Living in Loxahatchee Groves

The Town of Loxahatchee Groves incorporated in 2006 to keep the rural character of the old Loxahatchee Groves tracts, land divided long ago into parcels of five and ten acres along a grid of lettered roads, A Road through F Road, with Okeechobee Boulevard crossing the middle of the town and Southern Boulevard along its southern edge. Royal Palm Beach lies to the east, Wellington across Southern Boulevard to the south, The Acreage to the north and Westlake to the northwest. Many roads are rural and some are unpaved, which is why listings make a point of saying when a parcel fronts a paved road. Zoning is agricultural residential, there is no homeowners association across the town, and residents keep horses, chickens, plant nurseries and workshops on their land. Shopping is along Southern Boulevard and in Royal Palm Beach and Wellington. Recent listings name Loxahatchee Groves Elementary, Western Pines Middle or Osceola Creek Middle, and Seminole Ridge High. The Wellington show grounds, Global Dressage and the International Polo Club are roughly ten to twenty minutes away depending on the road, and Palm Beach International Airport is roughly half an hour east, depending on traffic.

Horse Farms, Acreage and Agricultural Land

Horses are a large part of why buyers come here. Many of the properties for sale are working farms: center aisle barns with stalls, tack and feed rooms and wash racks, fenced paddocks, sand or grass riding rings and regulation dressage arenas, and on several a groom's apartment or a guest house, all set on five or ten fenced acres within a short trailer ride of the Wellington show grounds. Other parcels are plant nurseries or cleared land ready to build on, and a few on Okeechobee Boulevard and Southern Boulevard are marketed for agricultural business or commercial use, subject to the town's approvals. Two adjoining parcels are often offered together, so a buyer can choose a single farm or a larger holding. For every property we confirm the zoning and what it permits, the number of horses and other animals allowed, the permits for each barn, fence, arena and outbuilding, and whether the parcel carries an agricultural classification on the tax roll and what keeps it, before a buyer offers.

Roads, Canals, Wells and Septic

Living on acreage here comes with practical questions that a suburban buyer may never have asked. Many of the lettered and numbered roads are unpaved or partly paved, some parcels sit on a private road or an easement shared with neighbors, and the road affects horse trailers, deliveries and resale, so we confirm the legal access and who maintains the road for every parcel. The canals along the roads and behind many lots, the Collecting Canal near Southern Boulevard among them, drain the town and are managed by the Loxahatchee Groves Water Control District; a canal or pond lot is waterfront for drainage, irrigation and views, not boating. Utilities are mostly private: a well, a septic tank and drain field, a whole house generator on several farms, and public water or sewer only where lines run along the main roads. Parts of the town lie in flood zone AE, which affects where a barn, an arena or fill can go. Read the latest tax bill for any district assessment, and ask the seller for the well test, the septic records and the elevation certificate.

Neighborhoods

Loxahatchee Groves has no named subdivisions to speak of: nearly every listing is recorded on the original Loxahatchee Groves plat, so the town is described by its roads rather than its communities, and this page and its search pages cover all of it. The lettered roads, B Road, C Road, D Road and F Road among them, run north from Southern Boulevard across Okeechobee Boulevard and hold many of the horse farms, with Collecting Canal Road along the south and North Road toward the north. Casey Road, Biddex Road, Gruber Lane, Steffen Lane and 43rd Road are among the side roads with five acre farms and homes. A few streets carry much smaller lots, such as Flamingo Road and Los Angeles Drive, where houses sit on less than half an acre. Location matters to riders: listings near F Road and Southern Boulevard describe the short drive to Wellington. Homes in unincorporated Loxahatchee and The Acreage around the town are filed under other city names in the MLS, so they appear on other pages.

Selling a Home in Loxahatchee Groves

BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before your Loxahatchee Groves farm, home or land is listed, a broker checks it against what the buyers already working with us have asked for, from the acreage, the stalls and the riding ring to a paved road, a guest house, the drive to Wellington and the budget, and reaches out to the buyers it fits; your property may be the one a buyer is waiting to find. When no buyer on file fits, the plan reaches the rest of the market through the MLS listing that cooperating agents search, including the agents who represent riders arriving for the winter show season, priced from matched closed sales: a five acre farm with a permitted barn against farms with similar facilities, a house on acreage against acreage homes, and vacant land against land of the same size and road access. Every step follows your objectives, from the timing of your move and the price you need to whether you sell adjoining parcels together or apart. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer for a fast, as is sale. Or start with See If We Already Have Your Buyer before you sign a listing agreement.

