Condos Under $500,000

Where the association's budget and reserves decide whether a low price is a good one.

What to Check Before You Buy a Condo

In South Florida the building matters as much as the unit. Ask for the association budget, the reserve study and how well the reserves are funded, the milestone inspection and structural integrity reserve reports Florida now requires of older buildings, any special assessment that is planned or under discussion, the rental and pet rules, and the insurance the association carries. A low price in a building facing a large assessment is not a bargain.

How the Condominium & High-Rise Department Helps

Condo specialists who know the buildings by name pull the documents and the recent sales in the building before you offer, read the association's rules with you, and handle the association application and approval. Sellers get pricing from sales in their own building and the documents a buyer will ask for, gathered before the listing.

Frequently Asked Questions

What is a milestone inspection?
A structural inspection Florida requires of condominium and cooperative buildings three stories or taller once they reach a set age, and every ten years after, under section 553.899 of the Florida Statutes. Ask the association for the latest report and the repairs it called for, and how they are being paid for.
Do condo associations have to approve buyers?
Many do. The declaration and rules say whether the association must approve a sale or lease, what the application involves and how long it may take. We check this before you offer, so the approval is planned into the closing date.
Can I rent out a condo I buy?
It depends on the association. Many limit rentals, set a minimum lease term, or require you to own for a period before leasing. Read the rules before you buy if renting matters to you.
