Living in Stuart

Stuart, incorporated in 1914 and the county seat since Martin County was created in 1925, grew up where the North and South Forks of the St. Lucie River meet and widen toward the Indian River Lagoon. Downtown keeps its small-town scale: Flagler Avenue and Osceola Street, the Riverwalk along the water, the Lyric Theatre, the Stuart Heritage Museum and restaurants a short walk from the marinas. The Stuart name covers far more than the city limits. Port Salerno, Rocky Point, North River Shores, and Indian River Plantation and Sailfish Point on Hutchinson Island all carry Stuart addresses, and so do the golf and 55-plus communities to the south. Cleveland Clinic Martin North Hospital and Witham Field are in town, US-1, Kanner Highway, I-95 and Florida's Turnpike carry commuters, and Palm Beach International Airport is about an hour south.

Boating, the St. Lucie River and the Inlet

Stuart calls itself the sailfish capital of the world, and the water shapes its market. The St. Lucie Inlet, at the southern tip of Hutchinson Island, is the route to the Atlantic, and the Crossroads just inside it is where the St. Lucie River meets the Indian River Lagoon and the Intracoastal Waterway. Homes with docks line the river in North River Shores and Lost River, Manatee Pocket and Manatee Creek in Rocky Point and Port Salerno, and the harbour at Sailfish Point, while the Okeechobee Waterway runs up the river and across the state to Fort Myers. For every waterfront home we check water depth at low tide, dock and lift size, the seawall, the bridges on the route to the inlet, the flood zone and elevation, and we point buyers to the water-quality reports that follow releases from Lake Okeechobee down the St. Lucie Canal.

Hutchinson Island: Oceanfront Condos and Sailfish Point

East Ocean Boulevard crosses Sewall's Point and the Ernest Lyons Bridge to the part of Hutchinson Island that carries a Stuart address. Stuart Beach, the Florida Oceanographic Coastal Center and Bathtub Reef Beach are here, along with two very different communities. Indian River Plantation surrounds the Hutchinson Island Marriott and its marina with condominium buildings on the ocean, the lagoon and the golf holes, while Sailfish Point, behind its gate at the tip of the island, combines oceanfront condominiums, estate homes on the harbour and the ocean, a Jack Nicklaus Signature course and a private marina. Martin County keeps its buildings low-rise, so oceanfront buildings here are few and mostly from the 1970s to the 1990s; the reserves, any special assessment, the milestone inspection for buildings three stories or taller and the leasing rules decide the real cost of owning.

Golf, Country Club and 55-Plus Communities

South Stuart holds most of the city's golf communities. Mariner Sands has two championship courses behind its gate, the Yacht & Country Club of Stuart is guard-gated around its fairways, Willoughby Golf Club anchors the communities along Willoughby Boulevard, and Summerfield and the Florida Club add more fairway homes. Membership terms range from optional social memberships to required equity memberships with an initiation fee, so we confirm the obligation for each address before you offer. Stuart is also one of the Treasure Coast's most attainable places to retire: Miles Grant, Monterey Yacht & Country Club, Kingswood, Conquistador and Vista del Lago offer 55-plus condominiums with golf, pools, clubhouses and docks on the river, and a few resident-owned manufactured-home communities cost less again. In those, check whether you are buying the land, a co-op share or a home on leased land.

Condos, Townhomes and New Construction

Condominiums on the river and its canals run from 1970s associations such as Windjammer, with canal frontage off SW Palm City Road, and Mariner Cay, looking down the waterway toward Manatee Pocket, to Sailfish Cove, a boutique riverfront building completed in 2023 within walking distance of the downtown restaurants. For townhomes, Lexington Lakes offers gated units with garages, and new townhomes have gone up at Towne Park on SE Central Parkway and at the Willoughby Townhomes at Edgewater Point. New single-family homes are concentrated in south and south-west Stuart, at Pulte's Highpointe and at The Preserve and The Cove at Park Trace, with infill homes going up in Port Salerno. New construction brings current hurricane code and lower insurance; compare the builder's incentives with resales nearby before you sign.

