Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

What should I know before moving from Idaho to Florida and buying a home? Expect smaller lots, homeowners associations that often restrict boats, trailers and RVs, concrete block houses built for wind and humidity, and insurance priced on the roof and the flood zone. Outdoor life shifts to rivers, preserves and the ocean, especially in Martin County and northern Palm Beach County. A local agent can tour homes on video, read association rules and gather insurance quotes before you commit, and a CPA should review the income tax and domicile change.

If a good Idaho weekend means a river, a trailhead or a lake, the South Florida home worth buying is the one that keeps that habit alive on saltwater. BreakThru Realty represents Idaho buyers here. We find the towns where a boat ramp or a preserve is minutes away, read the association rules on trailers before you fall for a house, and price the insurance for each address. An agent here who works for you, and who asks about the boat before the kitchen, is what keeps the outdoor life from getting lost in the move.

What Does It Cost to Move From Idaho to Florida, Boat Included?

A long haul either way, and the haul is the easy part to price. From Boise or Coeur d’Alene it is a multi day drive or a cross country mover, and the drift boat, the camp trailer and the second vehicle each add a leg to plan. What decides the move is what you pay after the trailer is unhitched: the mortgage, property tax figured from your purchase price, a windstorm policy with a hurricane deductible, flood coverage, association dues where there is an association, pool service for a house with one, and marina or dry storage if the boat cannot live at home. Idaho owners are used to low carrying costs, so these lines deserve real quotes rather than guesses. You will not find a total on this page, since it depends on the house and the county. What you get instead is your agent’s set of quotes for each finalist, entered in the Florida Home Cost Calculator next to what the Idaho house costs you now.

Will an Idaho Household Spend Less Each Year in Florida?

The income tax line shrinks; the rest depends on what you buy and where. Idaho levies an income tax and Florida has none, so wages stop being taxed at the state level once your domicile genuinely moves, and a tax adviser can estimate the difference for your household. Both states charge sales tax. Where Florida costs more is insurance: wind coverage priced on hurricane risk, a separate flood policy, and in a condo the building’s policy inside the dues. Property tax works differently too. Idaho’s homeowner’s exemption has a Florida cousin, the homestead exemption, which for 2026 can remove up to $51,411 of assessed value once you own and occupy the home on January 1 and apply by March 1: the first $25,000 counts against all property taxes, and a second portion of $26,411, adjusted each year for inflation, lowers every levy except the school district’s. From then on Save Our Homes caps any annual increase in a homestead’s assessed value at 3% or the change in the CPI, whichever is less. Until the exemption applies, you pay on the full reset value. Run the Idaho house and one Florida house side by side, every line, with a CPA confirming the tax part.

Which Part of South Florida Keeps an Idaho Weekend Alive?

The northern end of the region, mostly, where rivers and preserves sit beside ordinary neighborhoods. Tequesta and Jupiter line the Loxahatchee River, Hobe Sound borders a national wildlife refuge, and Palm City and Stuart run along the St. Lucie River, all within reach of inlets that put the ocean a short boat ride away. Fort Pierce has a working inlet and lower prices, with fewer services. For a Treasure Valley household used to planned subdivisions with trails and a lake, Weston at the western edge of Broward offers the same shape beside the Everglades levee, with the coast a long drive east. A North Idaho lake owner tends to look at riverfront houses or a barrier island condo; a Snake River Plain farm family looks for the few places where a large lot and an outbuilding are allowed at all. Your agent starts the search on the right river once you say which Idaho you are leaving.

What Does an Idaho Buyer Worry About, and What Does the Plan Do About It?

The first call from Idaho usually turns on five worries: ending up behind a gate in traffic far from any water you can use, a house that costs more to carry than its price suggests, association rules that ban the boat after you close, missing the right house because you were not here to see it, and whether a brokerage a time zone and a half away will take you seriously. The Florida Home Buying Plan meets each worry with something written, and you receive the plan as a document rather than as a conversation.

