For Buyers, Tenants & Investors

Register Your Commercial Property Requirements

Say once what your business needs, and let the right property come to you.

See the commercial property that fits your business or your investment criteria as it is listed, anywhere in Florida, without searching every day: space to lease, a building to own, or income property to buy. Register what you need once: where, what type, how big or how much, the use, your financing and your timing. Every new MLS listing that matches is sent to you as it comes on the market, and a licensed BreakThru Realty agent works the search, including the off-market and pre-listing opportunities the MLS never shows.

Your first step: Space Requirements Consultation

Start With a Space Requirements Consultation

Location, permitted use, build-out, parking and the lease terms decide whether a space helps your business or holds it back. We work through what you need before we search, then compare the spaces that fit on what they will really cost to occupy.

What you receive

  • A written requirements brief: size, use, location, parking, timing and budget
  • A tailored search of listed and off-market space, with the total cost to occupy compared
  • What the zoning and the certificate of use allow at each option
  • Negotiation of the letter of intent before your attorney reviews the lease
  • How tenant representation is paid for, explained in writing before we start

What happens next

  1. Tell us about the business and the space it needs.
  2. A commercial agent prepares the brief and the first set of options.
  3. We reply within one business day with the options and a time to talk.
  4. Tour the ones that fit. There is no obligation to lease through us.

Free to the tenant in most cases: the landlord's side usually pays the leasing commission. The arrangement is set out in writing before we start, so there are no surprises.

Why Register Rather Than Browse

The best commercial listings are taken by the buyer or tenant who saw them first, and many deals never reach the MLS at all. A registered requirement puts you in the queue: new matches reach you within the hour, and the agents working for landlords and sellers know there is a buyer or tenant waiting for exactly that property.

What We Ask For

The brief a broker needs to work a search properly, nothing more.

  • Buying, leasing or investing, and whether the property is for your own business
  • Counties and cities, and anything you must be near (a port, an airport, a highway, your customers)
  • Property types: office, retail, industrial, flex, medical, multifamily, land, special purpose
  • For a purchase, the price range; for a lease, the square footage and the monthly budget
  • The intended use, so zoning can be checked before you tour
  • Financing: cash, conventional, SBA, 1031 exchange proceeds, or not yet arranged (consult a lender early)
  • Timing, and for investors the minimum cap rate and the asset types you will consider

What Happens Next

Your requirement becomes a listing alert and a file with the commercial team. New MLS listings that match are emailed as they appear. An agent calls once to confirm the brief, then sends the current listings that fit, asks listing brokers about space coming available, and sets up tours. For a 1031 exchange, tell us the sale date and the identification deadline and the search is run against them.

For Investors

A registered investment requirement is matched on asset type, price range, location and cap rate. Where a listing publishes its income we show the cap rate at the asking price; where it does not, we ask the listing broker for the rent roll and the operating statements before you spend time on it. Sellers and brokers who know an investor is waiting bring deals before they are listed.

For Tenants

A space requirement is matched on type, size, location and the use the zoning must allow. We compare the spaces that fit on total occupancy cost, not the quoted rate, and negotiate the letter of intent before your attorney reviews the lease. See how tenant representation works.

Questions you may be asking

Why not go straight to the landlord's broker?
The landlord's broker works for the landlord. We work for you: we compare the space against the alternatives, including ones that broker does not list, and negotiate the terms on your side of the table.
What will the space really cost?
Base rent is the start. Common-area charges, taxes, insurance, utilities, build-out, parking and annual increases decide the real figure. We compare each option on the total cost to occupy over the term.
How long does leasing take?
From first tour to keys, commonly two to four months for a space that needs little work and longer where a build-out or a permit is involved. We set the timeline from your move date backwards.

Register Your Requirements

On this page you can tell us: whether you are buying, leasing or investing, the counties and cities you want, the property types, your budget or square footage, the intended use, financing status, your timeline and, for investors, the cap rate you need.

Call or text (786) 914-1017 or email sales@breakthrurealty.com. A licensed BreakThru Realty agent follows up within one business day.

Frequently Asked Questions

Does registering cost anything or commit me to anything?
No. You can unsubscribe from the alerts at any time, and how BreakThru Realty is paid for a search is agreed with you in writing before it starts. In many commercial deals the seller's or landlord's side pays the buyer's or tenant's broker.
How often will I hear from you?
New matching listings are emailed as they come on the market. An agent calls once to confirm the requirement, then as often as you want and no more.
Can I register more than one requirement?
Yes. Register each search separately, for example an industrial purchase in Broward and a retail lease in Palm Beach County, and each gets its own alert.
Do you show off-market properties?
When an owner has asked us to market quietly, yes, to registered buyers who fit. That is one of the main reasons to register rather than browse.
