The Partner Network: Architects, Designers and Licensed Contractors

For the professionals who make the home

BreakThru Realty helps buyers find a home in the right location that needs work, then coordinates the architects, designers and licensed contractors who turn it into the home they wanted. The partner network is the group of design and construction professionals those buyers are introduced to. This page explains who it is for, what is verified before an introduction is made, and how to apply.

Who the Network Is For

A project can call on a dozen kinds of professional, and buyers ask for all of them. The network is open to established, licensed businesses working in Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties whose work can be seen and whose clients can be asked about it.

  • Architects and residential designers
  • General contractors and custom home builders
  • Interior designers, and kitchen and bath designers
  • Structural and civil engineers, and surveyors
  • Roofing, impact window and door contractors
  • Pool contractors, landscape architects and landscape contractors
  • Electrical, plumbing and air conditioning contractors
  • Cabinetry, flooring, stone and tile companies

What Is Verified

Before any professional is introduced to a buyer, the basics are checked against the source rather than taken on trust. Licenses are looked up on the Florida Department of Business and Professional Regulation’s public search, insurance is confirmed from a current certificate, and past work is reviewed. Homeowners are still told to verify licenses and insurance for themselves before signing, because the agreement is theirs.

  • An active Florida license for the work offered, verified on the state’s public license search
  • Current general liability insurance, and workers’ compensation coverage or a valid exemption
  • The counties and cities served
  • Photographs of completed, permitted projects
  • Client references that can be contacted

How Introductions Work

When a buyer’s project calls for a professional, we introduce those in the network whose specialty, service area and past work fit it, usually more than one, so the buyer can compare. The buyer interviews, asks for written proposals and chooses. The agreement for design or construction is between the homeowner and the professional, and BreakThru Realty is not a party to it. An introduction is not an endorsement of a price or a guarantee of work.

In the Potential Check and in the Series

Network professionals are the people buyers meet first in a Potential Check: the contractor who walks the house and the designer who reads the lot, during the inspection period, when a clear answer quickly is worth most. Professionals working on a project that its owners choose to document appear in the series doing their actual work and are credited by name on the project’s page.

What We Ask of Partners

The standards are the ones a careful homeowner would set. Proposals in writing, with the scope spelled out. Permits pulled for permitted work and closed when it is finished. Licensed subcontractors. Honest schedules, and a call when one slips. Before-and-after photographs of the work. And plain answers in a Potential Check, including when the answer is that the plan will not work, because a buyer who walks away from the wrong house comes back for the right one.
