Fisher Island Real Estate & Homes for Sale
Your next move in Fisher Island deserves a better strategy: buy, sell or invest with the numbers in front of you.
A private island of about two hundred acres across Government Cut from South Pointe, reached only by ferry or boat: condominium villages on the ocean, the bay and the marina, a handful of single-family mansions beside the golf course, and the Fisher Island Club around the old Vanderbilt estate.

Living in Fisher Island
Fisher Island is the island directly south of Miami Beach, separated from South Pointe by Government Cut, the shipping channel into the Port of Miami, and from Virginia Key by Norris Cut. There is no bridge. Residents, guests and staff cross on the island's car ferries from Terminal Island at the MacArthur Causeway, a run of a few minutes that operates around the clock, or arrive by boat at the marina. Carl Fisher traded the island to William K. Vanderbilt II in the 1920s, and Vanderbilt's Mediterranean estate is now the heart of the Fisher Island Club, with its hotel rooms, restaurants, spa, tennis centre, nine-hole golf course and beach club on a sand beach that faces the Atlantic. Fisher Island Day School sits on the island, and daily needs are met by the island market, the club restaurants and the ferry to Miami Beach, where Whole Foods, South Pointe Park and the Miami Beach Marina are the first stops. It is unincorporated Miami-Dade County rather than part of the City of Miami Beach: the island's community association runs security, the ferry and the common grounds, and its listings carry a Miami Beach address in the 33109 ZIP code.
The Ferry, the Club and the Marina
Three things decide whether Fisher Island suits a buyer, and all three are confirmed before an offer. The ferry sets the rhythm of the day: it is quick and frequent, but every car, delivery and guest passes through it and through the island's security, which is exactly what residents are paying for. The Fisher Island Club is the second: ownership on the island is tied to an equity membership in the club, with an initiation contribution and annual dues on top of the condominium or community fees, and the amount, what it covers and how it transfers on a sale are set by the club, so we obtain the current terms in writing rather than relying on a listing. The marina is the third. Slips in the deep-water marina between Bayside Village and the ferry landing are owned or leased separately from most homes, and a boat kept there reaches the Atlantic through Government Cut without passing under a fixed bridge. A waterfront or ocean-access flag on a Fisher Island listing therefore describes the building's position; whether a slip comes with the home is a question for the marina office and the association.
Condos, Villages and New Construction
Almost every home on Fisher Island is a condominium in one of its villages, and each village has a character buyers learn quickly. Seaside Village, from the late 1980s, is a low-rise cluster on the ocean beside the beach club, with the Seaside Villas bungalows nearby; Oceanside, from 1989 to 1992 with later buildings at 7400 and 7600 Oceanside, holds larger oceanfront residences; Bayside Village, from the mid 1980s, faces the inner marina and Biscayne Bay; Bayview, from the early 1990s with 5000 and 5100 Bayview following in the 2000s, looks west over the bay to the Miami skyline; and Marina Village has the island's smallest units on the marina. Palazzo del Mare opened in 2007, Palazzo del Sol in 2016 and Palazzo della Luna in 2019, full-service buildings on Government Cut with private elevator entries, and The Residences at Six Fisher Island, under construction on the bay side, is planned as the island's final new project. For any unit we read the association budget, the milestone inspection and reserve study for the older villages, the leasing and pet rules, and the furnished or unfurnished terms of the sale, because many Fisher Island homes sell turnkey.
Neighborhoods
Fisher Island is small enough that its neighbourhoods are its villages, and this hub has no separate neighbourhood pages: its listings are every Miami Beach listing in the 33109 ZIP code, which belongs to the island alone. Buyers think in three parts. The ocean side, along the eastern shore, holds Seaside Village, the Seaside Villas and Oceanside, with the beach club, the tennis centre and the golf course behind them. The bay side, facing Biscayne Bay, Virginia Key and downtown Miami, holds Bayside Village, Bayview, Marina Village and the marina, and will hold Six Fisher Island. The north shore on Government Cut holds the three Palazzo buildings, with the ferry landing and the Vanderbilt estate between them and the ocean side. The Mansions on Fisher Island, the single-family enclave of custom estates beside the golf course and the bay, is the one way to own a house here. Every address on the island is on Fisher Island Drive, so the building name and the exposure matter more than the street.
