Who Represents High-Net-Worth Buyers and Sellers Privately in South Florida?
BreakThru Private Client, the private client division of BreakThru Realty, represents buyers and sellers of estates, waterfront homes and penthouses in Miami-Dade, Broward and Palm Beach counties and on the Treasure Coast. BreakThru Realty is a licensed Florida real estate brokerage with its office in Fort Lauderdale and a member of BeachesMLS, and Tyson E. Sam is its broker of record. The group works from a written brief, shows proof of funds without circulating statements, presents offers through counsel, sells by appointment to verified buyers, and runs executive and founder relocations around announcement dates. It takes instructions from the client or from the family office, private banker or attorney the client names, and it does not publish who its clients are.
What Does a Private Client Real Estate Service Include?
The service covers the whole of a significant purchase or sale: a written brief before any property is visited, a private search that includes homes not yet on the market, proof of funds shown without your statements leaving the room, offers delivered through counsel, inspections suited to waterfront estates and trophy condos, and a closing at an attorney’s office. When you sell, the home is shown by appointment to verified buyers only, with the address withheld from public display where the multiple listing service allows. Executives and founders relocating on a deadline get the search run before they land.
- Private acquisition of estates, waterfront homes, penthouses and second residences
- Confidential sale of a luxury home, with or without a public listing
- Executive and founder relocation to South Florida, run around announcement dates
- Second and third homes: purchase, staffing, storm planning and oversight while you are away
- Working through your family office, private banker, attorney or CPA under written authorization
Discretion Before the Public Record
Florida makes property ownership visible by design. The county property appraiser publishes the owner of record, the purchase price and the assessed value for every parcel, and the clerk records deeds and mortgages for anyone to read. BreakThru Realty cannot change the public record, and we say plainly what an entity or a trust does and does not keep private, so your attorney can decide how title is held before the contract is signed. What we control is everything before the record: who learns your identity, when, and in what form, from the first inquiry to the wire. Nobody at the brokerage discusses a client’s purchase, and your name never appears in our marketing.
How We Can Help
Each page in this group covers one part of the work in detail, in the order the questions usually arrive. If you are new to the market, start with how a private acquisition runs. If you already know you want a waterfront estate or a penthouse, go straight to the page on that property type and its particular inspections. Owners planning a sale can read about the trade-offs of selling without a public listing, executives on a deadline about relocation, and the ownership-structure and second-homes pages cover what happens after the choice is made. The last page is for the advisor who calls on your behalf.
- How a Private Acquisition Runs: brief, proof of funds, offers through counsel, diligence, closing
- Waterfront Estate Acquisition: seawalls, docks, bridges, flood zones, generators, insurance
- Penthouse and Trophy Condo Acquisition: reserve studies, milestone inspections, approvals, pre-construction
- Confidential Luxury Home Sale: withheld address, off-MLS trade-offs, pricing without public comps
- Executive and Founder Relocation: boards, press, announcement timing, a chief of staff running the search
- Buying Through an LLC or Trust: what stays public, what an entity does and does not hide
- Second and Third Homes: staffing, storms, association rules on absence, management reporting
- For Wealth Advisors and Private Bankers: how the brokerage works inside your relationship
Working Through Your Office
Many clients in this group never speak to the brokerage directly, and the process is built for that. Instructions can come from a chief of staff, a family office, a private banker or counsel, under a short written authorization that says who may instruct, who receives documents and who signs. Reporting takes the form the office already uses, whether that is a memo per property, a shared data room or a standing call. The client sees the house, approves the price and signs where Florida law requires a signature, and everything else can run through the people who already run the rest of their affairs.
Which South Florida Luxury Markets Does the Group Work In?
The brokerage is licensed in Florida and works from Fort Lauderdale across Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties. For this group that means the estate streets of Coral Gables and Coconut Grove, the islands off Miami Beach, Key Biscayne, Fisher Island, Golden Beach and Bal Harbour, the Las Olas Isles, Harbor Beach and Rio Vista in Fort Lauderdale, Lighthouse Point, Boca Raton, Gulf Stream, Manalapan, the Town of Palm Beach, Jupiter and Jupiter Island, Hobe Sound and Vero Beach. Private aviation lands at Opa-locka, Fort Lauderdale Executive, Boca Raton, the Palm Beach International fixed-base operators and Witham Field in Stuart.
