington Buyer From Committing, and What Does the Plan Hand Over?
Five doubts, and the Florida Home Buying Plan answers each with a written deliverable instead of reassurance. Washington buyers hesitate over choosing a town from a monitor in Seattle, over a monthly cost that grows after closing, over the right house selling during the hours they sleep on Pacific time, over getting less attention than someone who can drive to a showing, and over wiring earnest money to a firm they met through a search result. Each doubt and what you receive for it follows.
- Picking from a monitor: a written area comparison built on your commute, the water you want to reach, your price range and your ordinary weekday
- Costs that grow after closing: an ownership review for each finalist with real wind, flood and dues figures where we can obtain them and estimates labeled as such
- Homes that sell while Seattle sleeps: new listings that fit your brief sent as they appear, with a live video walk set for your earliest free hour
- Less attention than a local buyer: one named agent, a dated schedule and the same inspection attendance and document reading a buyer here receives
- Wiring money to strangers: a Florida licensed broker of record, the buyer agreement signed before any tour and every wire confirmed by phone first
Should the Washington House Sell Before You Make an Offer in Florida?
Sell first when its equity is your down payment; buy first when you can carry two homes for a season and would rather move once. Washington sales close through escrow, and the excise tax comes out of the seller’s proceeds, so an escrow officer can estimate your net early and a short rent back from your buyer can keep you in the house a few extra weeks. Owning both for a while lets you choose the Florida home on evidence instead of a deadline, but the carrying cost and any bridge loan belong in a conversation with a mortgage lender before the search starts. Selling first removes that pressure and adds a lease, a second move and a later homestead start. If you need a listing agent in Washington, our broker can arrange a referral to one licensed there, and your agent sets the Florida closing date around the escrow date you already have.
Is a Florida Lease a Smart First Step After Puget Sound Winters?
It is when you have never lived through a Florida July or still cannot pick a county; it is wasted time when the town, the job and the household are already settled. Twelve months in a rental show you what a February visit hides: daily thunderstorms in summer, how the drive feels at the hour you actually commute, which towers age poorly, and whether flat ground leaves you missing the Cascades. A lease also lets a Florida job start while the Washington sale is still in escrow. The price is rent you will not recover, one more move, and a homestead exemption that waits until you own and occupy a home on January 1. Your agent screens rentals the way they screen purchases, association approval included, and keeps the purchase search warm so the lease ends with a closing rather than another lease.
How Much of the Purchase Can You Run From Pacific Time?
Nearly all of it, provided the schedule respects the three hour gap. Florida tours happen in daylight, so a camera walk at ten in the morning here reaches you at seven, before a Seattle workday starts. Since August 2024, Florida practice asks for a written buyer agreement before any showing, and a streamed tour counts; we go over the services, the pay and the way to end the agreement with you first. On camera your agent opens cabinets, runs the shower, points the lens at the ceiling for stains, steps out to the street and the drainage swale, and comes back after dark if noise is a question. You listen to the inspector live. A Florida title company or closing attorney handles the signing, often by overnight courier or an online notary session when your lender permits it. Before you send funds, call the title office on a number you looked up yourself.
Does Washington Keep Any Claim on You After You Move to Florida?
Not on wages, since neither state taxes them, and that is the first fact a Washington buyer deserves to hear. Washington’s remaining reach is narrower: its tax on certain long term capital gains applies to residents, so when you sell appreciated stock relative to your move date matters, and its estate tax can apply to Washington real estate and to a Washington domicile. Florida has no personal income tax and no state estate tax. Domicile is a record you build, not a feeling: a Florida driver license, which new residents are expected to get within 30 days, voter registration, a declaration of domicile filed with the clerk, and where you spend the year. Bring vesting schedules, a planned sale or an estate plan to a CPA or tax attorney before you choose a moving date, and read the Washington Department of Revenue site listed under Sources as the official word.
Why Does a Florida House Get Inspected So Differently From a Washington One?
Because the threat changes from rain, rot and earthquakes to wind, salt and standing water, and the paperwork follows the threat. A typical Washington house is wood framed on a slope, often with a daylight basement and a mossy roof; a South Florida house is concrete block on a slab, usually one story, with impact windows or storm shutters and a roof whose permit date drives the insurance quote. Subtract the basement when you compare space, and ask for the wind mitigation report, the flood zone and the elevation before a canal view wins you over. In a tower the documents outweigh the finishes: Florida condominium buildings three stories and taller must pass milestone structural inspections and complete a structural integrity reserve study, and an association behind on either can bill owners a special assessment that stays with the unit. We review those files with you before an offer.
