Florida Real Estate Services for Family Offices
Acquisition, disposition and portfolio coordination, working alongside your advisors
BreakThru Realty provides acquisition, disposition and real estate portfolio support for family offices and their advisors across South Florida. We coordinate property searches, market analysis, negotiations and transactions with the counsel, CPAs and trustees you designate, prepare written decision papers rather than tours, and report on the schedule and in the format your office already uses. Residences for principals and properties held for the long term are run as two kinds of work, each with its own checklist.

Who Handles Real Estate for Family Offices in South Florida?
BreakThru Realty does, through the family office group of BreakThru Private Client. It is a licensed Florida real estate brokerage in Fort Lauderdale and a member of BeachesMLS, with Tyson E. Sam as broker of record. The group buys and sells residences for principals and property held for the long term across Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties, and it is organized for a committee: a written decision paper for each candidate asset, reporting on the office’s schedule, a document folder the office owns, counterparty checks, a conflicts register, and management or oversight after closing. Instructions come only from the people the office names in writing, and the brokerage works alongside the office’s own counsel, CPA and trustees without replacing any of them.
Acquisition, Disposition and Oversight
For an acquisition, we write the brief with the office, search the public market and the homes not yet on it, and bring each serious candidate back as a decision paper: what the asset is, why it fits the allocation already approved, what diligence found, the carrying costs by category and a recommendation. For a sale, the same paper covers the pricing argument, the activity, the offers side by side and what we would do next. Once an asset is held, we can manage it through our own licensed staff or sit above the managers the office already uses, so the controller receives one consolidated report instead of several.
How Does the Brokerage Report to a Family Office?
On the schedule and in the format the office sets, agreed at the start rather than improvised once something happens. Some offices want a short written note on a fixed day each week while a search or a sale is running and a monthly statement once an asset is held. Others want nothing until there is a decision to take. Either way the format is yours: a memo, a shared spreadsheet, a slide for the quarterly meeting, or a call with the controller at a set time. Each report says what changed, what is waiting on whom, and what we need from the office to keep moving, so nobody has to read the whole history to find the one open item.
One File the Office Controls
From the first candidate property onward, every document lives in a shared folder the office owns: the brief, the brokerage agreement, the disclosures, each candidate’s diligence file, the contract and its addenda, inspection reports, association records, the closing package and, after closing, the statements and the insurance policies. Access is granted by name and withdrawn by name, counsel and the CPA see what they need without asking for it twice, and a controller joining the office two years later can reconstruct the whole transaction from the folder rather than from someone’s memory.
What Diligence Does a Florida Acquisition Need at the Entity Level?
Institutional diligence looks at the counterparty as well as the parcel. In Florida the deed names the owner of record, the county property appraiser publishes it, and when the owner is a company the state’s corporate registry shows the registered agent and usually the managers, so the brokerage checks that the entity signing the contract is the one on the title, that it is active with the state, and that whoever signs for it can show authority to do so. The same review runs on the buyer’s side, because the office’s own attorney decides which entity acquires, and the contract, the title commitment and the association application all have to carry that name from the first draft.
One Channel and One Set of Instructions
An office with a principal, a chief investment officer, outside counsel, a CPA and a trustee can generate five opinions on one house. The brokerage takes instructions from the people the office names in writing, through the single channel the office chooses, and sends nothing anywhere else. That protects the principal, whose name may never appear in a conversation with a seller, and it protects the office from an instruction given in passing being treated as a decision. If the office changes who may instruct, it does so in writing and the change takes effect from that moment.
Conflicts, Disclosed Before They Matter
Florida law presumes a licensee is a transaction broker unless a different relationship is established in writing, and the disclosure is made before any work begins, so the office knows from day one whose interests the brokerage represents and how. Beyond that statutory floor, the group keeps a conflicts register. If the brokerage is already working for another party interested in the same asset, or holds a listing the office is considering, the office is told before it spends an hour on the property, and it decides whether to proceed, to take a different relationship in writing, or to use another firm for that one asset.
What Should a Family Office Know About Each South Florida County?
The six counties share one state law and one coastline and differ in almost everything a decision paper has to cover: what is for sale, who regulates changes to it, what it costs to carry and how much of the market is visible in the multiple listing service. A committee comparing a bayfront residence in Miami with a riverfront parcel in Stuart is comparing two different sets of questions. The entries below set out what each county adds to the diligence file, so the differences are on the table before the first candidate is.
