Moving From Massachusetts to Florida

Leaving Massachusetts for Florida? Find a Home That Makes the Move Worthwhile.

A move this far only pays off if the home at the other end is right: the right town, a building you have vetted, and a cost of ownership you understood before closing. Boston-area owners know expensive real estate and old houses, and that experience helps, but South Florida prices risk in ways Massachusetts does not. Whether you plan to live here year-round, split the year or retire here, BreakThru Realty gives you a licensed agent on site to do the checking you cannot do from Newton, Quincy or the Cape.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Full-Time Move, Split Year or Retirement: Decide Before You Shop

The first question is how much of the year you will spend here, because nearly everything follows from it. A full-time resident can claim Florida’s homestead benefits and needs a home that works in August as well as February. A seasonal resident who keeps a house in Massachusetts needs a property that tolerates sitting empty: a building with on-site management, a house with someone checking it, storm protection that does not depend on you being present. A retiree may put single-level living and nearby medical care ahead of a view. Trying to keep every option open tends to produce a home that suits none of them. The BreakThru Florida Home Buying Plan is where you settle on a primary plan, and we tell you when a listing you like fails it.

Shopping From Boston: What Happens Between the First Call and the Keys

It begins with a conversation about budget, timing and what you want a week here to look like. Next comes paperwork that has been standard practice since August 2024: a written buyer agreement, signed before an agent shows you a home, with a live video tour the agent leads counting as a showing. We go over its terms, including compensation and how to cancel, before you sign. Then your agent tours for you. In a condo, that means the unit, the garage, the hallways, the pool deck and the view at the hour you would sit on the balcony. In a house, it means the roof line, the drainage and the neighbors’ lots. You join the inspection by phone, review insurance quotes while you can still cancel, and can usually close through a mail-away package or remote online notarization arranged by the title company.

Old Housing Stock There, Younger Buildings With Different Problems Here

Massachusetts trains owners on old houses: fieldstone foundations, steam radiators, oil tanks, ice dams and Victorians converted into condos. Most South Florida housing is far younger, and it wears out in other places. The sun and salt work on roofs, windows, balcony railings and air-conditioning equipment, and concrete buildings near the ocean need periodic structural repair. A house here is typically concrete block on a slab with no basement and little attic. A condo is more likely a tower with an elevator, a staffed lobby and an association budget worth reading closely than a floor of a converted house shared with a couple of other owners. Your instinct to ask about the building’s age still applies. The questions simply change to the roof, the openings, the last structural inspection and the reserves.

Expensive Markets Compared: Where the Money Goes in South Florida

Greater Boston prices will have prepared you for South Florida’s asking prices, which in the coastal towns can be just as high. What differs is the carrying cost. A full-time resident’s homestead exemption can reach $51,411 in 2026, with $25,000 of it applying to all taxes and the remaining $26,411, which rises with inflation, not applying to school taxes. A seasonal owner gets no homestead exemption on a second home. Insurance is priced on wind and flood exposure and can be a major monthly line, particularly for an older roof or a house close to the water. Condo dues cover the building’s insurance, staff and reserves, and they can climb after a reserve study. We assemble these figures for each finalist from real quotes and the association’s own documents, and your CPA should check the tax assumptions.

Massachusetts Income Tax, the Surtax, the Estate Tax and Your Domicile

Massachusetts has an income tax, a surtax that reaches only very high incomes, and a separate estate tax. Florida charges no personal income tax and no state estate tax. Those differences are real, but they only apply once your domicile has actually changed, and Massachusetts can question a move that looks like a change of mailing address. Keeping a home there, and how many days you spend in it, are central to that question. A gain on Massachusetts real estate can remain taxable there after you leave, and property you keep in the state may still fall within its estate tax. In Florida, the visible steps include a driver license within 30 days of becoming a resident, voter registration, a declaration of domicile and a homestead application by March 1. Sit down with a CPA and an estate attorney before you choose a move date or a sale date.

Towns to Compare, From Palm Beach County to Miami

If you like a town with a center you can walk, the way you can in Concord or Newburyport, start with Delray Beach and downtown West Palm Beach. If you want the established, formal end of the market, the Town of Palm Beach has estates and older condo and co-op buildings under strict local rules. Palm Beach Gardens offers newer gated communities built around golf, inland from the beach. Coconut Grove, on Biscayne Bay in Miami, has a village core under a heavy tree canopy and a mix of cottages, townhouses and condos. Miami Beach suits a part-year plan built around arriving, parking the car and walking. Each has a cost and a drawback, and your agent presents them side by side with current listings so the comparison is concrete.

