Spring in Jupiter, West Palm Beach or Port St. Lucie, summer at the ballpark in Little Havana

Baseball uses more of South Florida than any other sport. Every club training on the Atlantic coast of Florida between Jupiter and Port St. Lucie spends its spring inside BreakThru Realty’s counties, and the Miami Marlins then play the regular season at loanDepot park in Little Havana. That makes two separate housing problems: a furnished home for six or seven weeks of spring training up the coast, and a place to live in Miami from April into the fall. BreakThru Realty handles both, together or separately.

Two Geographies in One Baseball Year

For a Miami player the year begins in northern Palm Beach County and moves south. Spring training in Jupiter runs from February through March at a complex the club shares with another organization; then the team moves roughly the length of the Gold Coast to the ballpark in Little Havana for the regular season. The two are far enough apart that a daily drive between them is not realistic, so most players treat them as two homes: a short furnished lease in Jupiter, Tequesta or Palm Beach Gardens for spring, and a lease or purchase in Miami for the season. A household that prefers to stay in Palm Beach County all year can, but it should see the drive on I-95 and Florida’s Turnpike at a weekday evening before deciding.

Spring Training Housing Along the Coast

Other clubs train in the same stretch of coast: two share a complex in West Palm Beach, and another trains in Port St. Lucie. Spring training falls in the middle of South Florida’s high season, when furnished homes and condos in Jupiter, Palm Beach Gardens, West Palm Beach and Port St. Lucie are most in demand, so the most sought-after seasonal units are often committed by the autumn before. Spring leases are short enough to count as transient rentals under Florida law, which adds state sales tax and a county tourist levy, so every quote should say whether tax is included. Many condo associations restrict short leases or require screening, which can rule out a unit that is otherwise ideal. BreakThru Realty checks both before a player’s agent is asked to sign anything.

  • Jupiter and Tequesta: closest to the complex the Miami club uses
  • Palm Beach Gardens: gated golf communities a short drive south
  • West Palm Beach: downtown condos near the second spring complex
  • Port St. Lucie: single-family rentals near the camp in St. Lucie County

Living Around the Ballpark in Little Havana

The Miami ballpark sits west of downtown, just off the Dolphin Expressway, which makes the neighborhoods south and east of it the natural fit. Coral Gables is directly to the southwest, with tree-lined streets, Mediterranean-style houses and waterfront homes on the canals toward the bay. Brickell is a short drive east, with high-rise condos and the shortest trip for a player without a car-heavy household. Coconut Grove is to the southeast along the bay, and Pinecrest lies farther south along US 1, with larger lots and more privacy behind hedges and gates. Night games end late, and the drive home after one is a different trip from the afternoon drive in, which argues for testing both before choosing.

Home Stands, Road Trips and Hurricane Season

A baseball season alternates between stretches at home and long road trips, and the peak of hurricane season in August and September falls squarely inside it. That means a Miami home is often empty exactly when a storm is most likely. The answer is a plan agreed before the season: who installs shutters or checks impact glass, who secures the pool furniture and the boat, who checks the property after a storm passes, and what the insurance policy says about damage to a home left unoccupied. BreakThru Realty’s in-house property management can take on that role for an owned home, and a leased home’s landlord should be asked the same questions before signing.

Call-Ups, Options and the Trade Deadline

Baseball moves players between levels more often than any other league. A call-up from the minor leagues can come overnight, an option back down can come just as quickly, and the trade deadline around the end of July can send a player to another city at the height of summer. For a player whose place on the major-league roster is not settled, a furnished lease that can be ended at short notice is worth more than a better view. For an established player who owns a Miami home, a trade raises the question of whether to sell, lease or hold, and BreakThru Realty’s material on selling after a trade walks through that choice, including listing a home while the owner is already in another clubhouse.

Players From Other Clubs Who Winter in South Florida

Baseball’s offseason runs from autumn to February, which is exactly South Florida’s most comfortable weather, and many players whose clubs are based elsewhere spend it here, training privately and then driving to a spring camp in Jupiter, West Palm Beach or Port St. Lucie. For them a single home in northern Palm Beach County or St. Lucie County can cover both the winter and spring training. Because the home then stands empty from April through the fall, the owner should decide in advance whether to leave it vacant and managed or offer it on an annual lease. The rules of any association, the insurance policy’s vacancy terms and the tax on short leases all shape that decision.

Coaches, Staff and Households That Move Twice

Coaching and baseball-operations staff follow the same two-stage year as the roster, and for a household with children the move from a spring rental in Jupiter to a Miami home in April can collide with the school year. Some families keep the household in one place and let the coach commute or stay in a short-term rental during spring; others time a move to the Miami home before spring training begins. Either way, choosing a Miami neighborhood with the ballpark drive, a spouse’s commute and the school enrollment calendar in mind avoids a second move later. BreakThru Realty lays out those trade-offs for each area on the short list without making claims about any school.

Tax Questions, Financing and Public Records

The absence of a Florida personal income tax is only part of the picture for ballplayers, who generally owe tax to each state hosting a game they play in, and a spring in Florida followed by a season on the road creates questions that belong to a CPA or tax advisor. A buyer financing a Miami home should consult a mortgage lender about how contract income is documented, since a partial season or a recent trade can affect underwriting. Florida property records name the owner publicly, so a ballplayer may ask about an LLC or land trust, and it is the client’s attorney who decides whether that suits them. BreakThru Realty keeps a seller’s address off internet display where the listing service allows.

Questions We Are Asked

Where should a player rent for spring training in Jupiter?
Close to the complex, in Jupiter, Tequesta or the northern part of Palm Beach Gardens, where furnished homes, townhomes and condos all come up for seasonal lease. The deciding factors are usually a quiet street, a garage, room for visiting family and a short, predictable drive to early workouts. Because spring falls in high season, the strongest units are often spoken for months in advance.
Can a Miami player live in Palm Beach County all year and commute to the ballpark?
It is possible, but the daily drive down I-95 or Florida’s Turnpike is long, and the return after a night game is late. Some players accept it to keep one home near spring training; most prefer a Miami home for the season. BreakThru Realty suggests driving the route at a weekday rush hour and again after a late game before committing.
How far ahead should spring training housing be booked?
As early as possible, ideally in the autumn before. Spring training coincides with South Florida’s busiest months for seasonal rentals, so furnished homes near the Jupiter, West Palm Beach and Port St. Lucie camps are in demand from snowbirds as well as ballplayers. Condo associations that screen tenants add weeks to the process.
Is tax charged on a six-week spring training rental in Florida?
Yes. Florida treats leases of six months or less as transient rentals, so the rent carries state sales tax and the local tourist development tax on top. A landlord may quote rent with or without that tax included, so the lease should state it plainly. The landlord is responsible for collecting and remitting it, and the security deposit is governed by Florida’s landlord-tenant law.
Who looks after a Miami home during a long road trip in hurricane season?
Someone should be named before the season starts. That can be a family member, a house manager, or BreakThru Realty’s in-house property management, which can install shutters, secure outdoor items, check the home after a storm and report to the owner or their representative. The homeowner policy should also be read for any clause that limits coverage while a home is unoccupied.
