Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

Where should I look in Florida if I want to stay near the water like in Rhode Island? Start with the Broward coast: Pompano Beach, Lauderdale By The Sea, Hillsboro Beach, Hollywood and the canal neighborhoods of Fort Lauderdale all put you near the ocean or the Intracoastal. Check bridge clearances if you boat, and price wind and flood insurance for each address. A local agent can tour homes for you and compare the full cost of owning before you choose.

Rhode Islanders rarely move away from salt water, so the real decision is which stretch of Florida coast gives you the boat, the beach or the harbor town you want, at an insurance cost you understood before signing. You already read storm surge maps, flood zones and salt damage better than most buyers who arrive here. BreakThru Realty works for buyers who still live in Providence, Warwick, Newport or South County, turning that coastal judgment into a narrow search: a person here films the seawall, counts the bridges to the inlet and pulls the building file, so the choice you make from the Ocean State rests on what is actually on the ground.

What Does Coastal Florida Cost a Rhode Islander to Own?

Less than you might set aside for the move, and more than you might set aside for insurance. Getting there is the predictable part: a mover’s quote by weight for the run down Interstate 95, a few flights, utility deposits. Owning on the water is where the money goes. Each month brings the mortgage, a property tax bill tied to your own purchase price, wind coverage whose hurricane deductible is figured separately, flood coverage priced on zone and elevation, association dues in any building, and on a canal the seawall and dock that have to be kept up. In Pompano Beach or Hollywood the wind premium alone can change from one block to the next, so any figure printed here would be wrong for your street. The Florida Home Cost Calculator takes the actual quotes for one address; hold its result up against what you spend on Narragansett Bay or in Providence.

Does Florida Beat Rhode Island on Taxes Once Insurance Is Counted?

On income tax it usually does; on the full ledger, only for the right property. Rhode Island taxes income and has an estate tax of its own, and Florida levies neither. Coastal insurance is where the advantage can shrink. Florida coverage is built differently from a policy on the Bay: a hurricane deductible applies to wind claims on its own terms, flood needs a second policy, and the premium tracks the roof, the window protection and the distance to open water. Add association dues that now fund required reserves and repairs, a property tax that resets to your price, and a pool service at most houses. As a hypothetical, picture Barrington retirees chasing the tax difference into an older oceanfront tower with an assessment pending; their monthly outlay can exceed what they paid at home. Set one Florida address beside your current home, expense by expense, and let a CPA verify the tax numbers.

Where Does a Newport Sailor or a Providence Triple Decker Owner Fit?

In different places, so start with how you use the water and the house today. A Newport sailor wants a dock with no fixed bridges between it and the ocean, which is rare here, so the search goes to the canals nearest the inlets in Fort Lauderdale, Pompano Beach and Lighthouse Point, or to a condominium near an inlet with the boat kept in a marina. A Providence owner who lived on one floor of a triple decker and rented the other two is asking an income property question, which points to the older blocks of Hollywood, Lake Worth Beach and Pompano Beach, where duplexes are still found. A Warwick couple who want a condo a short walk from the beach, with a cottage in Narragansett kept for summers, are asking a building question, which points to Lauderdale By The Sea or Hillsboro Beach. Each of those starts with a different stack of documents.

What Do Coastal Buyers From Rhode Island Need Checked, and How Does the Plan Check It?

They need the water side of the purchase verified, not described. Buyers from the Ocean State worry about wind and flood premiums that come in above the first estimate, a canal too shallow or too low bridged for the boat, a seawall that fails in the first year, an oceanfront building with a large repair bill pending, and an agent who treats a buyer in Providence as a low priority. The Florida Home Buying Plan answers each with work you can see.

  • Premiums above the estimate: binding wind and flood quotes for the address while the inspection clock runs, and a wind mitigation report ordered when it could reduce the cost
  • The wrong canal: bridge clearances, low tide depth and the run to the inlet measured against the boat you own or plan to buy
  • The failing seawall: the cap, the tiebacks and the dock filmed and noted on every waterfront finalist before you offer
  • A pending repair bill: the building’s milestone report, reserve study, operating budget and recent board minutes, gone through line by line with you
  • Low priority: a named agent who answers to you, with dated steps and the same legwork a buyer standing on the dock would get

Which Comes First, the Rhode Island Sale or the Florida Purchase?

The Florida purchase, if your budget can hold two properties through one winter, because the two markets peak at opposite times of year. Coastal Rhode Island sees its strongest buyer traffic in late spring and summer, and South Florida’s comes in winter, so buying here in the fall and listing at home the following spring is a common order. Listing first pins down your budget and usually means a few months in a Florida rental. You can also negotiate to stay in the Rhode Island house for a few weeks after its closing, paying the new owner rent, or make the Florida offer depend on your sale, which is possible, although a seller with other interest may decline it. If you still need a Rhode Island listing agent, we make a referral to one licensed there, one brokerage to another, and set the Florida contract to your closing at home. A mortgage lender should map any financing that spans both properties before you list.

Should You Lease a Year Before Choosing Canal or Oceanfront?

If those two are both still on the table, a year’s lease is often money well spent; if you already know, buying sooner is cheaper. A canal house and an oceanfront condo are different lives: one means a dock, a pool and storm shutters you close yourself, the other a lobby, an elevator and a board that decides on repairs. A year in one teaches you the bridge schedule on your route, the August heat and the way a building is run. The cost is the rent and a delayed homestead, since the exemption needs you to own the home and live there on January 1. Your agent vets rental buildings for approval rules and lease terms the way a purchase would be vetted, and plans the purchase to land as the lease ends.

How Does a Buyer in Warwick or Newport Close on a Florida Home?

