Moving From Nevada to Florida? Buy on the Merits, With the Real Costs in View.
Water instead of desert. A home priced on its roof and its file, not on a tax story. A closing you can sign in Las Vegas.
Move for the water, not for a tax table. Compare the towers and suburbs that fit, read every finalist’s true monthly cost and tour on live video with an agent already working for you here.

Find Your Florida Lifestyle
Tell us where in Nevada you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.
Homes Matching Your Criteria
Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.
Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.
Is there a tax reason to move from Nevada to Florida? Not on wages. Neither Nevada nor Florida has a personal income tax, so the decision should rest on climate, water, work and the home itself. Property tax, insurance and association costs follow different rules in Florida, including a homestead exemption for a primary residence that resets the assessment after a sale. A CPA can compare your own figures before you move.
You want a South Florida home that holds up through hurricane season and inside your budget, and you start from an unusual place: Nevada has no personal income tax and Florida has none either, so no tax argument carries this move. Water, warm winters, work and the home itself carry it, along with one test: whether the insurance, the dues and the reset property tax fit the monthly figure you have in mind. A brokerage working for you here runs that test on real homes while you are still in Las Vegas, Henderson, Reno or Carson City.
What Does a Las Vegas or Reno Owner Pay to Move and Then Own in Florida?
A moving bill you can price this week, then a monthly ownership cost you have to assemble before you sign. The moving bill covers a truck or container across the Southwest and the Gulf states, shipping or driving a car, flights and deposits. The ownership cost is where desert owners get surprised: the mortgage, a property tax bill figured on your purchase price, a windstorm policy with a hurricane deductible, a flood policy, dues that in a tower include the building’s insurance and reserve contributions, and, in some newer communities, a CDD assessment printed on the tax bill. We publish no single figure, because an older Hallandale Beach tower and a newer Coconut Creek townhome can differ more than any average would show. Put one home’s real quotes into the Florida Home Cost Calculator alongside what you pay in Nevada now and judge the move on your own numbers.
Where Does a Nevada Budget Go Up or Down in Florida?
Up on insurance and dues, roughly level on sales tax, and unchanged on wages, because neither state taxes them. Nevada caps how fast the tax bill on a primary residence can climb; Florida resets the assessment to market value after a purchase and then applies the Save Our Homes cap once your homestead is in place, so the tax shown on a listing reflects the seller’s years of ownership, not your bill. Wind coverage carries its own deductible and is priced on the roof and the openings, flood is a separate policy most Nevada owners never bought, and a condominium budget funds reserves and structural repairs a Las Vegas tower may not have faced. A Henderson buyer who assumes life gets cheaper and chooses an older oceanfront building can pay more each month than before. Compare one specific home with your current one, and have a CPA review anything involving an estate or a business.
Tower or Master Plan: Which South Florida Setting Fits a Nevadan?
Pick the building type first, because Nevada produces two very different buyers. A Las Vegas resident used to a staffed lobby, an elevator and a pool deck on the roof fits Aventura or Hallandale Beach, where towers of every age line the Intracoastal and the ocean and the records of each building decide its value. A Summerlin or Henderson household used to block walls, a community pool and a fixed monthly fee fits Coconut Creek or Doral, where the layout feels familiar and the beach is a drive. A Reno or Carson City owner leaving snow and altitude for warmth and room often looks at Homestead, where newer subdivisions sit between two national parks and a budget goes further. Hospitality, tourism and logistics anchor much of the South Florida economy too, so a career built on the Strip has a counterpart here. Start with the building you live in now, and your agent narrows the map from there.
What Do Nevada Buyers Ask Before Trusting a Florida Search, and What Do They Get?
Five questions, answered with documents rather than encouragement. Nevada buyers want to know how to choose a tower or a suburb from photographs, how to avoid a building that votes an assessment the month after closing, how not to lose the right unit while they are in Reno, how to avoid ranking below a buyer who can tour on a weekday, and how to trust a brokerage they found on a search page. The Florida Home Buying Plan arrives in writing, and this is its answer to each.
