Moving From Pennsylvania to Florida

Thinking About Moving From Pennsylvania to Florida? Start With the Home and Lifestyle You Want.

Picture the result first: a South Florida home you chose on purpose, with the monthly cost known before you signed and a closing that did not cost you a week away from Pennsylvania. That is what buyer representation is for. Whether you are leaving a Main Line colonial, a Bucks County split-level or a brick house in the Pittsburgh hills, BreakThru Realty puts a licensed agent on the streets you cannot walk yet, so the decision rests on evidence instead of listing photos.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Philadelphia Suburbs, Pittsburgh Hills or a Retirement Move: Name Yours

A couple retiring out of Delaware County, a Pittsburgh household following a job, and a Lehigh Valley owner who wants winters on the water are making different purchases, even if all of them type the same search. A retirement buyer usually cares about single-level living, low upkeep and the drive to a hospital and an airport. A working household cares about the weekday route and the school assignment. A part-year owner cares about what the place costs while it sits empty. Tell your agent which of these you are and what a good Tuesday in January looks like to you. The BreakThru Florida Home Buying Plan begins from that description, and homes that fail it never reach your shortlist.

How the Search Runs While You Are Still in Pennsylvania

You do not need to camp in a hotel for a month. A practice that took hold in August 2024 has the buyer and the agent sign a written agreement ahead of any showing, and a tour your agent leads live on video counts as a showing, so we go through that agreement with you first: what it covers, how compensation works and how it ends. Then the work begins. Your agent walks each candidate home with the camera on, opens the electrical panel, runs the showers, stands in the yard at school pickup time and drives the block after dark. When a home earns an offer, the inspector reports to you on a call you can join, and the closing can frequently be signed from Pennsylvania, by courier package or online notary, when the title company offers it.

  • A written buyer agreement explained before the first tour
  • Live video tours that include the street, not only the rooms
  • Inspection findings walked through with you by phone or video
  • Insurance quotes requested while the inspection period is still open
  • A mail-away or remote online closing where the title company offers it

From Stone Colonials and Basements to Slab Foundations and Lanais

Much of what you know about houses was learned on Pennsylvania housing: stone and brick colonials, twins and rowhomes, finished basements, slate or shingle roofs, a furnace and sometimes an oil tank. South Florida houses are mostly concrete block on a slab, a single story more often than not, with no basement at all, so storage moves to the garage and the closets. The roof is tile, metal or shingle, and its age matters more here than nearly anything else in the house, because insurers price on it. Yards are smaller, pools are common, and a screened patio does the job a family room does up north. Your agent translates listing terms into what you would actually live in, and points out when a floor plan that looks generous online has nowhere to put the holiday boxes.

What Ownership Really Costs Here, Line by Line

Pennsylvania owners budget around a school tax bill, a county and municipal bill, and a homeowners policy that rarely causes alarm. The Florida list is longer. For a home you live in, homestead can shave as much as $51,411 from the assessed value in 2026. Of that, $25,000 lowers the bill from every taxing body, while the other $26,411, a sum reset annually for inflation, leaves the school levy alone. Insurance is the line that surprises people, because carriers set the wind premium by the roof, the openings and how far the ocean is, and flood coverage is a separate policy. Add association fees where they apply. We do not guess at any of it: we request quotes for the real address before your inspection period ends, and your CPA can review the tax side.

  • Property tax, reassessed at market value the January after you buy
  • Wind coverage that carries its own hurricane deductible
  • Flood insurance, which through the NFIP usually takes 30 days to begin
  • Condo or HOA dues, plus any special assessment already voted
  • CDD assessments on the tax bill in many newer communities
  • Pool, lawn and air-conditioning service through a long summer

Pennsylvania Taxes, Florida Residency and Who Should Advise You

Pennsylvania charges a flat income tax, many municipalities and school districts add an earned income tax, and Philadelphia collects a wage tax of its own. Florida has no personal income tax. For a retiree the gap can be narrower than expected, since Pennsylvania generally leaves most retirement income untaxed already, so do not let a tax story choose the house. Pennsylvania also has an inheritance tax, which Florida does not, and an estate attorney should tell you how a move affects your plan. On the Florida side, residency is something you establish: a declaration of domicile, a new driver license inside the 30 days Florida allows new residents, voter registration, and a homestead application by March 1 for a home you owned and occupied on January 1. Ask a CPA or tax adviser to put those steps in order for you.

