Moving From San Francisco to Florida
Leaving the Bay Area for South Florida? Get a plan for the home, the costs and the move date.
Sell or leave a Bay Area home and you face an unusual problem on this coast: almost every housing type is within reach, and the wrong one is easy to buy from a laptop. BreakThru Realty helps San Francisco buyers decide before they shop. We compare a high-rise in Brickell with a house in Coral Gables or a waterfront lot in Fort Lauderdale against how you really live, tour the finalists on live video, review the building or the roof behind the listing, and schedule the purchase around your sale, your lease or your next vesting date.

Your first step: BreakThru Florida Home Buying Plan
Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For
You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.
What you receive
- A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
- A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
- A first shortlist of homes for sale that match, chosen by an agent rather than a filter
- An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
- A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
- How buyer representation and compensation work in Florida, in writing, before any tour
What happens next
- Tell us where you live now, where you are looking, your budget and your timing.
- A local agent replies within one business day to schedule your buying consultation.
- After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
- You tour by video or in person when you are ready, and decide what happens next.
Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Why Bay Area Households Look East, and What They Want to Keep
The reasons Bay Area households give for this move are rarely about weather alone. A company goes remote or opens a Miami office. A liquidity event makes the California tax bill feel avoidable. A house in Noe Valley, Palo Alto or Mill Valley has appreciated into a sum that would fund a different kind of life somewhere else. What people want to keep is just as specific: interesting work nearby, good food, a neighborhood with a center, and time outdoors. South Florida can supply most of that, in a few places and not everywhere. Miami’s Brickell and Wynwood districts and downtown West Palm Beach hold much of the region’s technology and finance activity, while long stretches of the coast in between are residential and quiet. Your plan starts by mapping which of those pieces matter to you, so the shortlist reflects your working life as much as your budget.
What the Proceeds of a Bay Area Sale Buy Here, by Housing Type
Equity from a San Francisco or Peninsula home does not simply buy more on this coast; it buys something different, and the categories are worth separating before you open a single listing. A buyer leaving a Victorian flat or a mid-century ranch could reasonably land in any of the types below, and each comes with its own maintenance, insurance and association profile. The right one depends less on the purchase price than on the yearly cost to carry it and on how you want an ordinary Tuesday to go. That is why the ownership-cost review in the BreakThru Florida Home Buying Plan comes before the tours: it keeps you from touring a category you would not want to own.
- Newer high-rise condo: views, staff and amenities, with significant monthly fees and little private outdoor space
- Waterfront house with a dock: boating from the backyard, with higher wind and flood premiums and a seawall to maintain
- Older house in a walkable historic district: character and trees, plus roof, wiring and window upgrades to plan for
- Newer house in a gated or club community: space, a pool and a garage, in exchange for driving everywhere and HOA rules
- Townhome near a downtown: lower upkeep and some walkability, usually with shared walls and an association
Condos and TICs Versus a Florida Condominium
San Francisco taught you ownership forms most of the country has never heard of. In a tenancy in common you hold a share of the whole building with a right to occupy your unit, often with specialized financing and a property tax bill split among the owners. Many San Francisco condominiums are a handful of flats in a converted house, run by the owners themselves. A Florida condominium is usually the opposite scale: a deeded unit with a separate tax bill, inside an association with a professional manager, staff and a budget in which insurance and reserves loom large. Under the 2022 law, buildings of three stories or more must complete milestone inspections and structural integrity reserve studies, a duty familiar to anyone who lived through a soft-story retrofit. We request those reports, the budget, the minutes and the leasing rules, and read them with you before you offer.
Equity Compensation, Vesting Dates and the Day You Move
For buyers paid partly in stock, the calendar matters as much as the address. California can continue to tax a share of equity awards that were granted or partly earned while you worked there, even when they vest after you have gone, and the state looks hard at whether a departure is genuine. That makes the order of events worth planning: the move date, a large vest or option exercise, a company sale, and the closing of the California home. A CPA or tax attorney who handles departures from California should set that order; our part is to make the real estate fit it. On the financing side, consult a mortgage lender early about how restricted stock and variable pay are counted as income and how proceeds from selling shares are documented for a down payment. Once you become a resident, Florida expects a driver license within 30 days.
Fog and Micro-Climates Versus One Long Warm Season
In San Francisco you can change the weather by crossing a hill, and many homes have never needed air conditioning. South Florida has essentially one climate with small variations: a steadier sea breeze on the barrier islands, more heat a few miles inland, and summer storms that build over the Everglades and drift east in the afternoon. There is no cool evening to wait for in August. Air conditioning is a necessity, its age and capacity belong in the inspection, and the electric bill replaces the heating bill you barely had. In exchange, winter here is what a Bay Area resident waits all year for in September: dry, bright and warm enough to eat outside most nights. If you have never felt a subtropical July, plan a visit then. It is the single piece of this decision that a video tour cannot deliver.
If You Expect to Live on Foot
San Francisco sets a high bar for walking, and it is fair to ask where this region meets it. The honest answer is a few districts, each small. Brickell has towers above shops and a free elevated people-mover. The southern end of Miami Beach, the center of Coconut Grove, the blocks around Las Olas in Fort Lauderdale, Atlantic Avenue in Delray Beach and downtown West Palm Beach all allow a day without a car. Step outside those pockets and nearly everything requires driving, and summer heat shortens the distance most people will walk at midday. Brightline connects several of the downtowns, which helps if both ends of your trip sit near a station. When walkability leads your list, we measure it on foot for you: the route to groceries, shade on the sidewalk, how lively the street is in the evening and where a visiting friend would park.