Selling a Home in Fisher Island
A Fisher Island residence is priced against the closed sales in its own village first, then against the island as a whole, adjusted for the exposure, the floor, the terrace, the finish level and whether it sells furnished. Ocean-direct units in Seaside and Oceanside, bay and skyline views in Bayside and Bayview, and the newer Palazzo residences each move in their own range, and a renovated unit with new impact glass and a designer interior separates itself from an original one on the same floor. Buyers here ask about the club membership transfer, the association fees and reserves and the ferry and guest rules before they ask about the kitchen, so we assemble the documents before the listing goes live and market to the brokers and private clients who already show the island. A house in the Mansions is priced from the lot, the golf and bay frontage and the finished or unfinished state of the build. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.
Investing in Fisher Island
Investment on Fisher Island is about holding a scarce address and leasing it at the top of the Miami rental market, not about yield in the usual sense. The island's rentals are furnished residences in the villages, leased for a season or a year to families, executives and owners waiting for a renovation or a new building, and the asking rents sit above almost every other address in Miami-Dade County. The carrying cost is what decides the return: association fees that include the island's security and ferry, club dues, insurance, taxes and any assessment in an older village, and each association sets its own minimum lease term, number of leases a year and tenant approval, while short stays are not what the island is set up for. Six Fisher Island adds the pre-completion contract and deposit schedule, and the Mansions add the cost of finishing a custom build. For financing at this level, consult a lender who works with condominium associations and club communities, since the building's documents are reviewed alongside the buyer. The Fisher Island rental pages show live rents, and the price-reduced page tracks sellers who have cut the price.

Fisher Island Real Estate FAQ
- How do you get to Fisher Island?
- By ferry or by boat. Fisher Island's car ferries run between Terminal Island on the MacArthur Causeway and the island around the clock, and residents, their guests and deliveries all cross with them after clearing the island's security. The crossing takes a few minutes, with Miami Beach, downtown Miami and Miami International Airport a short drive from the mainland landing. Boats arrive at the marina, and the beach club, golf course, tennis centre, spa, restaurants and Fisher Island Day School are on the island itself, so most days need no crossing at all.
- How much does a home cost on Fisher Island?
- Fisher Island is among the highest-priced addresses in Florida, and the range inside it runs from two- and three-bedroom units in the older villages such as Bayside Village, Seaside Village and Bayview, through the larger oceanfront residences of Oceanside, to the penthouses of Palazzo del Sol and Palazzo della Luna and the custom estates of the Mansions. The market table on this page shows the current median list and sold prices, updated daily from the MLS, and the luxury pages show the top of the market.
- Is Fisher Island part of Miami Beach?
- No. Fisher Island is an unincorporated part of Miami-Dade County governed through its community association, although its listings carry a Miami Beach mailing address and the MLS files them under Miami Beach in the 33109 ZIP code, which belongs to the island alone. This page gathers those listings. Taxes, permits and rental rules follow the county and the island's own associations rather than the City of Miami Beach, so check the property tax record and the association documents before comparing with South of Fifth or the rest of Miami Beach.
- Do I have to join the Fisher Island Club to buy a home there?
- Buying on Fisher Island is tied to an equity membership in the Fisher Island Club, with an initiation contribution, annual dues and a transfer process on resale that the club sets, on top of the condominium or community association fees. The amount and what the membership includes, from the beach club and golf course to the tennis centre, spa, hotel and restaurants, change over time and are confirmed with the club in writing before you offer. For financing, consult a lender familiar with club communities and condominium reviews.
- Can I keep a boat on Fisher Island?
- Yes, at the island's deep-water marina on the bay side, which takes boats of a size most Miami canals cannot, with no fixed bridge between the marina, Government Cut and the Atlantic. Slips are owned or leased separately from most residences and have their own waiting lists and rules, so a listing flagged as ocean access or waterfront describes where the building stands rather than a slip that comes with the unit. We confirm slip availability, length and cost with the marina office before a buyer relies on it.
- What is my Fisher Island home worth?
- Request a free valuation and we build it from recent closed sales in your village and in the buildings that compete with it, adjusted for exposure, floor, terrace, finish level and whether the home sells furnished, rather than from an island-wide median that mixes a Marina Village studio with a Palazzo penthouse. For a listing decision we prepare a full comparative market analysis, and owners who need a fast sale can request a guaranteed cash offer.
