Moving From Chicago to Florida

Done with Chicago winters? Buy the right South Florida home before you pack a single box.

Picture next January with the balcony door open instead of the radiators clanking, in a South Florida home you picked with a clear head and complete information. BreakThru Realty represents buyers who are still living in Chicago: we weigh communities against the way your week runs now, walk each home for you on live video, price insurance and association costs for the actual address, and keep the purchase in step with whatever is happening to your condo, bungalow or North Shore house.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

The Winter Decides That You Move. It Does Not Decide Where.

By the time a Chicagoan is reading a page like this one, the first decision is usually made: another February of gray skies, salted boots and a parking spot dug out by hand is one too many. The second decision is harder, and it is the one we help with. Do you want a lock-and-leave condo with water outside the window, the way a Lake Shore Drive owner might, or a house with a pool and a garage, the way a Park Ridge or Naperville household might? Will you live here all year, or keep a foot in Illinois at first? Those answers point to very different towns, buildings and budgets along this coast. Your BreakThru agent starts there, so the search is built around the life you are moving toward and not around whichever listing photographed well.

Lakefront Towers, Vintage Walk-Ups and Their Nearest Florida Relatives

A Gold Coast or Streeterville owner will recognize much of a South Florida tower: a staffed lobby, a board, a monthly assessment and a view that sets the price. What differs is the exposure. Salt air works on balcony railings, garage decks and exterior concrete in a way lake air never did, so a building’s repair history tells you more than its lobby does. Owners of vintage units face a harder translation. The courtyard walk-up with a sunroom and a self-managed association barely exists here; its nearest relatives are small low-rise condominiums, townhomes and the older cottages and Mediterranean-style houses of a few historic districts. Tell us what you love about your current place and we will show you its closest honest match.

  • High-rise with a doorman: oceanfront, Intracoastal or downtown towers with staffed lobbies
  • Vintage courtyard condo: small low-rise buildings, townhomes or historic-district cottages
  • Brick bungalow: single-story concrete-block houses, many with a pool and a garage or carport
  • North Shore house on a deep lot: gated or club communities inland, or older estates to the east

Buying From Chicago: The Sequence Your Agent Runs

A Chicago purchase runs through attorneys on both sides, with an attorney-review window after the contract is signed. Florida usually works another way. The standard contract hands the buyer an inspection period, a title company or closing attorney handles the money and the documents, and retaining your own Florida real estate attorney is optional, though plenty of out-of-state buyers decide to. The BreakThru Florida Home Buying Plan sets the order of work before you tour anything, and your agent then carries out the steps below while you are still commuting to the Loop. None of them requires a flight, though one scouting trip, spent on areas instead of individual listings, makes every later video call sharper.

  • A written buyer agreement first, as required since August 2024, explained line by line before any tour
  • Recorded drives through each candidate area, so you can judge streets and not only houses
  • Live video tours where you direct the camera: closets, balcony, garage, the view next door
  • An inspection you attend by video, with the inspector’s findings translated into plain terms
  • Insurance quotes for the address gathered inside the inspection period, before you are committed
  • A mail-away or remote online closing arranged with the title company when you cannot travel

A Cook County Tax Bill Beside a Florida One

Cook County owners know a bill that comes in installments, an opening installment estimated from the prior year, and a reassessment that rotates through the city and the suburbs on a multi-year cycle, with appeals as a routine part of ownership. Florida is simpler to read and stricter on dates. Every property is valued as of January 1, a single bill goes out in the fall, and a purchase resets the taxable value to something near what you paid, so the seller’s bill on the listing is no preview of yours. Once the home is your permanent residence, the homestead exemption removes up to $51,411 of assessed value for 2026: the first $25,000 against every levy, and a further $26,411, indexed each year, against everything except school taxes. Ask your CPA to set the two bills side by side for a specific address.

Insurance and Association Fees: Price the Address, Not the Listing

Chicago owners rarely think about a homeowners policy once it is in place. Here it is a line you shop every year, and it can change which home you ought to buy. Wind coverage is priced on the roof’s age and shape, the year of construction, how windows and doors are protected and how near the ocean is. Flood coverage is a policy of its own, and one written through the National Flood Insurance Program usually takes effect only after a 30-day wait, so it gets ordered early in the contract. In a condominium the monthly fee pays for the building’s insurance, staff and reserves, and a tower that postponed repairs can pass the cost to owners as a special assessment. We collect quotes for the real address and read the association budget with you, and you can test the totals in our Florida home cost calculator before writing an offer.

