Living in Hobe Sound

Hobe Sound is an unincorporated community in the south of Martin County, between Stuart to the north and Tequesta and Jupiter to the south, named for the stretch of the Intracoastal Waterway that separates it from Jupiter Island. Its small downtown sits along SE Dixie Highway and Bridge Road beside the Florida East Coast Railway, which now also carries Brightline trains. Bridge Road runs west to I-95 and east across the water to Jupiter Island and Hobe Sound Beach. The town is surrounded by protected land: Jonathan Dickinson State Park and the Loxahatchee River to the south, and the Hobe Sound National Wildlife Refuge, with its nature centre on US-1 and its beach on Jupiter Island. Public schools are Martin County's: listings name Hobe Sound Elementary or SeaWind Elementary, Murray Middle and South Fork High School.

Golf, Clubs and Gated Communities

Most Hobe Sound buyers choose a community before they choose a house. Lost Lake is a gated golf community of DiVosta-built homes and villas, Hobe Sound Golf Club is a small guard-gated community where listings describe golf as optional, and Heritage Ridge wraps condos, townhomes, single-family homes and a 55-plus manufactured-home section around its course. At the top of the market, private clubs such as The Medalist and Loblolly have their own residences. Club terms differ from one community to the next, so we confirm whether membership is optional or required for the exact home, the initiation, the dues, any waiting list and the association fees before you offer.

Waterfront Homes and Boating

Hobe Sound's waterfront homes face the Intracoastal Waterway across from Jupiter Island. The Soundings has canal homes on streets such as Harbor Island Way and Pelican Island Way, estate lots line the water along Gomez Avenue north of Bridge Road, Old Hobe Sound lies east of Gomez Avenue south of Bridge Road, and the Loblolly community has a waterfront section, Loblolly Bay. Listings here describe ocean access with no fixed bridges, and boats reach the Atlantic through the Jupiter Inlet to the south or the St. Lucie Inlet to the north. Water depth at the dock, seawall condition, flood elevation and dock permits vary lot by lot, and we check each for every waterfront home we show.

Neighborhoods

Hobe Sound is small enough that buyers think by community. In the west, Lost Lake and The Retreat sit side by side with golf, lakes and preserve lots. In the north, Heritage Ridge holds its villages of condos, townhomes and homes around the golf course, including the 55-plus section of Cambridge. West of downtown, Hobe Sound Golf Club is a guard-gated enclave, and toward the water, Old Hobe Sound, Gomez Avenue and The Soundings lead to the Intracoastal. Manufactured-home co-ops along US-1 and new townhomes such as The Landings at Hobe Sound Village complete the range. Heritage Ridge, Lost Lake, The Retreat and Hobe Sound Golf Club each have a page with live listings and recent sales, and the price, waterfront and community pages below cut the rest of the market.

Selling a Home in Hobe Sound

A Hobe Sound home is priced by its community first. A Lost Lake or Hobe Sound Golf Club home competes on its fairway or lake view, its club terms and its condition; a villa in The Retreat or Double Tree competes with the other villas of the same builder; a manufactured home is priced by whether the land comes with it; and a home on the water is priced by its dock, its depth and its run to the inlet. Your buyers are often also looking in Stuart, Tequesta and Jupiter, so we price from the closed sales that match. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.

Investing in Hobe Sound

Investors in Hobe Sound usually buy one of three things: a villa or townhome to lease to winter residents for the season, a single-family home to lease annually to families working in Stuart and Jupiter, or an older house near downtown or the water to renovate. Association rules come first, because many gated communities set a minimum lease term, limit leases a year and approve tenants, and the 55-plus sections set age rules for everyone who lives there. A renovation depends on Martin County permits, the flood zone and, near the water, the FEMA substantial-improvement rule. The rental pages show live Hobe Sound rents, and the price-reduced page tracks sellers who have cut the price.

Hobe Sound Real Estate FAQ

How much does a home cost in Hobe Sound?
The range is wide for a small town. Manufactured homes in the co-op parks and in Cambridge at Heritage Ridge, and the older condos, are the most affordable way in; villas and single-family homes in Heritage Ridge, The Retreat and Lost Lake sit in the middle; and golf-club estates, new townhomes near downtown and waterfront homes on the Intracoastal carry the highest prices. The market table on this page shows the current median list and sold prices, updated daily from the MLS.
Is Jupiter Island part of Hobe Sound?
No. The Town of Jupiter Island is a separate municipality on the barrier island across the Intracoastal Waterway, with its own town government and rules, while Hobe Sound is an unincorporated community on the mainland governed by Martin County. They share the 33455 ZIP code, so some Jupiter Island homes are listed with a Hobe Sound address; check the municipality on the property tax record before you compare prices.
Do I have to join the golf club to buy in a Hobe Sound golf community?
It depends on the community. Listings in Hobe Sound Golf Club describe golf membership as optional, other communities have their own club arrangements, and the private clubs at the top of the market set their own terms. Because membership can change the cost of owning, we confirm the club documents, the initiation, the dues and any waiting list for the exact home before you offer.
Can I keep a boat at my home in Hobe Sound?
Yes, in the waterfront sections along the Intracoastal Waterway, such as The Soundings, Gomez Avenue and Loblolly Bay, where listings describe ocean access with no fixed bridges. Boats reach the Atlantic through the Jupiter Inlet to the south or the St. Lucie Inlet to the north. Water depth, dock permits, the seawall and the flood elevation vary by lot, so we confirm them for every waterfront home we show.
What is my Hobe Sound home worth?
Request a free valuation and we build it from recent closed sales in your community, adjusted for golf, lake or water frontage, club terms, lot and condition, rather than a town-wide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