Miami Beach and the Bay Islands
The single-family market is on the bay islands and the upper bayfront, where a lot is valued by its water frontage, the depth at the dock and whether the view is open bay or a neighbor’s seawall. The ocean side is a condominium market, from restored mid-century buildings to new branded towers, and each building’s reserves, inspection history and leasing rules deserve the same diligence as the residence itself. Coral Gables and Coconut Grove
Old Cutler Road and the Gables waterfront hold some of the deepest residential lots in the county, under tree canopy, along with a handful of guard-gated communities that open to Biscayne Bay. Bridge clearance decides which canals suit a sailboat or a sportfishing boat, and the city’s board of architects reviews exterior work, so a renovation there needs a calendar as well as a contractor. Fort Lauderdale
Fort Lauderdale is the yachting market. The Las Olas Isles, Harbor Beach, Rio Vista and the isles north of Sunrise Boulevard put a deepwater dock behind the house and the Port Everglades inlet a short run away. What separates one street from the next is turning room, fixed bridges and the age of the seawall, which is why the survey and the marine inspection carry as much weight as the house. Boca Raton
Boca Raton divides between the waterfront, where a small number of guard-gated communities line the Intracoastal near the inlet, and the country clubs inland, where a house often comes with a required membership and its own initiation and annual costs. Those obligations belong in the brief from the start, because they outlast the closing. The city’s own airport handles private aircraft. Boca Raton real estate
The Town of Palm Beach
On the island, estates run from the ocean to the lake along a few miles of road. Many houses are landmarked, the landmarks commission and the architectural commission review what can be built or changed, and the town’s rules on construction timing turn a renovation into a plan that spans more than one season. West Palm Beach, across the bridges, is where the newer waterfront towers are. Town of Palm Beach real estate
Jupiter and the North County
Jupiter, Juno Beach and Palm Beach Gardens offer newer estate construction in golf and club communities and along the Loxahatchee River and the Intracoastal, with the Jupiter Inlet as the way out to the ocean. Jupiter Island, just over the Martin County line, is a town of its own with its own rules. Club membership terms and, for boaters, the condition of the inlet are the diligence items particular to this stretch of coast. Jupiter real estate
What Does the First Conversation Cover?
The opening call does not need a name. It needs the purpose of the purchase or sale, the timing and what is driving it, the areas or property types already in mind, who will be giving instructions and how documents should travel. A budget range is discussed privately with the client or the person they name, never recorded in a shared thread. From that, BreakThru Realty writes a one-page brief back to you, so that both sides can see the same description of the job before anyone looks at a property or a listing agreement.
Our Privacy Standard
- A confidentiality agreement before the first conversation
- Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
- Your name stays out of our marketing
- BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
- Showings by appointment with verified buyers only
- When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
- Address withheld from internet display where the MLS allows
- A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
- One point of contact
- A single named contact at the brokerage runs the file, so your details are not passed around an office.
- We work through your people
- If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
- Documents by secure link, wires confirmed by phone
- Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked
- Is this service only for people with a public profile?
- No. Most of our private clients would not be recognized in the street. Their concern is that a large purchase or a sale exposes their wealth, not their face, and the service is built around that: executives, founders, private investors and families use it, usually through their own advisors. Clients with a public profile in sport or entertainment are served by the division’s other groups.
- How is a private client engagement different from an ordinary luxury purchase?
- The contract, the inspections and the closing are the same as in any Florida transaction. What differs is control of information: who learns the buyer’s identity and when, how proof of funds is shown, whether offers go through counsel, how the house is shown if it is a sale, and what the public record will say afterward. Those decisions are made deliberately at the start instead of by default.
- Can my family office or private banker deal with you instead of me?
- Yes, and most clients in this group prefer it. A short written authorization from you names who may instruct the brokerage, who receives documents and who signs, and from then on the file runs through that person in the format their office uses. You are involved only where the law requires your signature or where you choose to be.
- Will owning a home in Florida put my name on the internet?
- Usually yes, unless your attorney sets up something else before the contract is signed. The county property appraiser publishes the owner of record and the clerk records the deed, both searchable online. The page on buying through an LLC or trust explains what each structure does and does not keep private, and the decision belongs to your attorney and CPA.
- Does BreakThru Realty publish who its private clients are?
- It does not name them, confirm them or use their purchases in its marketing, and it will not do so for you either. The only way a discretion standard means anything is if it applies to everyone, so the brokerage publishes its process instead of a client list, and the broker of record’s license can be checked with the state before you call.