- Roof permit date and covering, the first thing a Florida insurer asks about
- Impact rated glass or shutters on every opening, as recorded on the wind mitigation form
- Flood zone, finished floor elevation and a flood quote ordered right away, since a new federal flood policy normally takes effect after a 30 day wait
- For an apartment, the milestone report, the reserve study, this year’s budget and any assessment the board has approved
- Termite activity and humidity damage, which replace rot and seismic bracing on the checklist
How Long Is the Trip Back to Seattle or Spokane?
Most of a day each way, which is the honest tradeoff of moving to the far corner of the country. Seattle usually has nonstop service to Fort Lauderdale or Miami, though schedules shift with the seasons, and Spokane and the smaller Washington airports connect through a hub. Three hours of time difference help when you call a Seattle office early and hurt when family wants an evening chat. Because wages go untaxed in both places, a trip home does not threaten your paycheck, but if you keep a Washington house or business, a tax adviser should still know how many days you spend there. Buyers who expect to fly often usually settle within a reasonable drive of the Fort Lauderdale or Palm Beach airports, and your agent drives that route at your real departure time before you choose.
Where in Florida Should a Washingtonian Live?
- Brickell: Condo towers over Miami’s banking district, with the Metromover at the door and restaurants below; dues run high and the buildings date from different decades, so reserves differ tower by tower.
- Fort Lauderdale: Canal front houses with a dock behind the kitchen, downtown high rises near the river and an airport minutes away; each waterfront lot brings its own seawall and flood questions.
- Lighthouse Point: A small city of one and two story houses on canals near the Hillsboro Inlet, laid out for people who keep a boat; older roofs and seawalls shape the insurance quote.
- West Palm Beach: Newer office and residential towers downtown beside older neighborhoods of block houses, with a Brightline station and an airport close in; prices ease as you move west of the tracks.
- Jupiter: A low rise town on the Loxahatchee River and an inlet, with beaches, paddling routes and parks; homes near the water carry the highest prices and the drive to Miami takes well over an hour.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- You pay nothing and sign up for nothing. The plan puts six things in writing: a first conversation about what this move must achieve, a comparison of the South Florida areas that suit you, a shortlist an agent pulled from current listings, an ownership cost review of the homes you favor, a touring schedule, and the terms of representation before any showing. Once the form reaches us, a BreakThru agent based here answers within one business day to set a time for the consultation.
- Will my state income tax change after moving from Washington to Florida?
- No. Neither state taxes wages, so your salary sees the same state treatment before and after the move. What differs sits elsewhere: Washington’s tax on certain capital gains and its estate tax, the excise tax a seller pays when the Washington house closes, and Florida’s heavier insurance and association costs. A CPA or tax adviser can weigh those for your own household.
- What should a Seattle condo owner read before buying a Florida condo?
- Ask for five documents: the milestone inspection report, the structural integrity reserve study, the adopted budget, any assessments already voted and a year of board minutes. Florida requires the inspection and the study once a condominium building reaches three stories, and a shortfall can land on owners. Your agent obtains the file before you offer and reviews it with you or your attorney.
- Is there anywhere in South Florida that feels like Seattle or Bellevue?
- Not in terrain: there are no hills and no ferries, so match the routine instead. Brickell and the downtowns of Fort Lauderdale and West Palm Beach come closest to a walkable block with towers and a train. Canal streets in Fort Lauderdale and Lighthouse Point suit an Eastside household that wants a garage, a yard and a boat behind the house. We set each beside how you live now.
- How can I tour South Florida homes while I am still in Washington?
- After the written buyer agreement is signed, your agent walks each home on live video at hours that suit the Pacific clock, usually your early morning. The camera covers the street, the yard, the drainage and the building as well as the rooms, and the agent drives the commute at your real hour. Most buyers fly in once, for two or three finalists, before the inspection period closes.
To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.
- Does my Washington house need to close before I can buy in Florida?
- No, though the order deserves a decision. Close the Washington sale first if its proceeds fund the purchase; buy first if you can carry both and want one move. Escrow and the seller paid excise tax make your net clear early, and a rent back can cover a short gap. We coordinate with your Washington agent or arrange one by referral, and a mortgage lender should review any bridge loan.
