Living in Parkland

Parkland sits at the north-west corner of Broward County, with Coral Springs to the south, Coconut Creek to the east, the Hillsboro Canal and Palm Beach County to the north, and Everglades conservation land to the west. The city is overwhelmingly residential: most homes are single-family houses in gated and planned communities, with estate areas of an acre or more and no high-rise towers. Pine Trails Park is the center of its sports and recreation, the Sawgrass Expressway and Florida's Turnpike are a short drive away, and Boca Raton's shops and employers lie to the north-east. Public schools are part of Broward County Public Schools; confirm the assigned schools for any address.

Gated, Golf and Lake Communities

Most Parkland buyers are choosing between planned communities, and each has its own age and style. Cypress Head and Terramar date from the 1980s and 1990s; Parkland Isles and the first Heron Bay villages from around 2000; Parkland Golf & Country Club from the mid-2000s; MiraLago, Cascata and Watercrest from the 2010s; and the newest homes are going up in Parkland Royale. Lakes run through most of them, so a lakefront lot is common here rather than rare, and golf means Parkland Golf & Country Club or the TPC at Heron Bay. Compare the master and sub-association fees, what they include and any club membership requirement before you compare list prices.

Estates and Acreage

In Parkland's estate areas the lot, not the community, sets the price. Pine Tree Estates has custom homes on lots of about an acre with no homeowners' association, from original older houses to newly built estates, and Cypress Head carries 1980s custom homes on lots close to an acre. Elsewhere in the city, larger parcels outside the planned communities offer room for a barn, a workshop or a guest house. Whether a parcel may keep horses depends on its zoning and any deed restrictions, which change lot by lot, so we confirm them before you offer on a property sold as horse-friendly.

Neighborhoods

Gated lake communities: Heron Bay, Parkland Isles, Watercrest, and MiraLago with Cascata. Golf: Parkland Golf & Country Club. New construction and 55-plus: Parkland Royale and its gated Four Seasons Parkland section. Estates and larger lots: Pine Tree Estates and Cypress Head. The 1990s neighborhoods and carriage homes of Terramar. Each neighborhood page carries its live listings, recent sales and a local guide from our agents, and the price, lifestyle and property-type pages below cut the whole city the way buyers actually search it.

Selling a Home in Parkland

Parkland sellers compete with the builders as well as with each other: new homes in Parkland Royale come with warranties and a current building code, so a resale has to be priced from the closed sales that match its community, lot size, lake or golf view, age and upgrades, not a citywide median. A 1980s estate in Cypress Head, a lakefront house in Heron Bay and a home in Four Seasons each have their own buyer and their own comparable sales. Start with a free valuation built on recent MLS sales, request a guaranteed cash offer if you need a fast, as-is sale, or ask for a full comparative market analysis before you list.

Investing in Parkland

Parkland is a buy-and-hold market for single-family homes rather than a condo or multifamily market. Annual rental demand is for larger houses inside the gated communities, often from people relocating to South Florida who rent before they buy. The limits are the associations: many require tenant applications and approval, set minimum lease terms or restrict leasing in the first period of ownership, and the 55-plus section of Parkland Royale screens occupants' ages. The Parkland rental pages show live rents, and the price-reduced page tracks the listings that need a buyer.

Parkland Real Estate FAQ

How much does a home cost in Parkland?
Parkland is mostly single-family homes, so it starts higher than much of Broward County. The more attainable homes are the carriage homes and coach-home condos in Terramar and Heron Bay and the 1990s houses of Terramar; lake homes in Parkland Isles, Heron Bay and MiraLago sit in the middle; and golf and estate property in Parkland Golf & Country Club and Pine Tree Estates is the top of the market. The market table on this page shows the current median list and sold prices, updated daily from the MLS.
Are there gated communities in Parkland?
Yes, many. Heron Bay, Parkland Isles, Parkland Golf & Country Club, Watercrest and Four Seasons Parkland are gated, and Whittier Oaks and Mayfair are smaller gated enclaves. Entry arrangements, from staffed gatehouses to resident gates, differ by community. The gated communities page lists every gated home for sale now; ask us for the association budget and rules of any community you are serious about.
Can I buy a home on an acre or more in Parkland?
Yes. Pine Tree Estates is built on lots of about an acre with no homeowners' association, Cypress Head has lots close to an acre, and larger parcels outside the planned communities come up for sale too; the homes with acreage page lists them live. If you want to keep horses, the parcel's zoning and deed restrictions decide it, so we confirm them before you make an offer.
Is there a 55-plus community in Parkland?
Yes. Four Seasons Parkland is a gated 55-and-over active adult community inside Parkland Royale, with single-story homes built from about 2020 and a resort-style clubhouse. The 55-plus page lists every age-restricted home for sale now; check the age-verification and approval process, the monthly fee and any leasing rules before you offer.
Is there new construction in Parkland?
Yes. The Crown and Monarch sections of Parkland Royale offer new single-family homes, including Next Gen plans with a private suite, and the new construction page lists every new and recently finished home on the MLS. We can represent you on a builder contract, review the upgrades and the warranty, and compare the price with recent resales nearby.
What is my Parkland home worth?
Request a free valuation and we build it from recent closed sales in your own community, adjusted for lot size, lake or golf frontage, age, condition and upgrades, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