Miami-Dade County
Miami-Dade is the deepest market in the region and the most varied: bayfront and island residences, a large condominium stock on both sides of the bay, and income property from small apartment buildings to mixed-use blocks. The county’s particular diligence is the building as much as the unit. Florida requires milestone inspections and reserve studies for condominium buildings of three stories or more, and an association’s records, pending assessments and insurance position can matter more to a long hold than the purchase itself. Broward County
Broward is the brokerage’s home county. Its waterfront is working water, with deepwater canals, a marine industry and Port Everglades, so a residence for a principal usually brings a dock, a seawall and their upkeep into the carrying costs. Inland the county offers guard-gated communities and acreage in the west and commercial property along the main corridors, and two airports, one executive and one commercial, sit close to most of it. Palm Beach County
Palm Beach County holds the island estates of the Town of Palm Beach, the barrier-island towns south to Boca Raton, the club communities of Boca Raton, Palm Beach Gardens and Jupiter, and equestrian property in Wellington. Three things recur in its files: architectural and landmark review at the town level, club membership obligations that travel with a house, and agricultural or equestrian zoning that controls what a parcel can be used for. Martin, St. Lucie and Indian River Counties
The Treasure Coast offers larger parcels, river and ocean frontage and a slower market, from Jupiter Island and Hobe Sound up to Vero Beach. Part of this market is listed in other multiple listing services, so the brokerage says plainly what its own data covers and where a local source is needed. Martin County’s building height limit keeps its coast low-rise, which shapes both what is for sale and what could ever be redeveloped. Martin County real estate
A Manager of Managers, Across Six Counties
Most offices already use a property manager here, a contractor there and an insurance broker somewhere else. The group can be one of those managers, running residential property through its own licensed staff, or it can sit above them: holding the calendar, checking that each vendor delivers what the office is paying for, and giving the controller one consolidated report instead of six. The footprint is Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties, run from Fort Lauderdale, which takes in the island and waterfront markets of Miami Beach, Key Biscayne and Coral Gables, the Las Olas and Harbor Beach districts, Boca Raton, the Town of Palm Beach, Jupiter Island and Hobe Sound, and the river towns up to Vero Beach.
Our Privacy Standard
- A confidentiality agreement before the first conversation
- Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
- Your name stays out of our marketing
- BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
- Showings by appointment with verified buyers only
- When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
- Address withheld from internet display where the MLS allows
- A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
- One point of contact
- A single named contact at the brokerage runs the file, so your details are not passed around an office.
- We work through your people
- If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
- Documents by secure link, wires confirmed by phone
- Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked
- Does a family office need a separate brokerage agreement for each entity that buys?
- Usually yes, because the party to a Florida brokerage agreement is the party that will contract and take title, and the office’s attorney often wants each acquiring entity to carry its own paperwork. The group keeps the terms identical across agreements so the controller is not reconciling five different documents, and it can also work under a single master agreement with a schedule per entity if counsel prefers that form.
- Can the brokerage report directly to our investment committee rather than to a principal?
- Yes. The office decides who receives what, in writing, and many offices route everything through the chief investment officer or the controller so the principal only sees a decision memo. The brokerage will attend a committee meeting by video to answer questions on a candidate asset, and it will leave the room when the committee deliberates.
- What does the family office group do that an ordinary buyer’s agent does not?
- It prepares written decision papers instead of showing tours, reports on a schedule the office sets, builds and maintains a data room the office owns, checks counterparties at the entity level, keeps a conflicts register, and continues after closing with management or oversight. The license, the MLS membership and the duties under Florida law are the same; the process around them is built for a committee.
- Which parts of Florida does the family office group work in?
- The brokerage is licensed throughout Florida, and its working territory day to day is the six counties from Miami-Dade up the coast to Indian River, run from its Fort Lauderdale office with BeachesMLS access. For assets elsewhere in the state it will say so plainly and, where useful, coordinate with a local licensee under a written arrangement the office approves.
- How does the brokerage handle a conflict between two offices it works for?
- Each office has its own file and its own named team, and nothing learned for one is used for another. If two offices were ever interested in the same asset, both would be told before any offer was prepared, each would be offered a written single-agent or transaction-broker relationship or the use of a different firm for that asset, and the brokerage would record the decision in both files.
