Living in Margate
Margate was incorporated in 1955, and its name joins the first letters of its founder Jack Marqusee's surname to the word gateway. The city grew outward from State Road 7: the original plats of the late fifties and sixties, IBEC, North Margate, Southgate and Hammon Heights among them, sit close to that corridor, the seventies sections of Oriole Margate spread across the west, Kimberly Forest and Oakland Hills fill the south, and the planned communities of Holiday Springs and Coral Bay took the north in the late eighties and nineties. Atlantic Boulevard runs east through Pompano Beach to Interstate 95 and the beach, about a twenty minute drive, and west toward Coral Springs and the Sawgrass Expressway, while Margate Boulevard and Royal Palm Boulevard cross the city from east to west. Coconut Creek lies to the north, North Lauderdale and Tamarac to the south. Shopping and services line State Road 7, and the city keeps its own police department and fire rescue. School assignments follow Broward County Public Schools by address, so confirm the elementary, middle and high school for the exact home before you rely on a listing.
Canals, Lakes and Waterfront Lots
Water runs behind a large share of Margate houses. A network of freshwater canals and lakes drains the city, so a waterfront lot in IBEC, Hammon Heights, Oakland Hills or Oriole Margate often looks over a canal from a patio or a small dock, and Coral Bay and Holiday Springs place houses on lakes inside their gates. These canals belong to the drainage system rather than a route to the ocean: none of the current Margate listings is marked with ocean access, and some record a fixed bridge, so owners use the water for kayaks, paddleboards and fishing from the yard. What the water adds is a view and open space behind the house; what it asks is upkeep of the bank or seawall. For every waterfront home we check the survey, the condition of the bank or seawall, any dock permit, the flood zone and the elevation certificate, and what the city and the drainage district allow before you plan a dock, a lift or a fence at the water.
Gated Communities, Townhomes and Condominiums
Margate's gated communities sit mostly in the north and west. Coral Bay, built from around 1990 on streets such as Bayfront Drive, Seagrape Circle and Apache Lane, puts houses behind a gate and around lakes, and parts of Holiday Springs are gated as well. Townhomes run from the Kimberly Townhouses of the seventies, where a listing can come with no association and a private pool, through Monte Carlo and Celebration Pointe from the last two decades, to Coral Edge, where Pulte is building two story townhomes in west Margate. Condominiums include Crestwood at Carolina beside the golf course and the land condominium lots of Aztec RV Resort, where owners keep a motor coach beside a coach house. Coral Cay Plantation is a gated community of manufactured homes for residents 55 and over. In every association we read the budget, the reserves, the rules on leasing, pets and vehicles and any assessment before you offer, because the monthly fee and the rules shape the cost of owning as much as the price does.
Neighborhoods
Margate is easiest to understand by plat and decade. Near State Road 7, IBEC, North Margate, Southgate and Hammon Heights hold the city's original houses from the late fifties and sixties, most with no association and several on canals, and Margate Shores adds larger houses from the late sixties. In the west, Oriole Margate is a grid of seventies houses with no association, and Coral Edge is the new townhome community going up nearby. In the south, Kimberly Forest has large lots, some with five bedroom houses, and Oakland Hills, east of State Road 7, has canal and lake houses under an association. In the north, Holiday Springs is the nineties community around the Carolina Club golf course, and Coral Cay Plantation is a gated community of manufactured homes for residents 55 and over. Aztec RV Resort, in the southeast, sells gated lots for motor coaches. Each has its own page with live listings and recent sales; Coral Bay, the gated lake community in the northeast, appears on the gated and lakefront pages.
Selling a Home in Margate
BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before your Margate home goes on the market, a broker checks it against what the buyers already working with us have asked for, from a canal lot or a gated street to the bedrooms, a pool, no association and the budget, and contacts the buyers it fits; your house may be the one a buyer is waiting to find. When no buyer on file fits, the plan takes the home to the rest of the market through the MLS listing that cooperating agents search, priced from the closed sales that match it: a canal house in IBEC against other canal houses of the same era, a Holiday Springs house against sales inside its own section, and a coach lot at Aztec RV Resort against other lots in the resort. At every step the strategy follows your objectives: when you need to move, what you need to net and where you are going next. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer if speed and an as is sale matter more to you than waiting for the full market price.