The Bills That Surprise Bay Area Buyers
A Bay Area owner is used to a property tax bill anchored to an old purchase price and an insurance bill that rarely demands attention. Both assumptions fail here. Your Florida assessment starts near what you pay, and only a homestead is protected afterward: Save Our Homes holds the yearly increase in a homestead’s assessed value to 3% or the change in CPI, whichever is lower, and an owner who later moves within Florida may carry up to $500,000 of that accumulated difference to the next home. Insurance is the larger adjustment. Wind coverage is priced on the roof, the build year and opening protection, flood is a separate policy, and in a tower the association’s own premiums flow through to your monthly fee. We gather quotes for the exact address, and our Florida home cost calculator lets you compare totals before you bid. Have your CPA check the tax assumptions.
Selling in the Bay Area While Buying Here
Bay Area sales move on their own rhythm: preparation and staging, a short marketing window, an offer date, then a quick escrow. That speed can leave you with proceeds in hand and nowhere to live, or with a Florida contract waiting on a California closing. We plan the sequence with you. Options include a rent-back from your buyer, a longer closing period on the Florida side, a short lease here, or buying first if a lender confirms you can carry both. While that unfolds, the search continues from a distance. A written buyer agreement comes first, a requirement in place since August 2024, and after it your agent tours each finalist on live video, joins the inspections with you on the call and coordinates a closing you can sign in California. If you need a listing agent there, our broker can arrange an introduction through a referral between brokerages.
Where Bay Area Buyers Usually Begin
- Brickell: A dense high-rise district of newer condo towers with offices, dining and a free elevated people-mover close by; fees are substantial and traffic in and out is slow.
- Miami Beach: Walkable blocks, older and newer condominiums and a small stock of houses on a barrier island; flood exposure, building age and parking all deserve scrutiny.
- Coconut Grove: A bayfront village of townhomes, houses and mid-rise condos beneath a thick tree canopy; supply is limited and many streets close to the water lie low.
- West Palm Beach: A compact downtown with newer towers, a Brightline station and a growing office market; single-family options close to it are older and uneven in condition.
- Coral Gables: Planned streets of Mediterranean-style houses beside a walkable business district; many homes are older and want wind upgrades before they insure at a fair cost.
- Palm Beach Gardens: Gated golf and club communities with newer houses and larger lots; daily life happens by car, and club or HOA fees are a real share of the monthly cost.
Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.
Why Work With BreakThru Realty Instead of Searching for Homes Yourself?
Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.
A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.
- Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
- Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
- Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
- Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
- Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.
You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.
Before You Fall in Love With a Florida Home, Understand What It Costs to Own
The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.
Questions you may be asking
- I am months away from moving.
- That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
- Can I really buy without being there?
- People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
- Does a buyer's agent cost me anything?
- Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
- I can search listings myself.
- You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
- I have a home to sell first.
- Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving
- How do I buy a home in Florida while living in San Francisco?
- Begin with a consultation and a written buyer agreement, then let a local agent do the legwork you cannot. We narrow the communities, tour homes with you on live video, read the condo or HOA documents, schedule inspections you attend remotely and get insurance priced. The title company can typically arrange a remote or mail-away signing, so the purchase can be completed from California.
- Do I need to travel to Florida before making an offer?
- Not strictly. Many decisions can be made well from video, documents and inspection reports. What video cannot show is heat, humidity and the feel of a neighborhood on foot, which matter a great deal to someone used to San Francisco. If you can take a trip, come in summer and spend it walking the districts on your shortlist instead of racing between showings.
- Which parts of South Florida fit someone used to walking everywhere?
- Brickell, the southern end of Miami Beach, central Coconut Grove, downtown Fort Lauderdale near Las Olas, Delray Beach around Atlantic Avenue and downtown West Palm Beach are the realistic candidates. Each is compact, and each differs in housing age, price and noise. Expect to own a car for trips beyond the district, even if it stays parked most weekdays.
- Is it better to rent in Miami before buying?
- Renting first suits buyers who are unsure between a tower and a house, or between Miami-Dade and Palm Beach County, and anyone who has not felt a summer here. The costs are rent, a second move and a delayed start for homestead protections. If a vesting date or company event is driving your timing, ask your CPA whether a lease or a purchase better supports your residency position.
- Are there TICs in Florida?
- Not as a common housing type. The apartment market here is overwhelmingly condominiums, with a small number of cooperatives. In a condominium you receive a deed to your unit and a tax bill of your own, and ordinary mortgage products apply, subject to the building meeting a lender’s standards. Consult a mortgage lender about any building you are considering.
- How do lenders treat stock compensation when I buy in Florida?
- It varies by lender and loan type. Many want a documented history of vesting and evidence that awards will continue before counting them as income, and they will ask for a paper trail when a down payment comes from selling shares. Because the answer affects how much you can borrow and how quickly you can close, consult a mortgage lender before you start touring, not after you find a home.
