Landlord & Rental Property Leasing Department

South Florida Property Management & Leasing

Lease your home with us and manage it yourself, or hand us the day-to-day as well. The Landlord & Rental Property Leasing Department prices your rent from leases that actually closed nearby, finds and screens the tenant, writes a Florida-compliant lease, manages the association approval and, if you want it, runs the rental from move-in to renewal.

Part of the Residential Leasing Division: the Landlord & Rental Property Leasing Department.

Property Management & Leasing by City

Live median rents and the leasing service for each city.

Leasing Services

Rental pricing from real comparable leases, marketing to every agent and portal in South Florida, tenant screening on credit, verified income, criminal background, eviction history, prior landlord references and identity, a lease that follows Florida law, and condo and HOA expertise, including the association application when your community requires one.

Optional Full Management

Prefer not to be the landlord day to day? Full management adds rent collection, maintenance and repairs through licensed vendors, inspections, renewals and the accounting, end to end. Ask for a quote for either service; the fee is set out in writing before you sign.

Florida Rules Every Landlord Should Know

Under section 83.49 of the Florida Statutes, a landlord must tell the tenant in writing, within 30 days of receiving a security deposit, how and where it is held. After the tenant moves out, the landlord has 15 days to return the deposit if there is no claim against it, or 30 days to send written notice of a claim. Condo and HOA communities often add leasing rules of their own, such as minimum lease terms and a tenant application. This is a summary, not legal advice.

Frequently Asked Questions

What does property management cost?
Management fees in Florida are usually a percentage of the monthly rent, with a separate fee for placing a tenant, and they vary with the property and the services. Ours is quoted for your home and set out in writing before you sign; ask for a quote for leasing only or full management.
How much can I rent my home for?
It depends on the size, condition, furnishing and exact location. Request a rental price analysis and we will price it from the closest comparable leases; the rental pages for your city show current median rents.
Who handles repairs after the tenant moves in?
With leasing only, you do. With full management, we do, through licensed and insured vendors, within the spending limit you set, and you see every invoice.
Should I sell or rent my home?
Compare what it would sell for, after costs, with what it would rent for, after vacancy, management, insurance, taxes and repairs. The sell-or-rent guide walks through it, and we can set the two side by side for your home.
