Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

What should I know before moving from Arkansas to South Florida? Expect smaller lots near the coast, concrete block houses on slabs and insurance priced on hurricane risk, with flood coverage as a separate policy. A local agent can tour homes for you on live video, check seawalls on waterfront lots and gather quotes before your deadlines. Florida has no personal income tax, but have a CPA compare your situation, and consult a mortgage lender about financing.

A dollar in Bentonville, Rogers or Little Rock buys a brick house on a crawl space with a yard; near the South Florida coast it buys a smaller block house, a townhome or a condo, and the carrying costs change as much as the house does. BreakThru Realty represents Arkansas buyers here. Because your brokerage is already at work in Florida before you arrive, every home on your list comes with its insurance quotes, its association file and its drive times read before you decide.

How Much Should an Arkansas Household Budget to Move to Florida?

Budget modestly for the trip and generously for the twelve months after it. Two days of driving from Little Rock or Fayetteville, a motel night and a moving company’s written estimate make up the one time cost. The carrying cost is a longer list, and most of it is new to an Arkansas owner: a mortgage on a pricier house, a tax bill based on the price you paid, a windstorm policy, flood coverage when the map or the lender requires it, association dues, and lawn or pool service that never pauses for winter. No figure appears here because each line turns on the county, the roof and the building. Feed the quotes your agent collects into the Florida Home Cost Calculator alongside what you pay in Benton County or Pulaski County today, and the result describes your household instead of a national average.

Will Moving From Arkansas to Florida Shrink Your Total Bills?

Sometimes; the paycheck usually improves while the house usually costs more. Arkansas still taxes personal income, though lawmakers have been trimming the rates, and Florida has no personal income tax, so wages earned after a genuine change of domicile go further. Property tax pulls the other way. Arkansas assesses homes at a fraction of market value and grants a homestead credit, and Florida will typically tax the same house more heavily even with its homestead exemption in place. Insurance opens the widest gap: a policy written with Fayetteville hail in mind says nothing about wind coverage carrying a hurricane deductible, or a separate flood policy. We suggest pricing one Florida house against the one you own, bill by bill, with a CPA telling you what the income tax change is worth on your own returns.

Lake Weekends or a Bentonville Subdivision: Which South Florida Town Fits?

Begin with how your weekends worked. If they happened on Beaver Lake, Greers Ferry or Lake Ouachita with a boat behind the house, look at Tequesta on the Loxahatchee and the canal neighborhoods near Deerfield Beach, where the water is salt and the dock sits behind the house. If you had a newer subdivision house in Bentonville or Rogers with a yard and a bonus room, Port St. Lucie offers the closest match for the money, and Coconut Creek the townhome version nearer the Broward airports. Households from Little Rock’s older neighborhoods, Hillcrest or the Heights, often prefer Plantation’s ranch houses under old trees. The Treasure Coast gives more land and a quieter pace; Broward gives shorter drives to work and to flights. Your agent starts the shortlist in the county that matches the answer, not in the one with the most listings.

What Holds Arkansas Buyers Back, and What Does the Plan Give Them?

Usually one of five doubts, and the Florida Home Buying Plan replaces each with a written deliverable. Buyers from Conway to Bentonville tend to name the same ones: picking an area off a screen, finding costs the listing never showed, watching a better home sell while they wait at home, getting less effort than a buyer who can tour on Saturday, and trusting a brokerage on faith. Here is what each doubt gets in return.

  • An area picked off a screen: a written comparison of places that fit your budget, boat and daily drives, delivered before you see one listing
  • Costs the listing hid: a home by home cost review with wind and flood quotes for the address and the dues read from the association file
  • A better home sold while you wait: a shortlist from live listings that your named agent keeps current, with video tours of the strongest fits
  • Less effort than a local buyer: dated next steps in writing, an inspection you hear live and tours equal to what an in person buyer sees
  • Trusting on faith: a brokerage with a Florida broker of record, representation terms you sign before touring and a seller who never learns your plans

Is It Wiser to Sell in Arkansas First or Buy in Florida First?

Selling first is wiser when the Arkansas equity funds the purchase, and buying first is better when the Florida home is the scarce piece and you can carry both. Houses near the Walmart and Tyson corridors in Northwest Arkansas tend to sell on a fairly steady clock, which makes selling first less of a gamble there than in slower markets. Carrying two homes means a bridge loan or a second mortgage until the Arkansas closing, and a mortgage lender should run those numbers before you commit. Leasing here after the sale costs rent and delays homestead a year. A rent back from your buyer, or a Florida offer contingent on your sale, can split the difference, though some Florida sellers turn the contingent kind down. Your agent matches the Florida timeline to the Arkansas one and, if you need a listing agent there, can arrange the introduction between the two brokerages.

Should an Arkansas Buyer Lease in Florida for a Year First?

Lease first if the Treasure Coast versus Broward is still a coin toss; buy now if you already know the county from a summer here. A year renting near the shortlist answers questions no March visit can: the heat in August, the Interstate 95 traffic at your hours and how a street drains after an afternoon storm. The tradeoff is a year of rent, another move and a homestead exemption put off, since it requires owning and living in the home on January 1. For a Bentonville manager whose job just went remote, the lease also tests whether monthly flights back to headquarters work from the airport you picked. Your agent treats the rental search like a purchase, association approvals included, and lines the purchase up with the lease end.

Can an Arkansas Buyer Handle a Florida Purchase From Little Rock?

