Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Why Buying in Florida From Another State Is Harder Than It Looks

The search itself is the easy part. The hard part is everything a screen cannot show you, and most of it is specific to Florida. Two houses at the same price on the same street can carry very different insurance premiums because one has an older roof. A condominium with a beautiful lobby may be about to bill its owners for structural repairs. A neighborhood that looked ideal on a February vacation may sit an hour from the office at rush hour. From far away you cannot drive past, knock on a neighbor’s door or come back on a weekday morning, so small unknowns pile up into one large risk.

  • Insurance that depends on the roof, the windows, the build year and the distance from the coast
  • Condominium budgets, reserves and special assessments that never appear in listing photos
  • Flood zones and elevation that change from one block to the next
  • A first-year property tax bill based on your purchase price, not the seller’s old bill
  • Commutes, noise and street life that only show up in person, at the right hour
  • Contract deadlines for inspections and financing that run while you are in another time zone

What BreakThru Realty Does About Each One

Every item on that list has an answer, and the answer is usually a person standing where you cannot. Your agent asks for the roof age, the permit history and the wind-mitigation report before you get attached to a house, and helps you request insurance quotes for that exact address. For a condominium, we ask the association for its budget, reserve study, inspection reports and recent minutes, and read them with you. We check the flood zone and ask about past water. We estimate the tax bill you would actually receive. And we tour for you, live, including the parts a seller’s video skips: the street, the neighbors’ yards, the parking garage, the view from the balcony at an honest angle.

How the Purchase Works, From First Call to Final Walkthrough

A purchase made from a distance goes well when it follows an order, and badly when the steps are taken as they happen to come up. The BreakThru Florida Home Buying Plan sets that order out before you spend money on flights. It begins with a conversation, not a list of houses, because the right home depends on what you are trying to change about your life. From there each step narrows the decision: first the areas, then the homes, then the numbers, then the offer. You stay in control of the pace, and nothing is signed until you are ready to tour.

  • A buying consultation about your goals, your concerns and your timing
  • A comparison of the communities that fit, shown to you in person or on video
  • A shortlist of homes chosen by your agent, with the reasons for each
  • An ownership-cost review for the homes you like, with real quotes where we can get them
  • A written buyer agreement, explained before you sign, and then your tours
  • An offer strategy built on recent sales, then inspections and insurance inside the contract deadlines
  • A closing you attend in person or sign remotely, and a final walkthrough done with you or for you

A Licensed Local Professional Working for You

When you buy through BreakThru Realty you are represented by a Florida-licensed real estate agent supervised by the brokerage’s broker of record. That matters more from a distance than it does across town. The listing agent works for the seller, and the description of the home was written to sell it. Your agent’s job is the opposite: to find what is wrong with a property before you own it, to tell you when a price is not supported by recent sales, and to say plainly when a home you like is a poor fit for what you told us. Florida practice requires that you and your agent put that relationship in writing before any tour, including a live video tour. We explain the agreement, how compensation works and how it ends before you sign it.

The True Cost of Owning a Florida Home

Budget for the whole year, not the mortgage alone. Property tax is recalculated when a home sells, so your first bill reflects your price rather than what the seller paid. Once the home is your permanent residence, Florida’s homestead exemption removes up to $51,411 of assessed value for 2026: the first $25,000 from every tax, and an additional $26,411, adjusted for inflation each year, from everything except school taxes. After that, the Save Our Homes cap holds each year’s rise in a homestead’s assessed value to 3% or the change in CPI, whichever is lower. Homeowners insurance, flood insurance and association fees are separate lines, and in South Florida they can outweigh the tax. A CPA or tax adviser can confirm how the exemption applies to your purchase date, and our cost calculator lets you total every line with your own figures.

Choose the Community Before You Choose the House

Out-of-state buyers tend to start with houses and end up choosing a town by accident. We work the other way round. South Florida runs for more than a hundred miles along the coast, and the same budget buys a tower apartment in one place, a canal-front house in another and a new single-family home with a yard in a third. Before any listing goes on your shortlist, we ask how your week works: where you need to be and when, whether a school matters, how you feel about driving, and what you want within walking distance. Two or three areas usually stand out. You see each of them, on a scouting trip or on a recorded drive, and only then do we look at what is for sale there.

