Homes With Potential for Sale in South Florida
Start with the location. The house is the part you can change.
BreakThru Realty helps buyers find a home in the right location that needs work, then coordinates the architects, designers and licensed contractors who turn it into the home they wanted. The homes below are older single-family houses for sale in the counties we serve, shown as a starting point: the established neighborhoods where the location is already right and the house is the variable.

How to Read This List
The list is filtered by the year a home was built, because older houses sit in the established neighborhoods, on the larger lots and under the mature trees that buyers ask for. Age is not condition. Some of these homes have already been renovated and some need everything, and the listing alone will not tell you which obstacles a project would meet. Treat the list as places to start looking, then ask for a Potential Check on the one you would buy.
What Makes a Home a Good Candidate
A good candidate is strong where change is impossible and weak where change is easy. The street, the lot size and shape, the orientation, the elevation and the bones of the structure are fixed. Dated kitchens and baths, old flooring, closed floor plans, tired landscaping and a missing pool are all fixable. A house priced for its condition in a neighborhood priced for its location is the opportunity this program is built around.
- A location you would not change: the street, the schools, the commute, the water
- A lot with room for what you want to add, inside the setbacks
- A sound structure and a roofline that suits the plan
- Elevation and a flood zone that leave room for the renovation you have in mind
- A price that reflects the work the house needs
What to Check Before You Fall for One
Three things end more South Florida renovation plans than any others. In a flood zone, the FEMA 50% rule can require the whole house to be elevated once the renovation passes half the value of the structure. A roof, windows or doors that do not meet current wind requirements affect what insurance costs and whether a lender will close. And open or missing permits from past work become the new owner’s problem. All three are checked in the Potential Check, before your inspection period ends.
When the Lot Is Worth More Than the House
In some neighborhoods the land carries most of the value and the house on it has reached the end of its useful life. There the question is not how to renovate but whether to build new, and a home that looks like the worst on the street may be the best opportunity on it. If you are open to building, tell us: the search for a lot with a house on it is a different search, judged on zoning, setbacks, utilities and elevation rather than on rooms.

Frequently Asked Questions
- What does “homes with potential” mean on this page?
- It means older single-family homes for sale in established neighborhoods, filtered by the year they were built. It is a starting point for a search, not a judgment about any one home: some have been renovated and some need a great deal of work. Whether a particular home suits your plan is what the Potential Check answers.
- Are these homes priced below market?
- Not necessarily. Each seller sets a price, and an older home in a sought-after neighborhood can be priced for its land. The way to judge value is the all-in total: the purchase price plus the project cost from written bids, compared with what finished homes on the same streets sell for.
- Can I see the home’s potential before visiting?
- Each listing page on this site has a “See This Home’s Potential” section that opens the DealworthIQ analyzer and visualizer, where you can run the numbers and try design concepts. Those are concepts and estimates; the Potential Check with licensed professionals is what you decide on.
- Do you help with fixer-upper condos too?
- Yes. Condominium renovations are their own subject, because the association approves the work and the building’s inspections and reserves affect the purchase. See the condo renovation approvals guide on this site before you start.