Yes; nearly every step can happen while you are still in Arkansas. It starts with a written buyer agreement, required in Florida before any showing since August 2024, and that covers a tour your agent shows you over live video; we read the compensation and cancellation terms with you before you sign. From there your agent narrows areas before houses, so video time goes to homes that fit, and walks each candidate room by room, then outside, then down the street. Once an offer is accepted, the inspector goes over the findings with you by phone, insurance agents quote the actual address, and the association’s budget and rules are read with you while the contract still lets you cancel. The title company can usually send closing documents to Arkansas by courier or schedule an online notary. A single trip to see the finalists is worth it if your calendar allows.

Does Arkansas Still Tax You Once You Live in Florida?

Only on Arkansas income once you are a Floridian, and on the rest only until the domicile change is real. The Department of Finance and Administration looks at the facts of where you live: the home you occupy, your license and voter card, where your family and doctors are and how the months divide. Rent from a Hot Springs house you keep, earnings from an Arkansas business or pay from an Arkansas employer can stay taxable there. Florida residency is shown with records: swap to a Florida driver license inside 30 days, move vehicle and voter registration here, sign a declaration of domicile at the clerk’s office if you want one, and seek the homestead exemption by March 1 for a home you held and lived in on January 1. A lake cabin left behind multiplies the questions. A CPA or tax adviser should map the order of steps before anything is sold.

Can You Keep a Boat Behind a South Florida House?

Yes, on canal and Intracoastal lots in many coastal neighborhoods, and the questions differ from an Arkansas lake dock. Here the dock sits behind the house on a canal, and the canal edge is held by a seawall whose age and condition rank among the biggest unknowns in a waterfront purchase, because replacing one is a major expense. Salt water works on lifts, cleats and motors every day, so upkeep is constant rather than seasonal. Where the canal sits matters as much as the house: some reach the Intracoastal and an inlet without a fixed bridge, while others sit behind bridges that limit what you can bring through. Your agent finds out which before you fall for the view, asks for the seawall’s age and any permits, puts the dock and lift into the inspection, and checks association rules on boats. Our judgment for a first waterfront purchase: price the seawall before you price the kitchen.

What Should an Arkansas Buyer Check in a Florida House or Condo?

Check for wind, water and roof age the way you once checked for hail, ice and a damp crawl space. Arkansas storms arrive in minutes; a hurricane is tracked for days, so the defense is part of the structure: impact windows and doors or a complete set of shutters, straps tying the roof to the walls and a garage door rated for wind load. Insurers ask about all of it, and a wind mitigation inspection is the document that answers them. Flood is separate coverage priced on zone and elevation, and the NFIP usually holds a new policy 30 days before it takes effect, so request the quote early. Most houses here are block on a slab without a crawl space, so the plumbing runs under the floor and the inspector looks for slab leaks. In a condo, read the file: since 2022, any building of three stories or more must complete milestone inspections and a structural integrity reserve study, and an underfunded association can bill owners a special assessment that stays with the unit.

How Hard Is It to Get Home to Arkansas From South Florida?

Plan on a full travel day with a plane change. Arkansas keeps Central time, so South Florida is an hour ahead, a detail that matters if you hold Bentonville or Little Rock office hours from here. Flights from XNA or Little Rock to the South Florida airports generally connect in Dallas, Charlotte or Atlanta, so a buyer who expects monthly trips should weigh the drive to the airport as heavily as the drive to the beach. By car it is two long days through Memphis or Jackson and along the Panhandle, workable for the move itself and impractical for a weekend. Mention regular trips home when we first talk, and your agent will rank finalists partly by their drive to the airport you will use.

Where in Florida Should an Arkansas Buyer Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
The plan is free, and requesting it commits you to nothing. You get six things: a consultation about what Florida has to do for your household, a comparison of the areas that fit, a shortlist an agent builds from live listings, an ownership cost review of your favorites, an itinerary for touring, and the buyer representation terms in writing. Fill in the form and a local agent replies within one business day, by phone or email, to set a time for the consultation.
How much will I keep by moving from Arkansas to a state without income tax?
That depends on your income, where it comes from and when your residency changes. Arkansas taxes income while Florida does not, so a difference is likely for a working household, and its size varies widely. Ask a CPA or tax adviser to work through your own returns, and weigh the result against insurance and association costs here before you count on it.
Will my money buy less house in South Florida than in Arkansas?
Near the coast, usually yes, because land is pinned between the ocean and the Everglades and lots are small. Farther inland and on the Treasure Coast, a budget stretches further: Port St. Lucie has newer houses with yards, and parts of Plantation have larger lots with older houses. Your agent shows you what the same budget buys in each so the tradeoff is visible.
What should I read in a Florida condo file before I offer?
Start with the latest milestone inspection report and the reserve study, then the current budget, a year of board minutes and any special assessment already voted. Florida’s 2022 condo law made the inspections and the study mandatory for buildings of three or more stories, and owners can be billed for repairs an association put off. Your agent requests the whole file before writing an offer.
Do I have to fly down for every showing?
No. Once we have talked through your plans and you have signed a buyer agreement, your agent screens houses for you on live video, returns to the favorites at a different time of day, keeps you on the phone through the inspection and collects an insurance quote for each address. A trip for the finalists helps if you can manage one, and the closing papers can usually be signed in Arkansas.

To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.

Should I sell in Arkansas before buying in Florida?
Sell first if a fixed budget matters more to you than avoiding a short rental and a second move. Buy first if the right Florida home is worth a few months of double carrying costs. A rent back from the Arkansas buyer, or an offer here written subject to your sale, can bridge the gap. Ask a mortgage lender what carrying both would take before you list.