  • The wrong setting: a comparison of towns written from how you spend a weekend, the drive to the nearest ramp or preserve included, before any listing is sent
  • Hidden ownership costs: a cost review for each home you like with wind, flood, association and storage lines gathered for the address
  • Gear rules: the association declaration and rules read with you before an offer, with boats, trailers, RVs and work trucks checked line by line
  • Missing the right house: a list your agent builds from the live market and refreshes as homes appear, with camera tours of the garage, the side yard and the dock
  • Being taken seriously: a named agent, dated next steps and a written plan, with a Florida broker of record standing behind it

Should You Buy in Florida Before Selling Your Idaho Home?

Yes when the equity in Boise can wait and the right Florida house cannot; no when the Idaho sale funds the purchase. Buying first lets you choose on merit and relocate once, while you carry two homes until the Idaho closing, so talk to a mortgage lender before you write anything. Selling first fixes the budget and usually means a short rental here. A rent back after your Idaho closing can cover a few weeks, and some Florida sellers will sign a contract that waits on your sale while others will not. Idaho sales of acreage or lake property can take longer than a house in Meridian, so build slack into the dates. Without a listing agent there, ask our broker for a referral to an Idaho licensee under a broker to broker agreement; your Florida agent then tracks both closings together.

Rent First or Buy Now After Leaving Idaho?

Buy now if you know which river or which suburb and have spent a summer here; rent first if you cannot choose between the coast and the western suburbs or have only visited in February. A lease on the Treasure Coast teaches you the heat, the afternoon storms, how long the drive to the ramp takes on a Saturday morning, and whether the town you liked on a visit is one you want to own in. It also keeps the boat in the water while you look. Against that, renting means paying rent for a year, moving twice, and starting the homestead exemption a year late, since it needs you owning and living in the home on a January 1. Your agent gives the lease search a purchase’s level of care and plans the closing for the month your lease ends.

How Do You Shop for a Florida Home While Still Living in Idaho?

Through your agent’s camera and your own phone, and the clock cooperates: most of Idaho runs two hours behind Florida and the panhandle three, so a Florida morning tour reaches you before work. Before the first tour you and your agent sign the written buyer agreement that has been required since August 2024, which spells out the services, how your agent is paid and how the arrangement ends; a live video tour counts as a showing under it. From there your agent films each home inside and out, measures the garage height, walks the side yard and the dock, times the drive to the ramp and the airport at a realistic hour, reads the association rules with you, and keeps you on the phone through the inspection. Insurance is quoted for the exact address before the deadlines pass. Most closings can be signed from Idaho by courier or with an online notary where the title company allows. For the wire, phone the title company at a number you looked up independently and have them read the instructions back.

Does Idaho Still Tax You Once You Live in Florida?

Only on what stays in Idaho, provided your domicile genuinely moves. Idaho can still tax income earned from Idaho sources after you leave, so rent from a cabin near Sandpoint, a lease on farm ground, or a sale that closes once you are gone may still call for an Idaho nonresident return. Changing domicile is a matter of evidence rather than intention: Florida expects a new resident to hold its driver license within 30 days, vehicles get titled here and voter registration moves, an optional declaration of domicile can go on record with the county clerk, and the homestead application comes next for the residence you hold and live in on January 1. If you keep land or a cabin in Idaho, an attorney or CPA should say how it affects your domicile before you decide which home is primary. Links to the Idaho State Tax Commission and to Florida’s Department of Revenue sit under Sources at the bottom of the page.

Can You Keep the Boat, the Trailer and the Camper at a Florida Home?

