Who Handles Real Estate for Professional Athletes in South Florida?

BreakThru Realty does, through BreakThru Private Client, the brokerage’s private client division. BreakThru Realty is a licensed Florida real estate brokerage with its office in Fort Lauderdale and a member of BeachesMLS, and Tyson E. Sam, its broker of record, answers for every file. For players, coaches and club staff the group finds homes to buy or lease within reach of the stadiums and training facilities of Miami-Dade, Broward and Palm Beach counties, sells or leases a home after a trade, manages property with its own licensed staff while the owner is away, and takes instructions from the agent, business manager or attorney the player names in writing. It does not publish a client list, and a player’s representative should expect the same of anyone offering this work.

A Career That Moves on Someone Else’s Schedule

An athlete’s housing decisions are made against a clock nobody else in the market is watching. Contracts are short, trades arrive without warning, free agency can turn a settled family into a moving one in a week, and the years of peak earnings are the years with the least time to think about property. So the first question we ask about any home is not only whether it suits you now but what happens to it if you are gone next season: how quickly it would sell, whether it would lease, whether an association would let you rent it, and who would look after it in the meantime.

How Is an Athlete’s Home Search Kept Private?

By settling two things before the first showing: what the property exposes, and who learns that you are looking. Security is mostly a property question: how far the house sits from the street, what can be seen from the road or the water, whether there is a gate or a staffed guardhouse, where cameras can go, and how deliveries and visitors reach the door. Privacy is mostly a process question: who knows you are looking, who attends showings, what a listing reveals, and whose name ends up on the deed. The luxury homes and off-market pages go through both in detail. Here the short version is that we look at both before you fall in love with a house, not after.

Near the Facility, the Airport and Everything Else

The right address balances more than one commute. There is the drive to the stadium or practice facility on game days and in traffic. There is the airport, commercial or executive, for road trips and for family flying in. And there is the rest of life: the training partners, the physiotherapist, the restaurants, the marina, the neighborhood you will actually spend your time in. The league pages set out where each South Florida club plays and trains and which parts of the region are within reach of it, so the search starts from a map that makes sense for your season.

Which South Florida Cities Are Within Reach of Each Stadium and Training Facility?

The search starts from the building a player reports to, because a daily drive decides more about a season than a postcard view does. South Florida’s venues are spread over three counties, from the ballpark and the arena in Miami to the rink in Sunrise and the spring training fields of Jupiter, so the right city for one roster is the wrong one for another. Each entry below describes what kind of property a place offers and how it sits against the venues; the league pages go further for each sport.

Downtown Miami and Brickell

The arena on Biscayne Boulevard is also where its team practices, so the towers of Brickell, Edgewater and downtown put a player a few minutes from work without touching a highway, and the ballpark in Little Havana is a short drive west of the same buildings. These are condominium markets. An association decides whether a unit can be leased for one season, how long approval takes and when a service elevator can be booked for a move, and we read those rules before a unit reaches a shortlist. Miami Beach and the Bay Islands

Miami Beach faces the arena across the MacArthur and Julia Tuttle causeways, which is the whole commute on a quiet afternoon and a bottleneck on an event night. The bay islands hold single-family homes with docks, while the ocean side is mostly condominiums. On several islands the gatehouse stands on a public road, so it can note a visitor but cannot turn one away, and that difference is worth knowing before privacy is assumed. Miami Beach real estate

Aventura and Sunny Isles Beach

The football stadium and the training complex beside it are in Miami Gardens, at the north end of Miami-Dade. The oceanfront towers of Sunny Isles Beach and the gated communities of Aventura are the nearest high-rise and waterfront choices, and the drive between them runs west on surface streets, so we time it at the hour practice starts, not at midday. Fort Lauderdale

Two training facilities are inside the city: the soccer complex beside its stadium next to the executive airport, and the hockey practice rink at Holiday Park. East of US 1 the waterfront streets offer deepwater docks, many of them with no homeowners’ association to answer to, and the downtown and beach condominiums suit a single season. The hockey arena itself is in Sunrise, a highway drive west on game nights. Fort Lauderdale real estate

Weston, Davie and Western Broward

West of the Turnpike the lots get larger: guard-gated communities in Weston, acreage in Davie and Southwest Ranches, and newer estate homes in Parkland to the north. The arena in Sunrise is close by on the Sawgrass Expressway and the football complex in Miami Gardens is reachable on the Turnpike. A home here trades water frontage for land, garages and room for a gym or a recovery suite. Weston real estate

