Who the Division Serves

Owners selling a building, investors and exchange buyers, business owners buying the building they operate from, landlords filling space, tenants looking for it, hotel owners and buyers, and owners and buyers of land. The division works statewide; most of the commercial listings it tracks are in Southeast Florida.

How the Work Is Done

Commercial property is priced on income and use, so the work starts with the numbers: the rent roll, the operating statements, the leases, the zoning and the comparable sales or leases. Owners get a written marketing plan and a qualified buyer pool; tenants get the true cost to occupy compared across spaces; land is assessed on what can be built. Consult a lender early on any purchase that needs commercial financing.

Frequently Asked Questions

Do you work outside South Florida?
Yes. The Commercial Real Estate Division works with owners, buyers, landlords and tenants anywhere in Florida. Most of the commercial inventory it tracks is in Southeast Florida, where its office is.
Do you represent tenants or landlords?
Both, as separate services. Which side we are on is set out in writing before any negotiation, and we never act for both sides of one lease without the written consent of each.
Can you help with a 1031 exchange?
We find and negotiate the replacement property on the exchange timeline. The exchange itself has to be run by a qualified intermediary under section 1031 of the Internal Revenue Code; consult your tax adviser on whether it fits your situation.
What does it cost to sell a commercial property with you?
The first conversation is free. The fee is set out in writing in the listing agreement before you sign anything.