Relocating, Buying a Second Home or Retiring: Three Different Purchases

The reason you are buying changes almost every decision that follows. A household moving here for good cares about commute, schools and the date the homestead exemption can begin. A second-home buyer cares about how the property is looked after while empty, whether the association allows seasonal rentals, and how insurance treats a home that is not a primary residence. Someone retiring is often choosing between a single-story house, a condominium with staff and an age-restricted community, and wants to know how fees are likely to behave over many years. We ask which of these you are before recommending anything, because advice that is right for one is wrong for another.

Selling Where You Live Now While You Buy Here

Most buyers coming from another state have a home to sell, and the two transactions rarely line up by themselves. There are four usual routes. You can sell first and rent here while you look. You can buy first and carry both homes for a while. You can ask your buyer for a rent-back that lets you stay after closing. Or, where the seller will accept it, you can make your Florida purchase contingent on your sale. Each has a cost and a risk, and the right one depends on your equity, your nerves and the market at both ends. If you do not have an agent where you live, our broker can introduce one through a written referral between the two brokerages. For financing that bridges the gap, consult a mortgage lender early.

The Same Standards for Every Buyer

We describe every community the same way to every buyer: by its housing, its costs, its commute, its flood and wind exposure, and the public information anyone can check. For schools we point you to the district’s own address lookup and the state’s published grades instead of offering an opinion. We do not steer buyers toward or away from an area because of who lives there, and we will not answer questions that ask us to. You get the facts, the trade-offs and our honest view of the property itself, and you decide where you want to live. If a home you love has a problem, we would rather lose the sale than have you find out after closing.

Six Places Out-of-State Buyers Often Compare

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How do I buy a home in Florida while living in another state?
Start with a local buyer’s agent before you start with listings. Agree on the areas first, then a shortlist, then tour by live video or on a planned trip. Get insurance quotes and association documents for any home you are serious about, make your offer with inspection and financing periods you can meet from a distance, and close in person or by a remote signing if the title company and your lender allow it.
Do I need to travel to Florida before buying?
No, although one well-planned trip helps. Buyers complete purchases after touring only on live video, with their agent attending the inspection and the walkthrough. If you can come once, spend the trip on comparing areas and seeing your final two or three homes rather than on a long list of showings.
How do I find a Florida buyer’s agent I can trust from a distance?
Check that the agent and the brokerage hold active Florida licenses using the state’s public license search. Then ask how they tour homes on video, what they request from a condominium association, how they handle insurance quotes, and how their buyer agreement ends if it is not working. Clear answers to those four questions tell you most of what you need to know.
What does a Florida buyer’s agent do?
A buyer’s agent represents you, not the seller. That covers narrowing the search, touring and reporting honestly on each home, pulling recent sales to support a price, writing and negotiating the offer, tracking contract deadlines, coordinating inspectors, the title company and your lender, and attending the final walkthrough. The terms, including compensation, are set out in a written agreement you sign before touring.
How much does it cost to buy a house in South Florida?
Beyond the price, plan for closing costs, an inspection, the first year of homeowners insurance, flood insurance where it applies, and prepaid property taxes. After closing, the monthly cost is the mortgage plus tax, insurance and any association fee. The amounts depend heavily on the address, so price a specific home with real quotes. Our cost calculator totals the lines for you.
How do I sell my current house and buy a Florida home at the same time?
Pick the order on purpose. Selling first gives you certainty and usually means renting here for a while. Buying first secures the home and means carrying two. A rent-back or a sale contingency can sit in between. We map the dates of both transactions together, can introduce an agent in your state, and suggest you consult a mortgage lender about bridging.
Is it better to rent before buying in Florida?
Rent first if you cannot choose between two areas, have never spent a summer here, or must arrive before your current home sells. Buy now if you know the area, plan to stay, and want your homestead exemption to begin sooner. Renting costs a year of rent and may delay that exemption, so we compare both paths against your own numbers.
Which parts of South Florida fit my budget and lifestyle?
That depends on how you live more than on the budget alone. City living with towers and transit points toward Miami and the downtowns of Fort Lauderdale and West Palm Beach. Houses with yards point west of the interstate or north to the Treasure Coast. Boating narrows it to specific canals and inlets. Tell us your week and we will name two or three areas to compare.
