Living in Plantation

Plantation sits directly west of Fort Lauderdale, close enough that the commute downtown is ten to fifteen minutes, and it has the mature landscaping that newer western suburbs are still growing. The city spans three distinct markets: the original eastern neighbourhoods near Broward Boulevard with 1950s and 1960s homes on shaded lots, the large Jacaranda master plan in the west built around golf, and Plantation Acres on the western edge where lots run to an acre and more. Plantation Midtown, the hospital and the office parks keep a working population inside the city.

Jacaranda and the Golf Communities

Jacaranda is the most searched address in Plantation: a master-planned western section of dozens of parcels built around the Jacaranda golf courses, holding everything from condominiums and townhomes to large single-family homes. Because the parcels were built over three decades, buyers can find a first home and a move-up home within the same few streets, which is unusual in Broward County.

Plantation Acres and Large Lots

Plantation Acres is the reason many buyers choose this city over its neighbours. Lots run from half an acre to well over an acre, with room for a workshop, an RV, a guest house or horses on many parcels, and it is all inside a city ten minutes from downtown Fort Lauderdale. Zoning and animal allowances vary street by street, so we confirm them for the specific parcel before you offer.

Neighborhoods

Jacaranda for golf and the widest range of housing, Plantation Acres for land, Plantation Park for the original eastern streets and the shortest commute, Central Park for a central position near Midtown, Hawks Landing for newer gated homes, Lauderdale West for 55-plus villas, and Plantation Gardens for low-maintenance attached homes.

Selling a Home in Plantation

The three Plantation markets price differently, and a home in the Acres is valued on land and zoning while a Jacaranda villa is valued on the parcel and its association. Start with a free valuation built on recent BeachesMLS sales in your own section, request a cash offer for a fast as-is sale, or ask for a full comparative market analysis before you list.

Investing in Plantation

Plantation appeals to investors for its location rather than its glamour: a central Broward city with steady rental demand from the hospital, the office parks and commuters into Fort Lauderdale, at prices below the coast. Very little new construction is built here, so the opportunities are renovations and well-bought resales. We track price reductions and days on market daily.

Plantation Real Estate FAQ

How much does a home in Plantation cost?
It depends which of the three Plantation markets you are in. Condos and villas in Jacaranda and Plantation Gardens are among the more attainable attached homes in central Broward County, single-family homes in Plantation Park and Central Park sit around the city median, and the acre-plus properties in Plantation Acres run well above it. The table on this page shows current median list and sold prices, updated daily from BeachesMLS.
Can I keep horses in Plantation Acres?
On many Plantation Acres parcels, yes. The western edge of the city keeps large-lot zoning that allows animals, which is why it draws buyers who would otherwise look at Davie or Southwest Ranches. The allowance and the required lot size vary street by street, so we check the zoning for the specific address rather than relying on the listing remarks.
Is there new construction in Plantation?
Very little. Plantation is essentially built out, and the MLS usually shows only a handful of new or under-construction homes at any time, which is why this site has no new-construction page for the city. Buyers wanting a new home generally look at renovated resales here, or at the newer construction in Davie and the western communities.
What is my Plantation home worth?
Request a free valuation and we will build it from recent closed sales in your own section of the city, adjusted for lot size and zoning, condition and upgrades. Acreage properties are valued differently from Jacaranda parcels, and we price them that way. For a listing decision we prepare a full comparative market analysis.
How does Plantation compare with Weston and Davie?
Plantation is older, more central and closer to Fort Lauderdale, with mature trees and a wider spread of prices. Weston is newer, almost entirely gated and master-planned, and more expensive. Davie offers the most land and the strongest equestrian zoning. Plantation Acres is the middle ground: acreage with a short commute. We cover all three and can compare homes side by side.