- Choosing from photographs: an area comparison built on your commute, your building type, your price range and your week
- The assessment after closing: the milestone report, reserve study, budget and minutes read for every tower, and wind and flood quotes for every house
- The unit lost from Reno: new matches toured on camera from lobby to garage within days of listing
- Ranking below local buyers: a named agent, dated next steps, the inspection attended with you on the phone and the documents read before an offer
- The brokerage from a search page: a licensed Florida broker of record, a written buyer agreement before any tour and confidentiality for what you share
Should a Nevada Sale Close Before Your Florida Purchase?
Close the Nevada sale first when its equity is the purchase money or two payments would strain you; close the Florida purchase first when you can carry both and want one move. Selling first turns equity into a known number at the price of a temporary lease and two moves. Buying first secures the right home at the price of paying for both until Nevada closes. Nevada transactions run through a title and escrow company, so ask the escrow officer for the timeline early, and ask your buyer about a short rent back if you need a few weeks. An offer here contingent on your sale can work when the seller is willing to wait. If you need a listing agent in Las Vegas or Reno, our broker can arrange a referral to one licensed in Nevada. Consult a mortgage lender about a bridge loan before either contract is signed.
Does Leasing First Make Sense for a Buyer Leaving the Desert?
It does when you have never felt humidity that lasts from May to October or cannot yet choose between a tower and a house; it does not when the area, the job and the building type are settled. Desert heat is dry and Florida heat is wet, and a year as a tenant teaches the difference along with the afternoon storms, the traffic at your actual hours and whether an older tower you admired holds up on closer acquaintance. It also lets a Florida job begin before the Nevada home sells. You pay for that knowledge with a year of rent, another move and a later homestead start, since the exemption requires ownership and occupancy on January 1. Your agent vets rentals the way purchases are vetted, including the association approval most towers require, and keeps watch on the buildings you liked.
Can a Florida Purchase Run Entirely From Las Vegas or Reno?
Almost entirely, and the three hour gap with Pacific time puts a Florida afternoon tour inside your lunch hour. Since August 2024 a written buyer agreement has been signed before any showing, and a live video tour led by your agent counts as one; we go over the terms, including compensation and termination, before you sign. Your agent then walks each candidate on camera, from a tower’s lobby, garage and roof deck to the seawall behind a house, drives the office or airport run at the real hour and keeps you on the phone during the inspection. Association records and insurance quotes arrive while the contract still allows you to cancel. In Nevada an escrow company carries the file; here a title company or a closing attorney does, and most will ship documents to you or set up an online notary session. Phone the title company on a number you found yourself before any wire.
If Neither State Taxes Wages, What Does Moving Change About Your Taxes?
The property tax rules, the estate picture and the domicile record you keep, and nothing about your paycheck. Nevada and Florida both leave wages untaxed at the state level, so this page has no income tax story to tell. Florida’s homestead exemption removes up to $51,411 of a permanent residence’s assessed value for 2026: a base $25,000 that applies to every taxing authority and a further $26,411, indexed to inflation, that does not apply to school taxes. You qualify by owning and living in the home on January 1 and applying by March 1, and Save Our Homes then limits each year’s rise in assessed value to 3% or the change in CPI, whichever is lower. Neither state levies an estate tax. Domicile still matters if you keep a Nevada home or business: a Florida driver license within 30 days, voter registration and a recorded declaration of domicile put your intent on record. A CPA or attorney should confirm the order of steps for your household.
What Changes About the Home: From a Las Vegas Tower or Master Plan to a Florida File?
The paperwork changes more than the daily routine. A Las Vegas high rise already gave you a lobby, an elevator and someone else maintaining the exterior; a Florida tower adds a legal record that shapes its price. Condominium buildings three stories and taller must complete milestone structural inspections and commission a structural integrity reserve study, and an association behind on either can raise dues or vote a special assessment that lands on every owner, including one who just closed. For a house, the stucco and tile roof look familiar, but the walls are concrete block, each opening carries impact glass or shutters, the pool sits inside a screen, the yard is grass, and the back of the lot often ends at a canal with a seawall someone must maintain. Some newer communities carry a CDD, much like a Nevada special improvement district, on the tax bill. We film each item and read the documents with you.