Where to Compare, and Why Those Places

If you are leaving the Philadelphia suburbs, you may want what you already have, an established town with a real center, minus the winter. That points to southern Palm Beach County, where Delray Beach has a downtown you can cover on foot and Boca Raton offers mature neighborhoods and club communities. If you want a single-level home with the exterior looked after, compare the 55+ communities west of Boynton Beach, where the trade is a longer drive to the sand. If Pittsburgh’s rivers shaped your idea of home, living on the water may matter more to you than living near a beach, which makes Fort Lauderdale’s canals and Stuart’s riverfront worth a look. And anyone who wants a quieter coast should see Jupiter before deciding. We lay the options side by side, with what a given budget buys in each.

Selling in Pennsylvania While You Buy in Florida

Few buyers can ignore the house they still own. There are several workable routes, and each has a price. Sell first and rent here for a season, which costs you a second move but lets you shop with the proceeds in hand. Purchase first and hold two houses for a stretch, which secures the Florida house and strains the budget. Ask your Pennsylvania buyer for a rent-back so you stay put after settlement. Or write a Florida offer that depends on your sale, which some sellers accept and others refuse. Spring is when Pennsylvania listings show well and winter is when South Florida is busiest, so the two calendars rarely line up unaided. If you have no agent at home, we can introduce one licensed in Pennsylvania through a written referral between brokerages, and for anything that bridges both closings, consult a mortgage lender early.

What Catches Pennsylvania Buyers Off Guard

The first surprise is the tax bill on the listing. It belongs to the seller, whose assessment may have been capped for years: Save Our Homes keeps a homestead’s assessment from climbing more than 3% a year, or by CPI when that is the smaller figure, and that protection ends at the sale. Your bill starts over at market value. The second is the condo. Buildings of three stories or more now owe a milestone inspection and a reserve study of their structural integrity because of a 2022 law, and an association that is behind on either can levy a special assessment on whoever owns the unit. The third is the season: a home toured in February tells you nothing about August heat, afternoon storms or how the street drains. We raise all of it before you are under contract, not after.

South Florida Communities to Compare From Pennsylvania

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

How does buying a Florida home work while I still live in Pennsylvania?
Open with a planning conversation and the written buyer agreement, then let your agent narrow the areas before you look at single houses. Homes are toured on live video, inspected with you on the call, and quoted for insurance before the contract deadlines pass. Plan one focused trip to see your finalists if you can, and expect that the closing can often be signed remotely.
Is a trip to Florida necessary before we write an offer?
Nothing obliges you to, and buying carefully from a distance can work. We still recommend a short trip once your shortlist is down to a few homes, because standing in a kitchen settles questions video cannot. If travel is out of reach, your agent tours live, goes back at different hours and stays for the inspection, so you are relying on more than photographs.
What does a Florida buyer’s agent actually do for someone in Pennsylvania?
The agent is your presence here. That means comparing communities against how you live, touring homes on camera, reading association budgets and inspection reports with you, pressing for insurance quotes on the real address, negotiating price and repairs, and keeping the title company, the inspector and your schedule in step until the keys change hands.
Can I sell my Pennsylvania house and buy in Florida in the same season?
Yes, with a plan made before either home is under contract. You can sell and rent for a while, purchase here and hold two houses briefly, stay on as your buyer’s tenant after settlement, or make the Florida offer conditional on your sale. Each shifts cost and risk differently. We map the dates with you and can introduce a Pennsylvania agent by referral. For money that must cross both closings, consult a mortgage lender.
Should we rent for a winter before buying?
Renting first is sensible if you cannot choose between two areas or have never spent a summer here. The cost is a second move, seasonal rents that run high in winter, and possibly a later start for your homestead exemption, which turns on the home being yours and lived in when January 1 arrives. We set both paths against your budget before you commit to either.
Will my pension and retirement income be taxed after I move from Pennsylvania?
Florida has no personal income tax, so the state does not tax pensions, retirement account withdrawals or Social Security. Pennsylvania already leaves most retirement income alone, though, so the change for a retiree may be smaller than you expect, and local wage taxes matter only if you still work. Have a CPA or tax adviser compare your actual figures before you count on a difference.