From Belmont Harbor to the Inlet: Boating Starts Over

On Lake Michigan the boat goes in late in spring, comes out in the fall and spends the winter shrink-wrapped in a yard. Here it can sit on a lift behind your house and run any week of the year, which is why so many Chicago boaters look at canal homes first. The water changes the rules, though. Salt means flushing engines, protecting the hull and replacing hardware sooner. Fixed bridges between a canal and the ocean decide which boats can live at a given address, and the run to the nearest inlet can take a few minutes or most of an hour at idle speed through slow zones. A named storm needs a plan for the boat as well as the house. For every waterfront home on your shortlist we check bridge clearance, canal depth, the age of the seawall and dock, and what the city or association lets you keep there.

Snowbird First or Sell and Go: Timing the Chicago Side

Plenty of Chicagoans do this in stages: a few winters here while the Illinois home stays put, then a full move. If that is your route, decide early which home is truly home, because the paperwork follows that answer. Florida’s homestead benefits go only to a permanent residence you own and occupy on January 1, with the application due by March 1, and a residency-based exemption on the Chicago property cannot sit alongside it. A new resident also has 30 days to obtain a Florida driver license. If you are selling instead, remember that the calendars run opposite: Chicago listings tend to show well in spring, while South Florida sees its heaviest buyer traffic in winter. Consult a mortgage lender about carrying both homes for a stretch, and have a CPA or attorney who knows Illinois review how your time in each state will be treated.

What Catches Chicago Buyers Off Guard

Almost nobody is surprised by the heat. The surprises are smaller and more practical, and they tend to show up in the first month. A household that got by on the Red Line, Metra and a single car, or none, will find that nearly every errand here involves driving, with Brightline and Tri-Rail useful mainly between a handful of coastal downtowns. Houses have no basement. Summer, not winter, is the season spent indoors. And the months when friends want to visit are the months when restaurants and roads are fullest. None of this is a reason to stay put; it is a reason to choose the address with open eyes, and we raise each point while you still have choices.

  • No basement: storage, laundry and mechanicals move to the garage or a closet
  • A car for each adult is the norm outside a few walkable downtown blocks
  • Air conditioning runs most of the year, so its age belongs in the inspection
  • Drawbridges and freight trains can add minutes to short east-west trips
  • Winter brings seasonal traffic; summer brings daily rain and quieter streets
  • Eastern time puts you an hour ahead of colleagues and relatives back in Chicago

Where Chicago Buyers Tend to Start Comparing

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How do I buy a home in Florida while living in Chicago?
Start with a Florida Home Buying Plan: a consultation, a comparison of communities that fit your routine, a first shortlist, an ownership-cost review and a tour schedule. From there your agent tours homes on live video, you attend the inspection remotely, insurance is quoted before your deadlines pass, and the title company can arrange a closing you sign from Illinois.
Do I need to fly down before I make an offer?
No, but a trip helps if you spend it well. We suggest using it to drive through the handful of areas on your shortlist at rush hour and again in the evening, not to see as many listings as possible. Homes can be toured on video afterward. If you buy without visiting, the inspection period and the insurance quotes carry more weight, and we plan for that.
I own a condo on the lakefront. Which parts of South Florida will feel familiar?
Look first at buildings on the ocean or the Intracoastal in Fort Lauderdale, the downtown towers of West Palm Beach and the oceanfront condominiums of Boca Raton and Delray Beach. Each offers staffed, lock-and-leave living with water views. They differ in building age, fee levels and how much you can do on foot, which is what a community comparison sorts out.
Should I rent for a winter before buying?
It is a sound choice if you have only visited on vacation or are torn between counties. A seasonal rental costs more per month than an annual lease and books up early, and waiting can push your homestead start back a year. If you already know the area and the housing type you want, buying first and using the home seasonally may serve you better. We compare both routes with you.
Will my Cook County exemptions follow me to Florida?
No. Illinois exemptions end with your Illinois residency, and Florida’s homestead exemption has to be requested separately from the county property appraiser once the Florida home is your permanent residence. You should not hold residency-based exemptions in both states at once. A CPA or attorney can confirm the right order and timing for dropping one and filing the other.
Can I keep my boat behind a Florida condo or house?
Often, but the answer is specific to the address. Single-family canal homes usually allow a dock and a lift, subject to city rules and the size of the lot. Condominiums and some homeowner associations assign or lease slips and may limit boat length. Fixed bridges on the route to the ocean matter as much as the dock, so we check both before you tour.
