Corporate Relocation Services in South Florida

Local brokerage support for relocating employees, reported back to the people who sent them

When a company moves people to South Florida, the employee needs a local agent, and the company needs confidence that the agent will follow its policy, respect its budget and report back. BreakThru Realty is a Fort Lauderdale brokerage serving six counties from Miami-Dade to Indian River. This page explains what it does for relocating employees and for the HR and mobility teams responsible for them.

Written for the Employer’s Side

This page is written for the people who manage relocation on the employer’s side: HR generalists who handle an occasional transfer, mobility and relocation managers who run a steady flow of moves, talent acquisition teams trying to close a candidate who is hesitant about the move, and operations leaders planning a group relocation. Relocation management companies placing a transferee with a local provider will find their partnership terms on the partner page, and the employee being moved has a page written for them as well. Here the question is simpler: what a local brokerage can take off your plate, and how you will know it is being done.

What a Local Brokerage Does for a Transferee

A relocating employee usually knows little about South Florida’s geography, so the first job is orientation. BreakThru agents run area tours that show the transferee how the neighborhoods near the work location differ on commute, housing type, schools and cost, so the employee chooses an area before choosing a house. From there the agent handles home finding for purchase or lease, previews properties, schedules showings around the transferee’s work hours, negotiates, and manages the transaction to closing or lease signing. Along the way the agent answers the questions a newcomer has about flood zones, insurance, associations and hurricane season. The aim is an employee who is settled quickly and starts the role without the move hanging over them.

  • Area orientation tours built around the work location
  • Home finding for purchase or lease, with previewed short lists
  • Offer negotiation and transaction management through closing
  • Rental searches and lease review for rent-then-buy moves
  • Coordination with movers, temporary housing and the relocation company

Rent Then Buy

Many transferees are better served by leasing first. A lease gives the employee time to learn the area, lets the household enroll children and settle before committing, and avoids a rushed purchase in an unfamiliar market that the employee may come to regret. For the employer it lowers the risk that an early departure leaves the employee holding a home bought too quickly. BreakThru agents handle rental searches, application packages and lease review, and when the employee is ready to buy, the same agent carries on into the purchase already knowing the household’s needs. The policy decides what is covered at each stage; the agent works within it and tells the employee in advance what falls outside it.

The Departure Home, Through a Referral Network

Most transferees have a home to sell or a lease to end where they are leaving, and until that is settled they cannot fully commit to South Florida. Where the move is not run by a relocation management company with its own network, BreakThru can introduce the employee to a licensed agent in the departure market through a broker-to-broker referral agreement, then keep both transactions coordinated so the closing dates line up. The departure agent represents the employee as the seller; BreakThru keeps in touch on timing and informs HR at the level the policy calls for. If your company uses a home sale or buyout program through a relocation company, the departure home follows that company’s process, and BreakThru coordinates with it.

Lump Sum, Managed and Direct-Billed Policies

Relocation policies usually take one of three shapes, and BreakThru works within each. Under a lump sum, the employee receives a fixed amount and makes their own decisions, so part of the agent’s job is helping the employee spend it sensibly: a realistic budget, an honest rent-or-buy choice and no pressure toward more house than the allowance supports. Under a managed program, a relocation management company administers the move and assigns or approves the local agent, and BreakThru follows that company’s procedures, forms and reporting. Under a direct-billed program, the employer pays approved costs directly, and the agent works to the company’s list of covered items and its approval process. Tell us which applies and we work to it.

Reporting Back to the Employer

An employer paying for a move needs to know how it is going without chasing the details. BreakThru agrees the reporting with you at the outset: what you want to hear, how often and in what form. That typically includes confirmation of first contact with the employee, the dates of area tours and house-hunting trips, the status of a search or offer, contract and closing dates, and any issue that could delay the employee’s start. Reports go to the person you name, by email or in the system you use. What is not reported matters just as much: the employee’s budget choices, finances and personal circumstances stay between the employee and the agent unless the policy and the employee say otherwise.

Confidentiality

Relocations often involve information a company is not ready to share: an office opening not yet announced, a leadership change, a team being consolidated. BreakThru treats everything about a corporate relocation as confidential, limits it to the people working on the file, and does not use it in marketing or name your company without written permission. Employees get the same protection: their personal information, household details and finances are used only to help them move. If your company requires a nondisclosure agreement, a data-handling addendum or a vendor security questionnaire before it shares names, the broker of record completes them before any work begins, and the agents on your files are briefed on their terms.

Service Levels

Your HR team should know what to expect from a local provider before the first employee is referred, and BreakThru is prepared to commit to it in writing. The standard is that the assigned agent reaches the employee by the end of the next business day after the referral, HR questions are answered within one business day, each employee has a single named agent, and status reports arrive on the schedule you set. Tyson E. Sam, BreakThru’s broker of record, supervises every file and is the person to escalate to if anything falls short. If a relocation company’s program carries its own standards, those take precedence. We would rather agree on standards we can meet every time than promise more and miss them.

Questions People Ask Before Moving

What does BreakThru Realty do for relocating employees?
Area orientation tours, home finding for purchase or lease, negotiation and transaction management, rent-then-buy support, and coordination of the departure home through a broker-to-broker referral where no relocation company is involved. The agent works within your policy and reports to the person you name on the schedule you choose.
Does BreakThru work with relocation management companies?
Yes. Where a relocation management company administers the move, BreakThru follows its procedures, forms, service levels and reporting, and the referral arrangement is set in a written broker-to-broker agreement. Relocation companies can read how the partnership works on the relocation company partners page.
Can you support a lump-sum relocation policy?
Yes. Under a lump sum the employee controls the spending, so the agent helps them set a realistic budget, weigh renting against buying, and avoid overcommitting. Reporting to the employer can still be arranged, limited to the milestones and dates the company wants to see.
How will we know how an employee’s move is progressing?
You agree the reporting with us at the start: first contact, tour dates, search and offer status, contract and closing dates, and anything that could delay the start date. Updates go to the contact you name, by email or in your own system, and personal financial details stay private.
How is employee and company information kept confidential?
Information is limited to the people working on the file, is never used for marketing, and your company is not named publicly without written permission. If you need a nondisclosure agreement, a data-handling addendum or a vendor security questionnaire, the broker of record signs and returns it before any names change hands.
Where in Florida can BreakThru support relocating employees?
Southeast Florida from Miami-Dade County north through Broward, Palm Beach, Martin and St. Lucie to Indian River County, from an office in Fort Lauderdale. That includes the business districts of Miami, Fort Lauderdale and West Palm Beach, the office parks around Boca Raton, and the quieter Treasure Coast further up the coast.
