Living in North Miami

North Miami was incorporated in 1926 as the Town of Arch Creek and took its present name in 1931. It runs from Biscayne Bay west across Interstate 95, with Biscayne Boulevard through its eastern side and NE 125th Street as its downtown, where City Hall and the Museum of Contemporary Art share the civic centre. The Broad Causeway at NE 123rd Street crosses the bay to Bay Harbor Islands, Bal Harbour Shops and the beach, Aventura is a short drive north, and downtown Miami is about ten miles south. The FIU Biscayne Bay Campus sits on the bay at NE 151st Street beside Oleta River State Park, and Enchanted Forest Elaine Gordon Park and Arch Creek Park are on NE 135th Street. North Miami has a large Haitian American community, and its restaurants, churches and shops along NE 125th Street and West Dixie Highway reflect it, alongside Caribbean, Latin American and long established families. Miami-Dade County Public Schools assigns students by address: listings east of Biscayne Boulevard most often name David Lawrence Jr. and Alonzo and Tracy Mourning Senior High, and listings west of it name North Miami Middle and North Miami Senior High among others.

Keystone Point, Sans Souci and the Bay

North Miami's waterfront lies east of Biscayne Boulevard, and it is where the city's luxury market is concentrated. Keystone Point, north of the Broad Causeway, is a guard gated enclave of man made islands built up from the early 1950s, with deep canals, seawalls and docks, and its listings describe ocean access with no fixed bridges on the run across Biscayne Bay to Haulover Inlet. Sans Souci Estates, south of the causeway, has bayfront and canal lots on curving streets, and Areta Estates lines the canals beside NE 123rd Street with smaller homes and docks. Original ranch houses still stand beside remodelled homes and new two storey houses, and some originals are sold for their lots. On the water we check the seawall and its cap, the dock permit, the depth at the dock at low tide, the bridge clearances on the route and the flood elevation, and we price insurance early: most of this area lies in a high risk flood zone, and an older house below the required elevation falls under the FEMA substantial improvement rule once a renovation passes half its value. North of Keystone Point, the condominium and townhouse buildings along NE 135th Street look over canals, the Arch Creek East preserve and the Intracoastal Waterway, and some have boat slips.

Condominiums, SoLé Mia and New Construction

Most North Miami condominiums were built between the 1960s and the early 1980s: mid rise buildings on Sans Souci Boulevard and NE 135th Street such as Bayview Towers, Bayview Palms, Keystone Towers, Vecino del Mar and Sailboat Cay, and garden and mid rise buildings west of Biscayne Boulevard such as Three Horizons, Capri Gardens and Coronado Towers. They are the entry point to the North Miami market and draw first time buyers, retirees and investors, and they now carry the costs of Florida's milestone inspection and structural integrity reserve study laws, so the budget, the reserves, any special assessment and whether lenders will finance the building matter as much as the unit; some older buildings sell for cash only. Venice Park and Venice Arms, cooperatives on a canal by Biscayne Boulevard near NE 135th Street, are listed as 55 and over communities with no rentals. The new market is at SoLé Mia on NE 151st Street, where One Park Tower by Turnberry stands beside a private lagoon, and the earlier Biscayne Landing towers, sold today as One Fifty One at Biscayne, offer gated living in an older building. Continuum 12000, a preconstruction tower on the water with its own sports club, is selling from plans, and new houses are rising lot by lot at Keystone Point.

Neighborhoods

North Miami divides at Biscayne Boulevard. East of the boulevard are the waterfront neighbourhoods: Keystone Point north of the Broad Causeway, Sans Souci south of it, the canal homes of Areta Estates between them, the townhouses and bayside condominiums of Arch Creek East along NE 135th Street, and SoLé Mia on NE 151st Street. Just west of the boulevard sit the Venice Park cooperatives on their canal and the houses of Archwood. Around downtown is the older city: Griffing Biscayne Park Estates, with houses from the 1920s along Griffing Boulevard, Irons Manor and Elbaroda Grove north of NE 125th Street, Palomar by Biscayne Park, Biscayne Highlands and Dixie Gardens near NE 140th Street, the Arch Creek streets around NE 128th Street, and Breezeswept Estates beside North Miami Avenue. Farther west, from North Miami Avenue across Interstate 95 to the city's western edge, are Overbrook Shores, Alhambra Heights, North Shore Heights, Nichols Heights, Biscayne Village Heights, Park Ridge, Breezy Heights and Sunkist Grove, postwar plats of concrete block houses. Each neighbourhood page carries its live listings and recent sales. A few listings filed under North Miami sit just outside the city, in unincorporated Miami-Dade or North Miami Beach, so check the municipality on the property tax record before you compare taxes or permit rules.