Investing in Margate
Investors in Margate buy houses more than buildings. Duplexes and small apartment buildings rarely appear among the city's listings, so the usual purchase is a three or four bedroom house leased by the year to a family, often in the older plats near State Road 7 or in Oriole Margate, where streets with no association leave leasing to the owner within the city code and state law. The second approach is renovation: a fifties or seventies house bought for its lot and its canal view, brought up with a new roof, impact windows and an updated kitchen, then sold or kept. Inside Holiday Springs, Coral Bay and the townhome communities the association's leasing rules come first, since some approve every tenant or set a minimum lease. Aztec RV Resort is its own case, a lifestyle purchase whose rules on renting a lot sit in the condominium documents. Before you offer, Get Your Investment Property Analysis: we model the rent from current Margate leases and the resale from the closed sales that match the property.

Margate Real Estate FAQ
- Where is Margate, Florida?
- Margate is a city in north central Broward County, roughly nine miles inland from the beach at Pompano Beach. Coconut Creek borders it to the north, Pompano Beach to the east, North Lauderdale and Tamarac to the south and Coral Springs to the west. State Road 7 runs north and south along the east side of the city, downtown Fort Lauderdale is about a half hour drive south, and Fort Lauderdale Hollywood International Airport is about thirty to forty minutes away depending on traffic.
- How much does a home in Margate cost?
- It depends more on the type and the decade than on the street. Manufactured homes in Coral Cay Plantation sit at the entry point, the fifties and sixties houses near State Road 7 and the older townhomes come next, and the nineties houses in Holiday Springs and Coral Bay, the new townhomes at Coral Edge and finished coach lots at Aztec RV Resort reach the upper part of the market. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices; the canal, gated, townhome and price pages break the market into its parts.
- Can I keep a boat on a Margate canal?
- A small one, usually, but not one that goes to sea. Margate's canals and lakes are freshwater drainage waterways, and none of the current listings is marked with ocean access, so a dock behind a Margate house suits a kayak, a canoe or a small boat for fishing the canal, subject to the rules for that waterway. Owners of larger boats usually trailer them to a ramp on the coast. Before you plan a dock, a lift or a boat on the lawn, we confirm the city code on boat and trailer parking, any association rule and what the drainage district permits at the bank.
- Is there a 55 and over community in Margate?
- Yes. Coral Cay Plantation in north Margate is a gated community of manufactured and mobile homes whose listings carry the 55 and over flag, and Margate also has older condominium communities with age rules. For any of them, confirm with the association whether the age rule applies to one owner or to every resident, what the monthly charge covers, whether the land is owned or leased and how a buyer is approved, because those answers decide the cost and who may live in the home.
- Do Margate homes have homeowners associations?
- Many do not. Most houses in the older plats, IBEC, North Margate, Southgate, Hammon Heights, Margate Shores, Oriole Margate and Kimberly Forest, list with no mandatory association, which leaves fences, parking, paint and leasing to the owner within the city code. Oakland Hills, Holiday Springs, Coral Bay and the townhome and condominium communities have associations, and several of them run a gate. The fee, what it covers and the rules on rentals, pets and vehicles differ from one community to the next, so we pull the documents before you offer.
- What is my Margate home worth?
- A free valuation starts with the closed sales that truly match your home: the same plat and decade for a house near State Road 7, the same canal or lake frontage when you are on the water, the same section in Holiday Springs or behind the gate in Coral Bay, and the same model at Coral Edge, adjusted for the roof, impact windows, a pool and any converted garage. When you are deciding whether to list, ask for a full comparative market analysis; if speed matters more than price, ask about a cash offer for an as is sale.
- Do you already have buyers looking for homes in Margate?
- BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