- For a tower: the milestone report, the reserve study, the budget, the minutes and any assessment already voted
- For a house: the roof permit date and the wind mitigation report that earns credit for the openings
- The flood zone and floor elevation, with a quote requested early because a new federal flood policy typically starts after 30 days
- Seawalls, docks and drainage filmed for any home on the water
- Any CDD charge on the tax bill, which the homestead exemption does not reduce
How Quickly Can You Get Back to Las Vegas or Reno?
Quickly enough for a long weekend from Las Vegas, with an extra connection to Reno. Las Vegas has nonstop flights to Fort Lauderdale and Miami on most days, several hours in the air, while Reno usually connects through a hub. Florida runs three hours ahead of Pacific time, so a morning call from here reaches Las Vegas before the office opens, and a Florida evening is a Nevada afternoon, which suits a household with family or a business left behind. With wages untaxed in both states, trips back pose no paycheck risk, though a tax adviser should still know your pattern if you keep a Nevada home. Buyers who expect to fly often tend to choose Aventura, Hallandale Beach or Doral for the airport drive, and your agent drives that route at your real departure time before you commit.
Where in Florida Should a Nevadan Live?
- Aventura: Condo towers along the Intracoastal between Miami and Fort Lauderdale, with a large mall and marinas close by; buildings range widely in age, dues and the state of their reserves.
- Hallandale Beach: Oceanfront and Intracoastal towers from several decades beside newer high rises; the older buildings call for a close read of inspection reports and reserve studies.
- Doral: Newer townhome and condo communities and gated streets of houses around the warehouse and office districts by the Miami airport; weekday traffic is heavy and the beach is far.
- Coconut Creek: An inland north Broward city of planned neighborhoods, townhomes and condos beside parks and preserves; homes run newer than on the coast and the beach is a drive.
- Homestead: Newer single family subdivisions in south Miami-Dade near two national parks, where a budget stretches further; the commute into Miami is long at rush hour.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.
- Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
- Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
- Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
- Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
- Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- What does the Florida Home Buying Plan include, and what does it cost?
- The plan is free and asks nothing of you in return. It brings six written deliverables: a consultation on the outcome the move must reach, a comparison of the areas and building types that fit, a shortlist an agent drew from current listings, an ownership cost review for the homes you like, a touring plan, and the representation terms ahead of any showing. When the form arrives, a Florida based agent from our office replies within one business day and books the consultation.
- Will I pay state income tax in Florida after leaving Nevada?
- No. Neither state has a personal income tax, so moving leaves the state treatment of your wages exactly where it was. What shifts is the mix of other costs: Florida owners spend more on wind and flood insurance and association dues, and property tax follows Florida’s homestead rules. A CPA can compare your whole picture, including any Nevada property or business you keep.
- How do South Florida condo towers compare with high rises in Las Vegas?
- Day to day they feel alike: a lobby, an elevator, amenities and someone else handling the exterior. The legal record differs. Florida condominium buildings of three or more stories must pass milestone inspections and complete a structural integrity reserve study, and gaps can lead to higher dues or special assessments. We read the reports, the budget and the minutes with you before you offer.
- Does Florida have special assessment districts like some Nevada subdivisions?
- Yes. Some newer Florida communities sit inside a community development district, or CDD, that paid for roads, drainage and utilities and collects through an assessment on the property tax bill. It is separate from association dues, the homestead exemption does not reduce it, and the amount varies by community, so we check every finalist’s tax bill.
- Can I buy in Florida while I still live in Las Vegas or Reno?
- Yes, and most of the work happens on your screen. After a consultation and the signed agreement, your agent shows homes live, reads condominium and association files, gathers insurance quotes and calls you into the inspection. A trip for the finalists helps if you can make it, and many title companies can arrange for you to sign closing documents in Nevada.
To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.
- Should I sell my Nevada home before buying in Florida?
- Sell first when the equity funds the purchase or two payments would strain you; buy first when you can carry both and want a single move. A rent back from your buyer or a Florida offer tied to your sale can cover a short gap. We coordinate dates with your Nevada agent, or arrange one through a referral, and a mortgage lender should review any bridge financing.