Coral Gables, Coconut Grove and Pinecrest

South of downtown Miami, these three offer houses on deeper lots under mature tree canopy, a short drive from the ballpark and the arena outside rush hour. Coral Gables reviews exterior work through its own board of architects, which matters to anyone planning a gate, a wall or a renovation between seasons. Coral Gables real estate

Jupiter and Palm Beach Gardens

Baseball’s spring begins in Jupiter, where two clubs share a ballpark, and in West Palm Beach, where two more share another. Jupiter and Palm Beach Gardens are also where many of the county’s golf and club communities are, with membership terms and fees that have to be read alongside the purchase contract, and both are a short drive from Palm Beach International. The area serves an offseason base as well as it serves a spring one. Jupiter real estate

Rent First, Buy When You Know

For a new signing, a player on a short contract or anyone new to the region, leasing is often the sensible first move: a furnished place near the facility for the first season, while you learn the traffic, the neighborhoods and how the club uses your time. Seasonal and short leases have their own rules in Florida, including sales tax on leases of six months or less and association approvals that can take weeks, and the luxury rentals page explains how we handle them. When you are ready to buy, the same team already knows what you liked and what you did not.

Second Homes, New Builds and Long-Term Holdings

Not every purchase is a primary home. Players on clubs elsewhere keep South Florida bases for the offseason; others build custom homes timed to the end of a contract, or buy rental property their advisors want held for the long term. Each of those has its own page, because each has its own traps: builder contracts that favor the builder, homestead rules that only apply to a primary residence, association leasing limits that decide whether an investment condo can be rented at all.

What Happens to a Player’s Home After a Trade?

It becomes one of four decisions, each of which can be carried out while the player is in another city: list it and sell it, lease it and have it managed, take a cash offer and be done, or hold it and wait. The options are the same for everyone but the timing is not. BreakThru Realty can carry out any of the four without you in the room, including remote signing of the closing documents, and because the brokerage manages property in-house, leasing the home out does not mean handing it to a stranger.

Can a Sports Agent or Business Manager Handle the Property Side?

Yes. Most athletes do not want to spend their time on property paperwork and should not have to. We work through the people you already trust: your sports agent, your business manager, your financial advisor, your attorney, a family member. You tell us in writing who may give instructions and who should receive what, and that is the arrangement we keep to. The page for sports agents, managers and advisors explains the working arrangement from their side.

Every League, One Standard

The five league pages cover the NFL, the NBA, MLB, the NHL and Major League Soccer: where each South Florida club plays and trains, how the season shapes a move, and what players on other rosters look for in an offseason base here. The standard behind them does not change by sport. Coaches, coordinators and staff who move with a club get the same service as players, and so do athletes in individual sports whose base is simply wherever they choose to train.

Our Privacy Standard

A confidentiality agreement before the first conversation
Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
Your name stays out of our marketing
BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
Showings by appointment with verified buyers only
When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
Address withheld from internet display where the MLS allows
A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
One point of contact
A single named contact at the brokerage runs the file, so your details are not passed around an office.
We work through your people
If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
Documents by secure link, wires confirmed by phone
Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked

Do professional athletes pay Florida state income tax?
Florida has no state personal income tax. Players are generally taxed by the states where games are played, though, so what a Florida domicile actually changes for a particular player is a question for their CPA or tax advisor. What we can do is make the property side of domicile straightforward, such as a primary home in the right name and the homestead application filed on time, once your CPA has told you what they need.
Should a rookie or a newly signed player buy or rent in South Florida?
Usually rent for the first season. It costs less to be wrong about a neighborhood on a lease than on a purchase, and a year of commuting to the facility teaches more than any map. The exception is a player who already knows the region and has advisors comfortable with a purchase, in which case we look for a home that would lease or resell easily if plans change.
How quickly can you find somewhere to live after a trade or signing?
It depends on what you need and whether you will rent or buy, but the first step happens the same day: a short brief from you or your representative, then a shortlist of furnished and move-in-ready options near the facility. Condominium leases can need association approval, which is the usual cause of delay, so we check those rules before anything is shortlisted.
Can you help if I play for a club outside Florida but want an offseason home here?
Yes. An offseason base is one of the most common reasons athletes buy in South Florida, and it raises its own questions: whether the home can sit empty for months, who checks on it, whether it can be leased while you are away, and how insurance treats a home that is often vacant. The second homes page goes through them.
Do you work with coaches, front-office staff and their households too?
Yes. Staff who relocate with a club face the same short notice and the same public attention as players, often with less support around them. They get the same process, the same privacy standard and the same people, whether the move is a lease for a season or a permanent purchase.
