How Franchise Matching Works
The questionnaire on this page takes a few minutes. Your answers are compared against the candidate profiles participating franchisors publish, using the investment ranges in their own Franchise Disclosure Documents, and you see which participating brands fit. The broker then reviews your profile personally. When you choose a brand, BreakThru introduces you to that franchisor with your consent, and the franchisor takes it from there with its own disclosure and approval process. Matching costs you nothing.
What the Questionnaire Asks and Why
Each question maps to something a franchisor will ask you anyway, so answering it now saves weeks later and keeps you away from brands that would turn you down. Your answers go to the broker and, with your consent, to the franchisors you choose, and to no one else.

Participating Brands Only
The directory on this page lists only franchisors that have a written agreement with BreakThru Realty, a current Franchise Disclosure Document, and a Florida franchise exemption notice on file for the year. It is deliberately not a list of every franchise in the country. Every brand here has a franchisor who knows BreakThru is introducing candidates for Florida territories and will run a proper disclosure and approval process with you. BreakThru is paid by those franchisors when a candidate it introduced signs, and you pay nothing for matching.
What Each Brand Listing Shows
Each listing is built from the franchisor’s own disclosure document and approved by the franchisor in writing. It shows the industry, the initial franchise fee from Item 5 and the estimated initial investment range from Item 7, the franchisor’s stated capital and net worth requirements, the involvement it expects, whether it offers single or multi-unit agreements, the Florida areas it is awarding, and the issuance date of the disclosure document the figures come from. It says whether that document includes an Item 19, and nothing further about it.
What Happens After You Match
The franchisor contacts you, explains its process and delivers its Franchise Disclosure Document. You then have at least 14 calendar days to read it before you can sign anything or pay anything, and you should use them: have a franchise attorney review the disclosure document and the franchise agreement, have an accountant review the investment, and call the current and former franchisees the document lists in Item 20. The franchisor decides whether to award you a franchise. BreakThru stays in touch throughout and answers process questions, and never pressures you to sign.
Real Estate: Where BreakThru Stays With You
Once a franchisor awards you a franchise, the next question is where it goes. BreakThru Realty is a licensed Florida real estate brokerage, and it can represent you in finding the site, negotiating the lease or purchase, and getting the premises delivered, under a separate written agreement that discloses the franchise compensation it received for introducing you. You are free to choose other representation. If you want a second unit later, the process starts again from what the first one taught.
Buying an Existing Franchise Instead
A new franchise is one route; buying an existing franchised business is another. A resale comes with a trading location, staff and records, and also with the franchisor’s transfer approval, a transfer fee and the remaining term of the existing franchise agreement. BreakThru Realty’s business brokerage division lists franchise resales across South Florida, and the same franchise rules apply: the franchisor’s disclosure document, its approval and your own advisers.

- Does franchise matching cost anything?
- No. Candidates pay BreakThru Realty nothing for matching or introductions. BreakThru is paid by participating franchisors, under a written agreement, when a candidate it introduced signs a franchise agreement, and if it later represents you in a lease or purchase, that role and its compensation are disclosed to you in writing first.
- Why are there so few brands in the directory?
- Because it lists only participating franchisors: brands with a written agreement with BreakThru Realty, a current Franchise Disclosure Document and a current Florida franchise exemption notice. It is deliberately not a list of every franchise in the country, and the matching questionnaire still records your profile for brands that join later.
- Can BreakThru Realty tell me how much a franchise will make?
- No. BreakThru Realty makes no representation about the sales, income or profit of any franchise. If a franchisor makes financial performance representations, they are in Item 19 of its Franchise Disclosure Document, and that is the only place a candidate should read them. Current and former franchisees, listed in Item 20 of the same document, are the other people worth asking.
- How long do I have to review a Franchise Disclosure Document?
- Under the FTC Franchise Rule you must receive the franchisor’s disclosure document at least 14 calendar days before you sign a binding agreement with, or pay any money to, the franchisor or an affiliate. Use that time to have a franchise attorney and an accountant review it.
- Can BreakThru Realty help me find a location for my franchise?
- Yes. Once a franchisor awards you a franchise, BreakThru Realty can represent you in the site search, the lease or purchase negotiation and the delivery of the premises across Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties, under a separate written agreement.