Selling in Massachusetts and Buying Here Without a Gap or a Scramble

Massachusetts sales move through an accepted offer, a purchase and sale agreement and an attorney-run closing, and spring is the traditional listing season. South Florida’s busiest stretch is winter, when seasonal residents are in town and homes are toured hardest. That mismatch can work for you. One approach is to buy here in the fall, before the winter rush, then list in Massachusetts in spring and carry both for a few months. Another is to sell first, put belongings in storage and rent here for the season while you shop. A use-and-occupancy agreement after your sale can keep you in the house a little longer. If you would like a listing agent, our broker can refer you to one licensed in Massachusetts, with the referral arranged between the two brokerages. If the purchase depends on equity still tied up in the house you are selling, consult a mortgage lender early.

Details That Catch Massachusetts Buyers Off Guard

The contract is one document here, not an offer followed later by a purchase and sale agreement, and its inspection period is usually short, so quotes and inspections are ordered immediately. The tax figure on a listing is the seller’s. With Save Our Homes in place, a homestead’s assessment can rise each year by no more than 3% or CPI, whichever is lower, and that cap disappears at a sale, so your assessment restarts at market value. In condominiums, a law passed in 2022 requires milestone inspections and structural integrity reserve studies for buildings three stories or higher, and the findings can produce a special assessment. Many associations also restrict rentals, which matters if you hoped to lease the unit while you are north. Finally, flood coverage through the NFIP usually begins after 30 days, a detail to raise with the insurance agent at the outset.

Communities to Compare When You Are Coming From Massachusetts

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. But when you are buying from another state, the information you do not have matters as much as the listings you can see.

A property can look perfect in photographs. Then you learn the insurance costs more than you expected, the condominium has a special assessment pending, or the neighborhood does not fit your daily routine. Your home search deserves more than photographs, estimated payments and descriptions written to sell the property. Our role is to help you understand what you are buying before you commit.

  • Personalized Property Selection. Instead of sending you every listing that matches a filter, your agent narrows the search to the homes that fit what you told us you need, and tells you why each one made the list.
  • Local Representation. You have someone in Florida who walks the homes and the streets, coordinates the inspections, and works the purchase with you from the first tour to the final walkthrough.
  • Financial Clarity. We look at property taxes, homeowners and flood insurance, association fees and the other costs of owning alongside the purchase price, so the monthly number is real before you offer.
  • Virtual Buying Support. If you cannot visit yet, your agent tours for you live on video and coordinates the transaction remotely, including a closing you may be able to sign from where you are.
  • Negotiation and Transaction Guidance. Your agent brings local market information, talks through offer strategy with you, and works the negotiation and the contract deadlines through to closing.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Estimate My Monthly Cost

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

Can I buy in South Florida while I am still living in Massachusetts?
Yes. The process starts with a planning call and a buyer agreement signed in writing, after which your agent tours homes for you on live video, compares towns, gathers insurance quotes and is present at the inspection with you dialed in. A visit to see the finalists is wise when you can manage it. Title companies here can usually arrange for you to sign closing documents in Massachusetts.
Do I have to see the home in person before I close?
There is no legal requirement, and remote purchases are completed regularly. We encourage one visit before the inspection period ends if your schedule allows, since a balcony view and a street’s noise are easier to judge standing there. When you cannot come, your agent returns at different hours, films what a listing omits and attends the final walk-through for you.
What does a buyer’s agent do for a seasonal or out-of-state buyer?
For a buyer who is not here, the agent supplies the local knowledge and the legwork: which buildings allow the rentals or pets you need, what the association’s reserves look like, how the home handles being closed up for months, what insurance will cost. The agent then negotiates the contract and manages inspections, deadlines and the closing on your behalf.
If I keep my Massachusetts house, can I still become a Florida resident?
Possibly, but it is the situation that draws the most scrutiny. Massachusetts considers where your life is centered and how much time you spend in the state, and a home kept there weighs in that analysis. Homestead in Florida is also limited to a permanent residence. Before you decide to keep both, ask a CPA or a tax attorney to go over your plans and how you will document your days.
Should I rent for a season before buying?
A seasonal rental is a good way to test a town and a building type, especially if you have only visited on vacation. Winter rentals are costly and book early, and renting does nothing toward homestead, which depends on the home being your owned, permanent residence on January 1. Buying directly may serve you better when the area is already familiar. We help you weigh it.
How do I sell my Massachusetts home and buy in Florida at the same time?
Pick the order first. Buying here ahead of the winter season and listing in Massachusetts in spring is one approach; selling first and renting here is another. A use-and-occupancy agreement or a delayed closing can bridge a short gap. We keep both schedules aligned, can refer you to a Massachusetts agent, and recommend you consult a mortgage lender about funds that must span the two.
