Why This Is Broader Than REO
An institution ends up owning real estate in more ways than one. A bank forecloses, but it also takes deeds in lieu, acquires collateral through workouts and charge-offs, and inherits property through acquisitions and mergers. A fund buys portfolios outright, or buys notes and finds itself holding the property behind them. A trustee or a fiduciary acquires property through probate or an estate. A corporate owner has surplus real estate it no longer occupies. Disposition Strategy Before Disposition
The first question on an institutional asset is not what to list it for; it is what to do with it. BreakThru Realty gives a written recommendation on the route that nets the most against the owner’s own constraints: a retail listing at market-ready condition, an as-is sale to an investor, a targeted approach to a specific buyer type, a lease-then-sell where the rental market pays better than the sale market, an auction, or holding through a season where South Florida’s seasonality materially changes the outcome. Institutional inventory is marketed to the same standard as any other listing the brokerage takes: professional photography, complete MLS data, portal syndication, and placement on a website that publishes live-MLS pages for the cities, neighborhoods, ZIP codes and condominium buildings in its footprint. Transaction Management
Every file is managed from contract to closing by the brokerage rather than left to the buyer’s side: title ordered, association estoppel certificates requested early, municipal lien searches and open-permit research completed, survey and inspection access coordinated, tenant estoppels and lease assignments handled where the asset is occupied, buyer financing tracked to clear-to-close, and the settlement statement reconciled against the contract before signature. A portfolio is reported as a portfolio. Reporting is delivered in the client’s system and on the client’s schedule. Where a client has no format of its own, the brokerage provides one and the client keeps it.
Vendor Coordination and Property Care
While an asset is held it still has to be secured, maintained, protected against deterioration, and kept compliant with the municipality and the association. BreakThru Realty coordinates the trades and services that do that — securing and re-keys, debris removal, landscaping and pool service, utility activation, repairs and make-ready work, association and code-compliance matters — under the same rule as every other assignment: itemized bid, written approval, photographs before and after, invoice reconciled against the approved bid. The owner deals with the brokerage, not with the vendors.
Engagement and Capacity
Engagements run from a single asset to a multi-property disposition, and from a valuation-only instruction to full disposition management. The brokerage will say what it can take and by when, rather than accepting volume it cannot service; capacity is scaled through its licensed agents and its vendor network within the six counties it covers. Terms, fee structure and reporting obligations are agreed in writing before the first asset is assigned, and the brokerage works within a client’s existing listing agreement, addenda and vendor agreement rather than requiring its own paperwork.
Who Is Responsible
One broker of record is answerable for every institutional file: contract review, closing-statement review, compliance with Florida license law and fair housing law, and the escalation point when something on an asset goes wrong. His name, title, Florida license number and direct contact are published on this website rather than given out on request, and the license can be verified independently on the Florida Department of Business and Professional Regulation’s public register. An institutional owner should never have to ask a brokerage who is accountable for its files.

- An institutional seller is an organization that owns real property as an asset rather than as a residence: a bank, a credit union, a mortgage servicer, an investment fund, a government entity, a trustee or fiduciary, a corporate owner with surplus property, or an asset management company acting for any of them. The distinguishing features are that the owner has no personal attachment to the property, is usually not local to it, is accountable to someone else for the outcome, and needs documentation and reporting rather than reassurance.
