Living in Bay Harbor Islands

Bay Harbor Islands was incorporated in 1947 on two man-made islands that Shepard Broad dredged from Biscayne Bay, and it is still a town of its own with its own council, police department and building department. The Broad Causeway, a toll road with an opening bridge, runs west from the islands to North Miami and the 125th Street corridor, and the 96th Street bridge runs east over Indian Creek to Bal Harbour and the beach. Kane Concourse, the East Island's main street, carries banks, offices, restaurants and cafes between the two bridges, and Bal Harbour Shops is a walk across the bridge. Ruth K. Broad Bay Harbor K-8 Center is the public school on the East Island, with the town's community center and parks nearby, and the town has long drawn families who want a walkable island, a public school and the beach without a beachfront price. Miami International Airport is about half an hour away by car, Aventura and Sunny Isles Beach are a short drive north, and Miami Beach lies south along Collins Avenue.

Boutique Condos on the East Island

The East Island is where the town is changing. Its streets were lined with two- and three-story garden apartment buildings from the 1950s and 1960s, and over the past decade many of those lots have been assembled and rebuilt as boutique condominiums of a few dozen residences each, kept low by the town's height limits: Kai Bay Harbor, Riva Bay Harbor, Bay Harbor One, The Palms, Bijou Bay Harbor and the Ivory Residence among the completed ones, La Baia North and South on the bay with their own marina, Onda Residences at the island's north tip, and Porto Bay and The Well Bay Harbor under construction. The older buildings that remain, such as Longwood Towers, Caravelle, Granada, Blair House and Island Pointe, offer larger floor plans on the water for less, and several are co-operatives rather than condominiums. In any building three stories or taller, Florida's milestone inspection and structural integrity reserve study apply, so the monthly fee, the reserves, any special assessment and the leasing rules decide the real cost of owning, and in a co-op the board approves the buyer and the financing works differently.

Houses on the West Island: Bay, Canals and Docks

The West Island is zoned for single-family homes only, and it is where the town's houses are. Streets such as West Bay Harbor Drive, Broadview Drive and the numbered streets from 95th to 103rd hold lots on Biscayne Bay, on the canals that cut into the island and on dry interior blocks, with original mid-century ranch houses standing beside new two-story homes built to current flood elevation. Waterfront lots carry seawalls and private docks, and a boat leaves the canals into the bay and runs north to Haulover Inlet and the Atlantic; listings often note the absence of fixed bridges on that route, which we confirm for the exact lot, along with the depth at the dock at low tide, the dock and lift permits and the age of the seawall. The interior blocks are the quieter way into the town: a house a few minutes' walk from the Broad Causeway bridge and the parks, priced on the lot and the condition of the roof, the windows and the elevation rather than on the water.

Neighborhoods

Bay Harbor Islands buyers think in two islands rather than in named neighbourhoods. The East Island holds the condominiums, from the bayfront buildings on its western shore to the mid-century towers on its eastern shore facing Bal Harbour across Indian Creek, with Kane Concourse running between them. The West Island holds the houses on the bay, the canals and the interior streets. Two sections of the East Island are measured well enough to carry their own pages: La Baia, the bayfront development of two boutique buildings with a private marina, and the Indian Creek waterfront, the shore of mid-century buildings such as Caravelle, Granada, Blair House and Colony Bay Harbor that looks across the creek to Bal Harbour. Each page carries its live listings and recent sales, and the waterfront, dock, canal, condo, house and luxury pages below cut the whole town the way buyers search it.

Selling a Home in Bay Harbor Islands

A Bay Harbor Islands condo is priced by its building and its water before its square footage: a new boutique building against a mid-century one, a bay or Indian Creek exposure against a street view, a deeded boat slip, the floor, the terrace and the building's fees, reserves and assessment history. A West Island house is priced by its lot: bay or canal frontage, the seawall and dock, the elevation, and whether a buyer will keep the house or replace it, which is why two houses on the same canal can be worth very different amounts. Your buyers compare the town with Bal Harbour, Surfside, Miami Beach and Aventura, so we price from the closed sales that match your building or your lot. Begin with a free valuation drawn from recent MLS closings, move to a full comparative market analysis when you are ready to list, or ask for a guaranteed cash offer when you need to sell fast and as-is.