Mostly without boarding a plane. Representation starts with a written buyer agreement, signed before any home is shown, as Florida practice has required since August 2024; a live camera tour from your agent qualifies as a showing, so the agreement, its compensation terms and its exit terms are explained before the first tour. From there your agent films each home, steps onto the dock, looks closely at the seawall cap, checks the bridges between the canal and the inlet and drives to the airport at the hour you would. You stay on the phone through the inspection. The association’s rules, budget and minutes get a joint reading before you offer, and request wind and flood quotes for that address while you can still walk away. The title company handling the file can usually collect your signatures by courier package or through a remote online notary. Confirm wiring details with the title office by phone, using a number you verified independently.

Will Keeping a Narragansett Cottage Keep You Taxable in Rhode Island?

It might, which is why the cottage needs planning before the move. Rhode Island levies both an income tax and an estate tax, and it judges residency by where your life is centered, including whether you maintain a home in the state and how many days you spend there; a permanent place to live combined with over 183 days in the state during a year can keep you a resident for tax purposes. Keeping a summer place in Narragansett or on the East Bay is common and workable, but plan it with a CPA or tax adviser, and ask an estate attorney how property left in Rhode Island bears on its estate tax. Florida, by contrast, imposes no tax on personal income or on estates. To make residency here concrete, get a Florida driver license within the first 30 days, register to vote and title your cars here, and think about recording a declaration of domicile with your county clerk.

How Does a Florida Waterfront Home Differ From a Shingled Cape on the Bay?

It is built for wind and heat rather than cold, and the waterfront itself is engineered. Rhode Island housing is old by national standards: shingled capes, colonials and Victorians, mill village houses and the triple deckers of Providence and Pawtucket, mostly wood frame over a basement and heated by oil or gas. Most South Florida houses rise in block walls from a concrete slab, with no basement and only a modest attic. Instead of a boiler and storm windows, you watch the roof, the impact windows or shutters, the air conditioner and, on the water, a seawall and dock instead of a riprap shore. A new flood policy through the NFIP generally begins only after a 30 day wait, so request it when the inspection period opens. A condo here is more often an elevator tower than a floor of a converted house, and since 2022 Florida has made buildings of three or more stories pass milestone inspections and fund a reserve study, so an association that falls behind can send a special assessment to whoever owns the unit.

How Does the Florida Tax Bill Work for a Rhode Island Owner?

On state rules rather than a city revaluation. If the home is your permanent residence and you own and occupy it on January 1, apply by March 1 for homestead, which for 2026 exempts up to $51,411 of assessed value: a base $25,000 that every taxing authority honors plus a further $26,411, adjusted for inflation, that the school levy ignores. Save Our Homes then caps each yearly rise in assessed value at 3%, or at the rise in the CPI if that is smaller. Two cautions follow. The tax printed on a listing belongs to the seller and resets to market value after you buy, so keep it out of your budget. And a few newer communities carry a CDD assessment, repaying the community development district that paid for their streets and water lines. Expect a first year estimate from us for each finalist, which a CPA can check.

Is a Weekend Trip Back to Rhode Island Realistic?

Yes, it is one of the easier trips home from South Florida. You remain on Eastern time, and T. F. Green in Warwick has direct flights to South Florida for much of the year, with Boston a short drive away for more choice, so getting home for a wedding or a grandchild takes a morning. Driving means two full days on Interstate 95. That ease cuts both ways for taxes: if you keep a cottage in the state, the days you spend there count in Rhode Island’s residency analysis, so agree on a yearly calendar with your tax adviser first and choose the Florida home around it. Request a Florida Home Buying Plan, and an agent phones within one business day to schedule your consultation, then sends a comparison of coastal towns, a shortlist and a cost review for each home.

Where in Florida Should a Rhode Islander Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

Where can I keep a sailboat with no fixed bridges to the ocean?
Few canal homes in South Florida offer that, because many canals pass under fixed bridges. Your agent checks the bridge clearances between each address and the nearest inlet against your mast height, and looks at canal depth at low tide. Some sailors choose a condo near an inlet and keep the boat in a marina. We map the options before you fall for a particular house.
What does the Florida Home Buying Plan include, and what does it cost?
There is no fee, and you are under no obligation. The plan covers a buying consultation, coastal communities compared against how you use the water, an agent’s first shortlist, an ownership cost review for each home that interests you, an order for touring them and the buyer representation terms set down in writing. A local agent is in touch within one business day of receiving your form to set up the consultation.
Is Florida flood insurance like the coverage I have in Rhode Island?
The federal program is the same, but the risk and the price follow the address. Flood is a policy separate from homeowners coverage, a new NFIP policy usually waits 30 days before starting, and private flood policies exist as well. Elevation and flood zone matter most. We request quotes for each finalist during your inspection period so you know the cost before the contract is firm.
Could a small rental building here work the way a Providence triple decker does?
Duplexes and small multifamily buildings exist, mostly in older parts of Hollywood, Fort Lauderdale, Lake Worth Beach and Pompano Beach. Check zoning, local rental registration rules, insurance for a building with tenants and the age of the roof and electrical systems. Financing a property with tenants differs from financing a single home, so consult a mortgage lender before you shortlist one.
Will Rhode Island still tax me if I keep a summer cottage there?
Possibly. Rhode Island weighs where your life is centered and the time you spend in the state, and a home kept there counts in that analysis. Property you keep may also matter for its estate tax. Florida residency steps help document the change, though on their own they settle nothing. A CPA or tax adviser who knows Rhode Island should review your plan and your calendar.
Which is easier to leave for the summer, a condo or a house?
A condo usually is: the association maintains the exterior, insures the building and often has staff on site. In exchange you live under its rules and share its costs, including any special assessment that follows a milestone inspection or reserve study. A house gives you control and a dock if you want one, but you arrange shutters, home checks and storm preparation yourself.
