Living in Palm Beach Gardens

Palm Beach Gardens was founded by John D. MacArthur in 1959 and grew up around PGA National, the Gardens Mall and PGA Boulevard. It is a city of communities rather than neighbourhoods: guard-gated golf clubs such as BallenIsles, Mirasol, Old Palm, Frenchman's Creek, Frenchman's Reserve and Eastpointe, non-golf gated communities such as Evergrene and Artistry, and the new master plans of Alton beside the Scripps campus and Avenir on Northlake Boulevard. The Intracoastal and the beach at Juno are a few minutes east, the schools are among the best in the county, and the Turnpike and I-95 both run through the city.

Country Clubs

PGA National, with five courses including the Champion course the PGA Tour plays every year, is the largest community in the city and one of the few where membership is optional in most sections. BallenIsles, Mirasol, Old Palm, Frenchman's Creek and Frenchman's Reserve require membership with purchase, each with its own joining fee and dues, and Frenchman's Creek adds a marina and an oceanfront beach club. Eastpointe offers two Fazio courses with optional membership. Whether membership is mandatory changes the real cost of a home by hundreds of thousands of dollars, so we walk every buyer through the club documents before an offer.

New Construction, Waterfront and Acreage

Avenir, Alton, Artistry and Vintage Oaks hold most of the new and near-new single-family inventory in northern Palm Beach County, with contemporary designs, clubhouses and lake lots. On the water, Frenchman's Creek, the Intracoastal Park streets and the canal homes off Prosperity Farms Road have docks with a route to the Palm Beach and Jupiter inlets. In the north-west, Caloosa, Steeplechase, Bayhill Estates and Palm Beach Country Estates offer lots of an acre to five acres, several zoned for horses, within a short drive of PGA Boulevard.

Neighborhoods

Country clubs: PGA National, BallenIsles, Mirasol, Old Palm, Frenchman's Creek, Frenchman's Reserve and Eastpointe. Gated without golf: Evergrene, Artistry and Vintage Oaks. New master plans: Alton and Avenir. Acreage and horses: Caloosa, Steeplechase, Bayhill Estates and Palm Beach Country Estates. Established and attainable: Garden Lakes and Catalina Lakes. Each has its own page with live listings.

Selling a Home in Palm Beach Gardens

Palm Beach Gardens buyers compare homes club by club, so pricing has to reflect your specific community, its membership terms and fees, the lot and the view rather than a citywide average. Start with a free valuation built on recent BeachesMLS sales, request a cash offer for a fast as-is sale, or ask for a full comparative market analysis and a marketing plan before you list.

Investing in Palm Beach Gardens

Investors buy in Palm Beach Gardens for the year-round rental demand from the research institutes, the hospitals and the corporate offices along PGA Boulevard, for the seasonal market inside the clubs where leasing is allowed, and for the appreciation of the new master plans as they build out. Club and association rental rules vary widely and matter here, so we check them first. We track price reductions, new listings and days on market daily.

Palm Beach Gardens Real Estate FAQ

How much does a home cost in Palm Beach Gardens?
Condos and townhomes in Catalina Lakes, the older sections of PGA National and along PGA Boulevard start below the citywide median, single-family homes in Garden Lakes, Evergrene and the non-club sections of PGA National sit in the middle, the new homes in Alton, Avenir and Artistry and the mandatory-membership clubs run from the high six figures to several million, and Old Palm, Frenchman's Creek and the estates on acreage set the top. The market table on this page shows current medians for single-family homes and condos.
Do I have to join the club when I buy in Palm Beach Gardens?
In BallenIsles, Mirasol, Old Palm, Frenchman's Creek and Frenchman's Reserve, yes: membership is required with purchase, with a joining fee and annual dues on top of the price of the home. In most sections of PGA National and Eastpointe membership is optional, and Evergrene, Artistry, Alton and Avenir have clubhouses without a golf mandate. We provide the current fees and the club documents for any community you are considering.
Where is the new construction in Palm Beach Gardens?
Avenir on Northlake Boulevard is the largest, with several builders and a planned town centre; Alton beside the Scripps campus has single-family homes and townhomes around a town centre; and Artistry and Vintage Oaks are gated communities of contemporary homes off Northlake. The new construction page on this site lists every current new and under-construction home in the city, and we can represent you on a builder contract at no cost to you.
What is my Palm Beach Gardens home worth?
Request a free valuation and we will build it from recent closed sales in your community, adjusted for club membership terms, lot position, view, condition and upgrades, or for acreage and outbuildings on the larger lots. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
How does Palm Beach Gardens compare with Jupiter and West Palm Beach?
Palm Beach Gardens is the golf and gated suburb: the most private clubs, the newest master plans and the Gardens Mall, with the beach a short drive east. Jupiter, to the north, has the beach, the inlet, the river and the highest prices in the area. West Palm Beach, to the south, is the urban centre with the downtown towers and the historic districts. We cover all three and can compare specific homes side by side.