Investing in Loxahatchee Groves

Investors here buy land and equestrian facilities rather than rental buildings, which the town does not have. The usual approaches are vacant five and ten acre parcels bought to hold or to build on, older houses on acreage bought for the land, working nurseries that carry an agricultural use, and horse farms that lease stalls, barns or the whole property for the winter show season or by the year, a market some current listings already serve. Each depends on the zoning and permitted uses, any change the town considers, the agricultural classification on the tax roll, the flood zone and the cost of fill, a well and a septic system for any new building. Larger parcels on Okeechobee Boulevard and Southern Boulevard are marketed for commercial or agricultural business use, subject to the town's approvals. We model a farm's lease income from current equestrian rentals and the resale from matched closed sales of similar land. Get Your Investment Property Analysis before you write an offer.

Loxahatchee Groves Real Estate FAQ

Where is Loxahatchee Groves, Florida?
Loxahatchee Groves is a rural town in western Palm Beach County, west of Royal Palm Beach and directly north of Wellington across Southern Boulevard, with The Acreage to the north and Westlake to the northwest. Okeechobee Boulevard runs through the middle of the town east toward West Palm Beach, Southern Boulevard runs along its southern edge, and Palm Beach International Airport is roughly half an hour east.
Is Loxahatchee Groves the same as Loxahatchee or The Acreage?
No. Loxahatchee Groves is an incorporated town with its own council, code and zoning, while The Acreage and the wider area many people call Loxahatchee are mostly unincorporated Palm Beach County, governed by the county. When we counted the listings in October 2026, every home and parcel for sale under the Loxahatchee Groves city value carried the town's parcel code, so this page covers the town itself; homes in the unincorporated areas around it are filed under other city names. Permits, zoning and taxes follow the jurisdiction on the tax record, so we confirm it for every parcel.
Can I keep horses in Loxahatchee Groves?
On most parcels, yes. The town's agricultural residential zoning is written for rural uses, and many properties for sale are set up for horses with barns, stalls, paddocks and riding rings, while listings mention riding trails and bridle paths near some roads. The number of animals, the setbacks for barns and manure areas and the permits for every structure are set by the town, so we confirm them for the exact parcel, and the horse property page lists every listing the MLS flags for horses.
How much does a property in Loxahatchee Groves cost?
Prices follow the land and what is on it: a house on less than half an acre on a street such as Los Angeles Drive, a ranch house on two and a half or five acres, a vacant five acre homesite, a working nursery, and a full equestrian facility on ten acres are separate markets. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices, and the luxury, horse property and acreage pages show each part of the market.
Are homes in Loxahatchee Groves on well and septic?
Almost all of them. Nearly every house and farm draws water from a private well and uses a septic system, and public water or sewer reaches only some parcels along the main roads, which listings call out when they have them. Buyers order a well water test and a septic inspection, ask when the tank was pumped and the drain field replaced, and check the capacity for any barn apartment or guest house; lenders may require the same reports, so consult a lender early.
Do Loxahatchee Groves properties have a homeowners association?
Almost never. Listings across the town say no HOA, so there are no association fees or architectural reviews, and the rules come from the town's code and zoning instead. Some parcels share a private road or an easement with neighbors, and the tax bill can carry a water control district assessment, so we read the title work for any road agreement and the latest tax bill for every parcel before you compare costs.
What is my Loxahatchee Groves property worth?
A free valuation starts with the land and what is on it: the usable acreage, the road frontage and access, the zoning and agricultural classification, the barn, stalls, arena and paddocks and their permits, the house and any guest quarters, the well and septic system and the flood elevation. We compare it with closed sales of similar parcels in the town and, where needed, nearby acreage, and price vacant land separately. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are deciding whether to list, or ask about a cash offer if a fast, as is sale matters more than price.
Do you already have buyers looking for homes in Loxahatchee Groves?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