Only where the rules allow it, and in much of South Florida they do not. At home, a drift boat in the driveway and a camp trailer beside the shop are ordinary; here, many homeowners associations prohibit boats, trailers, RVs and commercial vehicles in view of the street or anywhere on the lot, and approve fences, sheds, paint and landscaping besides. Your agent pulls the declaration and rules for every house you like and reads them with you before an offer. Where you need room, there are answers: older neighborhoods outside any association with side yards and RV gates, larger lots in Hobe Sound and western Martin County, dry storage at a marina, or a waterfront house with a dock so the boat lives in the water. A condo is the opposite trade, simple to lock and leave but closely governed, and since the 2022 law a building of three or more stories must pass milestone structural inspections and fund reserves from a structural integrity reserve study, with a shortfall becoming an assessment on owners.

What Does Wet Heat Do to a House That Dry Cold Never Did?

It changes what the house is made of and what it costs to insure. Idaho houses fight snow, freeze and in some summers wildfire smoke; South Florida houses fight humidity, salt and wind. Most are concrete block on a slab rather than frame over a basement, air conditioning runs most of the year to control moisture as much as heat, and a house left closed without it grows mold quickly. Hurricane season runs June through November, windows are impact rated or protected by shutters, and the roof’s age and shape set much of the insurance price. A wind mitigation inspection, a short report on how the roof is attached and the openings protected, can lower the premium, so your agent orders one with the home inspection. Flood is a separate risk from wind: the zone on the federal map, the lot’s elevation and the street’s drainage all count, and a new NFIP flood policy generally needs 30 days before it takes effect, so it is ordered before closing rather than after.

How Do You Get Back to Idaho From Florida?

With one connection, usually through Denver, Salt Lake City or Dallas; Boise has no direct flight from South Florida, and Spokane serves the panhandle the same way. Plan a travel day each direction and arrive in the afternoon with the two hour gain. The clock favors calls home: your evening is late afternoon in Idaho, and a Florida morning tour lands before an Idaho workday starts. If a cabin or hunting ground will keep pulling you back to Idaho for weeks at a time, ask a tax adviser how that split is counted before you choose how many months to live here.

Where in South Florida Should an Idahoan Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
There is no fee and no commitment. Inside it: a consultation on what the Florida home has to make possible, a town by town comparison written around your weekends, a first set of homes selected by an agent, the yearly cost of the ones you like, a touring schedule, and the representation terms spelled out. After the form arrives, one of our local agents gets back to you within one business day to book the consultation.
How does moving from Idaho to Florida affect my taxes?
Florida has no personal income tax and Idaho does, so a household that changes domicile usually keeps more of its pay, but the effect depends on your income sources, your new property tax bill, your insurance and the date the move is real. Idaho source income stays taxable there. Ask a CPA or tax adviser to run your own figures before the tax story drives the decision.
Where in South Florida can I live close to rivers and preserves?
Start at the northern end of the region. Tequesta and Jupiter sit on the Loxahatchee River, Hobe Sound borders a national wildlife refuge, Palm City and Stuart line the St. Lucie River, and Fort Pierce has a working inlet. Weston and the western Broward suburbs back onto the Everglades. Your agent compares what each costs and what water access comes with it.
Can I park my boat or camper at a South Florida home?
It depends on the community. Many homeowners associations restrict boats, trailers and RVs in view of the street or ban them outright, while older neighborhoods without an association often allow them beside the house. Condos rarely allow either. Your agent reads the rules for every home before you offer and points you to docks, larger lots and dry storage where gear fits.
Can I buy a home in South Florida while I still live in Idaho?
Yes. After the consultation and the signed buyer agreement, your agent walks homes for you on camera, checks garages, docks and association rules, times the drive to ramps and airports and keeps you on the phone during the inspection. One trip for the finalists is worth taking if you can, and the closing papers can usually come to you in Idaho.
Should I sell my Idaho house before buying in Florida?
Sell first when the proceeds are the down payment, and expect to rent here briefly; buy first when you can afford both for a season and want to move only once. A rent back or an offer that waits on your Idaho closing can cover a gap between the two. A mortgage lender should look at any loan that spans both houses before either contract is signed.
