What do months of inventory say about the market?
Months of inventory is the number of homes for sale divided by the number that sell in a month: how long the current supply would last if nothing new were listed. Every BreakThru Realty report reads under four months as a seller's market, four to six as balanced and over six as a buyer's market, separately for single-family homes and for condos and townhomes, which often sit on opposite sides of that line.
How often are the figures updated?
The county and city housing market reports are recalculated every day. The monthly report is frozen once the month's sales have closed and stays online unchanged, so a figure quoted from an edition can always be checked against it.