Selling a Home in North Miami

Your North Miami buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. North Miami is several markets inside one city, and a home is priced against the right one. A Keystone Point or Sans Souci house is priced by its water: the frontage, the width of the canal, the run to the bay, the dock and the seawall, and whether it is an original house, a remodelled one or a new build, with the lot carrying much of the value. A condominium is priced by its building as much as its unit: the fee, the reserves, the milestone inspection result, any assessment and whether a buyer can get a loan there. A house west of Biscayne Boulevard is priced by its street, its lot, its roof and its permits, and by whether the flood zone lets a buyer insure it at a reasonable cost. Your buyers also look in North Miami Beach, Miami Shores, Biscayne Park and Bay Harbor Islands, so we price from the closed sales that match your home rather than a citywide median. Start with a free valuation built on recent North Miami sales, ask for a full comparative market analysis when you are ready to list, or request a cash offer if a fast sale as is suits you better.

Investing in North Miami

Investors in North Miami usually buy one of four things: a condominium in an older building to lease by the year to students and staff at the FIU Biscayne Bay Campus, medical staff or families; a duplex, fourplex or small apartment building west of Biscayne Boulevard, where some lots carry multifamily zoning; a postwar house to renovate and lease or resell; or an original house or a lot at Keystone Point or Sans Souci to rebuild. Each has its own checks. A condominium depends on the association's rules on leasing and tenant approval, its reserves and assessment history, and whether the building can be financed. A small multifamily building depends on the rent roll, the permitted number of units, the roof and the insurance. A rebuild depends on the city's zoning and permits, the flood elevation and the FEMA substantial improvement rule. The North Miami rental pages show live rents, the investment pages list the duplexes and small buildings for sale, and the price reduced page tracks sellers who have cut the price.

North Miami Real Estate FAQ

Where is North Miami, Florida?
North Miami is a city in northeast Miami-Dade County, about ten miles north of downtown Miami. It runs from Biscayne Bay west across Interstate 95, with Miami Shores and Biscayne Park to the south and North Miami Beach to the north, and the Broad Causeway at NE 123rd Street links it across the bay to Bay Harbor Islands, Bal Harbour and the beach. Fort Lauderdale is about half an hour north and Miami International Airport about half an hour southwest.
Is North Miami the same as North Miami Beach?
No. North Miami and North Miami Beach are separate cities with their own governments, police departments and building departments, and North Miami Beach lies to the north of North Miami. Some ZIP codes are shared with neighbouring cities and unincorporated Miami-Dade, and a few listings filed under North Miami sit just outside the city, so check the municipality on the property tax record before you compare taxes or permit rules.
How much does a home cost in North Miami?
The range is wide. Condominiums in the older buildings on both sides of Biscayne Boulevard are the entry point to the market, postwar houses west of the boulevard sit in the middle, and the waterfront houses of Keystone Point and Sans Souci and the new residences at SoLé Mia carry the highest prices. The market table on this page shows the current median list and sold prices for houses and condos, updated daily from the MLS.
Can I buy a waterfront home with ocean access in North Miami?
Yes. Keystone Point, Sans Souci Estates and Areta Estates have homes on canals and on Biscayne Bay with docks, and many listings there describe ocean access with no fixed bridges on the route to Haulover Inlet. Dock length, water depth, seawall condition and bridge clearances vary lot by lot, so we confirm them for every waterfront home we show, along with the flood elevation and the cost of insurance.
What should I know before buying a condo in North Miami?
Read the association documents as closely as the listing. Many North Miami buildings date from the 1960s and 1970s and are working through Florida's milestone inspection and structural integrity reserve study requirements, which can bring special assessments. Ask for the budget, the reserve study, the inspection report, the assessment history and the leasing and pet rules, and ask early whether lenders will finance the building, because some sell for cash only.
Which schools serve homes in North Miami?
Miami-Dade County Public Schools assigns students by address. Listings east of Biscayne Boulevard most often name David Lawrence Jr. and Alonzo and Tracy Mourning Senior High, while listings west of the boulevard name schools such as Arch Creek, W.J. Bryan, Gratigny, North Miami Middle and North Miami Senior High. Boundaries change and neighbouring streets can be zoned differently, so we confirm the assigned schools for the exact address before you offer.
What is my North Miami home worth?
Request a free valuation and we build it from recent closed sales that match your home: for a waterfront house, the canal, the frontage, the dock and the lot; for a condominium, the building, the line and the fee; for a house west of Biscayne Boulevard, the street, the lot, the roof and the condition. When you are deciding whether to list we prepare a full comparative market analysis, and an owner who needs to sell quickly can request a cash offer instead.
Do you already have buyers looking for homes in North Miami?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