Neighbourhoods

Stuart buyers think in terms of water, clubs and ZIP codes. On the water: North River Shores across the Roosevelt Bridge, Rocky Point and Port Salerno on Manatee Pocket, and the boating homes of Lost River on the South Fork. On Hutchinson Island: Sailfish Point and Indian River Plantation. The golf clubs of south Stuart: Mariner Sands, Willoughby and the Yacht & Country Club of Stuart. Newer and gated: Highpointe and Lexington Lakes. And the 55-plus communities: Monterey Yacht & Country Club, Miles Grant, Kingswood and Conquistador. Each neighbourhood page carries its live listings, recent sales and a local guide, and the price, waterfront and property-type pages below cut the whole city the way buyers search it.

Selling a Home in Stuart

A Stuart home is priced by its water and its community as much as its square footage. On the river, depth, dock and lift size, the run to the inlet and the bridges on the way can separate two houses on the same street; in a club community, the membership and the course view matter; and a 55-plus condo is compared with sales in its own association. Your buyers are often also looking in Palm City, Jensen Beach, Hobe Sound and Jupiter, so we price from the closed sales that match your home, not a citywide median. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.

Investing in Stuart

Investors buy in Stuart for steady annual rental demand from the hospital, the marine trades, Witham Field and the county government, for seasonal demand from winter residents on Hutchinson Island and in the 55-plus communities, and for the limited new supply that Martin County's growth rules allow. Port Salerno duplexes and older houses with no association are the simplest rentals to run, while condominium and club communities set their own rules: some approve every tenant, require a minimum lease term or limit leases each year, and a few oceanfront buildings allow short stays. Confirm the association's rules and the city or county rules on short-term rentals for the exact address before you buy. The Stuart rental pages show live rents, and the price-reduced page tracks the sellers who have cut their price.

Stuart Real Estate FAQ

How much does a home cost in Stuart?
It ranges widely. Condos in the 55-plus communities and manufactured homes are the most attainable way to own in Stuart, townhomes and inland single-family homes sit in the middle of the market, and homes with docks on the river, oceanfront condos on Hutchinson Island and estates in Sailfish Point carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
Can I buy a home with a dock and ocean access in Stuart?
Yes. Homes with docks line the St. Lucie River in North River Shores and Lost River, Manatee Pocket and Manatee Creek in Rocky Point and Port Salerno, and the harbour at Sailfish Point, and the St. Lucie Inlet is the route to the Atlantic. Water depth, dock and lift size, and the bridges between the dock and the inlet vary by address, so we verify them for every waterfront home we show.
Are Sailfish Point, Port Salerno and Hutchinson Island part of the City of Stuart?
They carry Stuart addresses, but much of what the MLS lists as Stuart is unincorporated Martin County, including Port Salerno, Rocky Point and Sailfish Point. Sewall's Point is its own town, and Palm City and Jensen Beach are separate communities. The municipality decides who issues permits and sets some rules, so check it on the property tax record before you compare prices or plan work.
What should I know before buying in a Stuart country club community?
Find out what membership the address requires. Some Stuart clubs offer optional social or golf memberships, while others require an equity membership with an initiation fee or capital contribution and annual dues, and some keep a waitlist for golf. Ask the club for its current membership documents, the association budget and reserves, and any planned assessments before you offer, because they change the true cost of the home.
What should I know before buying a condo in Stuart?
Read the association documents as closely as the listing. Many Stuart condominiums date from the 1970s and 1980s, so the reserves, any special assessment and, for buildings three stories or taller, the milestone inspection and structural integrity reserve study matter. Many communities are also 55-plus, approve buyers and tenants before closing, and limit leasing, so ask for those rules before you make an offer.
What is my Stuart home worth?
Request a free valuation and we build it from recent closed sales in your community, adjusted for water frontage, dock and boat access, golf or lake views, membership, condition and upgrades, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