Investing in Bay Harbor Islands

Investors in Bay Harbor Islands usually buy one of three things: a unit in an older East Island building to renovate or lease, a residence in a new boutique building bought before or at completion, or a West Island house on the water or an interior lot to rebuild. The East Island's redevelopment is the long story here, because assembled lots of old garden apartments keep becoming new buildings and each completion resets what the older buildings beside it are measured against. A rental depends first on the building's rules: how often a unit may be leased, any minimum term and the association's approval of tenants, and then on the town's own rules on short-term rentals. A rebuild depends on the town's zoning and permits, the flood zone and the FEMA substantial-improvement rule, which requires an older home below flood elevation to be brought up to current standards once the work passes half its value. The rental pages show live Bay Harbor Islands rents, the new construction page tracks the buildings being built, and the price-reduced page tracks sellers who have cut the price.

Bay Harbor Islands Real Estate FAQ

How much does a home in Bay Harbor Islands cost?
The range inside the town is wide. Units in the mid-century buildings and co-operatives of the East Island are the most attainable way in, residences in the new boutique buildings sit well above them, and the West Island's bayfront and canal houses carry the highest prices, with interior-lot houses in between. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS, and the luxury and price-reduced pages show the top of the market and the sellers who have cut their price.
Is Bay Harbor Islands the same as Bal Harbour?
No. Bay Harbor Islands is its own town on two islands in Biscayne Bay, with its own council, police and building permits, and Bal Harbour is the separate village on the barrier island to the east, across the 96th Street bridge over Indian Creek. The two share the 33154 ZIP code with Surfside, and the spellings are different: Harbor for the islands, Harbour for the village. The property tax record names the municipality, so look there before you compare prices or rules.
Can I buy a waterfront home with a dock in Bay Harbor Islands?
Yes, on both islands. The West Island's houses on Biscayne Bay and on the canals have seawalls and private docks, and a boat runs from them north through the bay to Haulover Inlet and the Atlantic. On the East Island, the bayfront buildings such as La Baia offer deeded boat slips in a private marina, and several older buildings on the water have dockage of their own. Dock rights, slip size, water depth, the seawall and the route to the inlet vary lot by lot and building by building, so we confirm them for every waterfront home we show.
What should I know before buying a condo in Bay Harbor Islands?
Give the association documents the attention you give the listing. The East Island mixes buildings completed in the last few years with buildings from the 1950s to the 1970s, so the reserve funding, any special assessment and, for buildings three stories or taller, the milestone inspection and structural integrity reserve study matter. Several of the older buildings are co-operatives, where you buy shares rather than a deed, the board approves the buyer and financing is more limited. Every association sets its own approval process and rules on pets and leasing, so ask for them before you offer.
How do you get to and from Bay Harbor Islands?
The town sits between two bridges. The Broad Causeway, a toll road with an opening bridge, runs west across Biscayne Bay to North Miami and the 125th Street corridor, and from there to Interstate 95 and the airport. The 96th Street bridge runs east over Indian Creek to Bal Harbour, Bal Harbour Shops and the beach, and Collins Avenue leads from there north to Sunny Isles Beach and south to Surfside and Miami Beach. Kane Concourse on the East Island connects the two bridges, and much of the town is walkable between them.
What is my Bay Harbor Islands home worth?
Request a free valuation and we build it from recent closed sales that match your home: for a condo, the building, the line, the floor, the water exposure and the fees; for a West Island house, the lot, the bay or canal frontage, the dock and seawall, the elevation and the condition, rather than a townwide median. When you are deciding whether to list, we prepare a full comparative market analysis, and an owner who needs to sell quickly can ask for a guaranteed cash offer.
