Living in Port St. Lucie
Port St. Lucie is the largest city in St. Lucie County and one of the largest in Florida, and it began as a planned community: General Development Corporation laid out its streets in the late 1950s, and the city was incorporated in 1961. The original numbered Port St. Lucie Sections, with single-family lots of about a quarter acre, still make up most of the city, while the master-planned communities of St. Lucie West, PGA Village, Verano, Tradition and Riverland have grown up in its western half along I-95. The North Fork of the St. Lucie River runs through the east side, crossed by the Crosstown Parkway bridge that opened in 2019. Clover Park in St. Lucie West is the spring training home of the New York Mets, the Cleveland Clinic Tradition Hospital serves the west side, and I-95 and Florida's Turnpike put Palm Beach County within an hour. The beaches of Hutchinson Island are a short drive east.
Master-Planned, Golf and 55-Plus Communities
Most of the city's growth since the 1990s has been in master-planned communities with their own associations, amenities and, in many cases, a Community Development District. St. Lucie West came first, around Clover Park, with gated neighborhoods such as Lake Charles and the 55-plus communities of Kings Isle and Cascades. PGA Village surrounds the PGA Golf Club's Wanamaker, Ryder and Dye courses, with Kolter's Verano beside it. Tradition grew around Tradition Square and the hospital, with 55-plus communities such as Esplanade, Del Webb, LakePark and Vitalia, and GL Homes' Riverland adds the Valencia communities farther west. Wylder, Veranda and Tesoro Preserve are among the newest. Each community sets its own fees, club terms, age rules and leasing rules, so they are the first documents we pull.
New Construction and the Original Sections
Port St. Lucie is one of the busiest new-home markets in Florida. Builders are active in Tradition, Riverland, Verano South, Wylder and Veranda, and new houses keep going up on the vacant lots of the original sections. The North Fork, Canals and Lakes
Waterfront in Port St. Lucie usually means a lake: the master-planned communities are built around lakes, and lakefront lots are the premium lots in Tradition, Verano, Riverland and St. Lucie West. Boating water is the North Fork of the St. Lucie River. River Park, Sandpiper Bay and the river estates along its banks have docks, Southbend sits near a boat ramp on the C-24 canal, and boats run south past Stuart to the St. Lucie Inlet. Many lots in the original sections back onto canals and waterways, but many of those are freshwater drainage canals with no boat route to the river, so a canal lot is not the same as ocean access.
