Source: BeachesMLS commercial sale and lease listings (IDX), every active Florida listing, refreshed through the day. These are asking prices and asking rents, not closed sales or signed leases. Price per square foot divides the asking price by the building area the listing reports. Rent medians use only the 767 leases quoted per square foot per year; many landlords quote a monthly amount instead, and the MLS does not say whether a rent is triple net or gross. A median of fewer than five listings is shown as —.

Filter by property type, sale or lease, price, building size, city or county, minimum cap rate, minimum units and seller financing. Leases show the rent in the unit the listing quotes it in, per square foot per year or per month.

Buyers, Tenants, Owners and Investors

A licensed BreakThru Realty agent can request financials and lease terms from the listing broker, compare a property against the other listings in its market, negotiate the letter of intent and keep due diligence on schedule. Owners can ask us to price, market and lease or sell a property.

Before You Make an Offer

On every commercial property we ask for the rent roll, the leases and the operating statements, check the zoning against the intended use, and line up the inspections, survey, environmental review and title work a lender will require.

Frequently Asked Questions

How are commercial lease rates quoted in Florida?
Most landlords quote an annual rate per square foot of rentable space, for example $32 per square foot per year; some, especially for small offices and executive suites, quote a monthly amount instead. Listings on this site show the rate in the unit the listing uses. Ask whether the rate is triple net (NNN), where the tenant also pays a share of property taxes, insurance and common area maintenance, or gross, where those are included.
What is the difference between a NNN lease and a gross lease?
In a triple net (NNN) lease the tenant pays base rent plus its share of property taxes, insurance and common area maintenance (CAM), so the total cost is higher than the quoted rate. In a gross or full-service lease those costs are included in the rent. Compare spaces on the total annual cost per square foot, not the quoted rate alone.
Where do these listings and figures come from?
From the BeachesMLS feed, refreshed through the day. The market figures on this page are computed from every active commercial listing in Florida; a county or city page counts only its own area. They are asking prices and asking rents, not closed sales or signed leases.
Can BreakThru Realty represent me as a buyer or tenant?
Yes. BreakThru Realty is a licensed Florida brokerage serving all 67 counties, and a licensed agent can show you any listing on this page, request its financials and lease terms, and negotiate on your behalf. How your agent is paid is agreed in writing before the search starts.
Can you help me sell or lease my commercial property?
Yes. Use the form on this page or call, and a licensed agent will review the property against the listings it competes with, recommend an asking price or rent, and explain how it would be marketed.
